    Very nice place to stay to enjoy some days in Kandy! This place is located near the city center and temple (20 minutes walking). Rooms are spacious and well maintained. The view from the balcony is nice to admire the sunset! Service is also perfect. Breakfast is amazing. We enjoyed our stay in this place and we recommend it. PS: if you order the dinner early in the day and you finally won’t eat it, don’t forget to tell them before 5:30 pm otherwise they will charge you a bit for it. Our global feeling for that stay : very calm, enjoyable view and food, very convenient to visit Kandy, perfect !

    The villa is just amazing, very close to the lake, but in a very chill area, with a lovely garden,peaceful and light. the view is beautiful and you will see an happy family of very cute monkeys passing by every morning by the electric cables outside. We were welcomed by an elegant, super sweet lady, she cooked for us the most amazing sri Lankan breakfasts and her brownies are just the best. The rooms are beautiful and they show impeccable taste. Super good experience, strongly recommended

    We had a wonderful stay at the charming Villa 49, situated in a beautiful location. The rooms were unique and very spacious. The iconic Temple of Tooth in Kandy was within walking distance. The breakfast at Villa 49 was delicious, especially the homemade traditional hoppers and homemade jams. One of the standout features of Villa 49 was their exceptional service. The staff was incredibly attentive and accommodating, going out of their way to make our stay enjoyable. Their personalized care created an inviting and friendly atmosphere that made us feel like we were among close friends, rather than typical hotel guests. We enthusiastically recommend Villa 49 to anyone visiting Kandy.

    We had a great family time in this beautiful location. I really loved the interior and the view from the rooftop was so beautiful. The temple of tooth relic was in walking distance from the hotel. The breakfast was so delicious and the homemade jam they have is a must try. Upi (one of the staff members) was very caring and supportive. We highly recommend this place.

    Quaint, ideally placed location with a fantastic view of the city in the evening light. Shenani the gracious hostess could not have been more delightful preparing the most delicious and generous of curries. Breakfast with the homemade hopper could not have been better. Upi, her accomplice is à gentlemen you will be happy to meet who will make the visit unforgettable Warmly recommend villa 49 and these lovely people. The room situated on the top floor was as generous as the meals and well appointed. Special shout out for the pillows!

    A really nice place to stay for your days in Kandy. The host of the house is also the soul of the house and will take good care of you. We a had a very big family room with a nice view. Thank you for the stay!

    This is a great place to stay in Kandy. The location is excellent, the rooms are very comfortable and clean, and Shanani and Upi are fantastic hosts who make you feel welcome the moment you enter. We had breakfast and dinner, and both were really delicious. We can highly recommend this place! <3

    It’s such a beautiful place. We stayed for 4 days and immediately felt at home. Shanani and Upi are amazing hosts and are always there to help. Upi organized a tuktuk tour and an airport shuttle and is happy to help wherever he can. The rooms are very big and very clean. The Breakfast is great and I also recommend to ask for dinner which is just delicious. Another highlight is the roof terrace with a wonderful view. There you can enjoy the sunset or sometimes watch the monkeys play :) Highly recommended!!

    We loved the entire experience! The place it’s very beautiful, the rooms are very nice and also the garden. All the staff was very nice to us, very good breakfast and egghoppers :) they let us use the kitchen to make a very nice dinner! Thank you very much! I’ll love to come back one day ❤️

    We had a lovely stay in Villa 49. The rooms are nicely decorated and the view from the roof terrace is really beautiful. Breakfast is tasteful with fresh made hoppers and homemade jam. A special recommendation for the excellent service of the very kind owner Upi who did his upmost best to make our stay lovely.

    I recently stayed at Villa 49 in Kandy for two nights and three days and had a wonderful experience. The location of the hotel is great, as it is within walking distance of Kandy Lake and other attractions. The lady who manages the place, Shanani, was very accommodating and allowed me to check in early. She also prepared a delicious Sri Lankan vegetarian meal platter for me, which was authentic and flavorful. I also had the pleasure of trying Shanani's homemade brownies with coconut (yum!) and jams, which were the perfect balance of sweetness and tartness. The all-around helper, Upi, was always smiling and happy to help with any requests pertaining to the room, cleanliness, and serving of meals. The hotel itself is clean and fairly comfortable for a good night's rest, with free Wi-Fi and parking available. You will have to climb stairs if the room is on the second floor (not an issue for those who can). While the rooms were comfortable, they could be upgraded with newer linens and decorations. However, this is not a put-off but a suggestion for improvement. The hospitality of the staff definitely makes it worth revisiting. Overall, I had a great stay at Villa 49 and would highly recommend it to anyone visiting Kandy. The staff is friendly and accommodating, the food is delicious, and the location is convenient. Thank you, Shanani and Upi, for making my stay so enjoyable!

    If you’re planing on visiting Kandy, please don’t look any further. Villa 49 is the only place you’ll should even consider. Extreme value for money. - Top Hospitality - Very humble staff (Ask for Upi). He’s probably the kindest person I have ever met. - Good food. (Please don’t expect Lavish meals and buffets. Very limited good options. Upi makes the best pancakes and Hoppers for breakfast. Have this along with the fruit plate, juice and coffee/tea served and you should be good to go. - Great Locality. Everything is close by. I was skeptical early on when I booked this but I completely lucked out with this booking.

    Location of Villa 49 was very convenient. The place had lots of plants & was well maintained. The owner Shanani & care taker Uppi, were very friendly & took care of us very well. They were very professional yet very homely. Shanani's Sri Lankan dinner was very good. Home made dessert was amazing. Everyday we had a variety of local cuisines for breakfasts which were not only delicious but healthy too. We would definitely recommend this place for anyone visiting Kandy.

    We are a French family and had 2 rooms during 2 nights… we recommend you to stay at the villa49. Everything was fine. Location is very good ( 15/20 minutes walk from the city center), rooms are big, air conditioning works well and not noisy, food is excellent a little bit like a 5 star restaurant. Relaxing atmosphere with nice music.. Hoppers ( kind of « crepes made with rice water and cocunut milk) during the breakfirst were so delicious. We want to come back 😉

    If you are staying at Kandy, then Villa 49 should be your first option to stay at. Rooms are nice with good views, internet is very good, and food is delicious ; but by far the best thing is the staff. The staff at Villa 49 is incredibly friendly and helpful, always happy to lend a hand with whatever issue you may have. Overall a great experience!

    Great family room and we were very good taken care of! We stayed here in may 2022. Highly recommended!!! Breakfast was great, despite nationwide shortages Upi made us chocolatmilk pancakes. He took very good care of us. The owners made us feel safe, the kept in touch all the time. Diner was delicious. Wi-Fi very good. Price maybe a bit high compared to other places. Location walking distance from large children playground, that's why we choose it (closed on mondays). Also the highlights in town like the Temple are within walking distance. We liked the family room very much. Warm water, enough space. Beautiful views.

    Close to city center. Need to climb stairs to go to upper floors. Large rooms with small but nice balconies. Having small rooftop with seating. Safe surroundings. Upatissa the caretaker in service for you all the time. Some luxury for affordable price in Kandy.

    A perfect oasis in a busy city and the very anthesis of corporate hospitality. We're so glad we found this absolute gem. Owned and run by the friendly, very helpful and elegant Shanani assisted by charming, helpful and strong Upi. Rooms are large with kettle and fridge, en suite bathroom and have views over the surrounding verdant town. Most have a balcony with a couple of chairs. There is also a roof top terrace for further views. The Temple of the Tooth is 12 minutes walk or 3 mins by three wheeler - a huge advantage when most Kandy accommodation is a few kilometres outside the town. You can also walk around the lake from here and visit all the town centre attractions and shops. Home cooked food is elegant and fabulous. Sri Lankan or western fare. No menu, just a lovely discussion about what you would like to eat and is served to suit your itinerary. Most meals are taken in the tastefully decorated dining room and breakfast taken in the small garden is a delight. Very, very highly recommended.

    We were recommended this accomodation by our driver who is from Kandy and it did not disappoint! The rooms were so spacious and clean with beautiful furnishings and floor to ceiling curtains and a balcony. The shower had great pressure and hot water and the internet was strong enough for smooth video calls, with a desk too. The bed was comfortable and they have solar back up generator for the frequent power cuts in Sri Lanka. We dined here for breakfast (included) and 3 course home cooked dinner (not included but well worth the price). The dinner was so delicious we had it twice and asked for the exact same menu. You could choose from some options but we opted for a more western style with vegetable soup and chicken pasta to take a break from Sri Lankan food. So delicious! Our favourite thing was the breakfast, served out in the back garden if the weather permits. Delicious hoppers or pancakes with fresh fruit, eggs. The location was also spot on and is walkable to Kandy town and the Temple of the tooth relic within minutes. There’s nothing we can fault about this place we absolutely loved it!! Thank you!

    What a wonderful place! We absolutely loved staying here, it was set back from the main hustle & bustle by a short walk which meant we were in such a beautiful & peaceful surrounding. Upi, one of the caretakers, was an absolute gem and helped us out many times. The breakfast was really delicious with a selection of homemade jams. Highly recommend!!!

    We stayed as part of a family group of 10. Everything was perfect from the friendly welcome onwards. UPI was so helpful carrying our heavy bags up to the top floor where we had a delightful room and a roof terrace with fantastic views. Nothing was too much trouble. We had a delicious breakfast in the peaceful garden including homemade jam. Sorry to only be there one night.

    Very nice place, close to the city center. Nice rooms with everything you need. The manager and her right hand who are running it were very nice and pleasant. The rice and curry were very good :)). We loved to stay here.

    We where adviced by our driver to stay at Villa 49, and what a tip! The location and facilities are very good, but the cherry on the top of the cake was service provided by Upi, delicious breakfast and dessert and always looking out for our confort. We strongly recommend a stay here when in Kandy.
