    I almost never post negatively....it was not disclosed to us that an extremely loud and BASS STRONG nightclub operated until 3 AM, Thursday, Friday and Saturday nights. The entire space vibrated with a perpetual beat and made sleep, even with earplugs, impossible. That said, we made acquaintance with the bouncer at the door to the club who had to manage the hoards of loud and sometimes, obnoxious patrons of the nightclub Clandestino, that made it hard to get to the suites entry door. He was the only bright spot for our complete disappointment in the hotel place. He was calm, strong, and professional. A great guy!

    If I could give this place zero stars I would definitely do so. This place is terrible! There isn't anybody who works the front desk to check in with. The lobby was full of guests wondering how they were going to gain access to their rooms. Doesn't seem to have any staff onsite. We waited an hour in the lobby and not a single person helped us to our suite. There were keys scattered all over the front desk which I'm guessing were to suites? Not at all safe for guests who are staying there or planning to stay there. I would definitely avoid this place at all costs!! This place should not be able to operate. The contact number the hotel has directs you to some insurance company in Texas for heaven's sake! It's unacceptable!! Please save yourself the headache and DO NOT BOOK WITH THIS HOTEL!!

    Place was clean but everything else didn't work. Looked like they gave us the service appartment that is never used. Overall experience was bad. I have never seen worst customer service. We hadn't received any confirmation email so called reception when we arrived. Instead of looking up why, they guy only forwarded the instructions to a room that was literally in front of reception and already with people in it (meanwhile the guy at reception was talking on the phone not even caring about us). Then waited about 30 mins while the guy was again on the phone with what seemed to be friends and when I lost patience he finally just gave us the new room. Got there to find that it wasn't loft like I had booked but a full apartment. Bathroom on first floor didn't even have toilet paper nor any toilet paper handler. Master bedroom had a door that lead to the corridor with a broken handle and we clearly heard people coming in all night (like they were almost in our bedroom). Second bedroom had blinds that did not hide any light. Second day, someone again very rude bangs on the door and tells us we should've been gone by then, while we booked for 2 nights. Nobody never seemed to care about all the inconveniences and were all very rude. Do not recommend this place. The hotel has 9 apartments and they can't even keep track of who they put where.

    The condo was not clean. There were stains on the comforter and bed sheets. The floor seemed like they were never mopped. Washing machine didn't work. The power outlets in the kitchen were not working. There was a pile of garbage bags lying outside the only window in the condo and it was not a pleasant view at all. We kept our window blinds closed all the time. Only thing good was its location.

    This place was a nightmare. DO NOT STAY HERE. There is a speakeasy the hotel shares a wall with and it is SO LOUD from 11 pm- 3 am. It was filthy beyond belief, hair from past guests on the floor and wall. No one ever at reception, horrible horrible place. DO NOT BOOK.

    My Stay was ok ,excellent location in the downtown of Montreal , i stay last week just I had few points i did not like at all and I had bad experience in the end because of bad coordination so I hope you improve that!!!!🙄 first thing no body in the reception if you need help ,only 2 girls cleaners comes to cleans the rooms from 11am to 4pm and one responsable women dont have schedule and she dont have power if you have problem she need to call the manager watching machine in the room not working, they dont clean the room in your stay only after you leave, my wife she is the one who did my booking and she was not with me in this trip I was just with 1 friend from the US,the booking was in my name and my mail,in the last day I was emaling them to add extra night and they dont responds me ,they text my wife who is not with me i dont understand ,they dont see the booking of my name and my mail,then after I talk to the lady responsible finally she was there she keep texting the manger,he dont answer her in the end she said you have to leave because they have an other booking anyway its long story , and the manager call me and I ask him to stay just in the reception in the beginning he say no and when I insisted he say I will comeback to you finally he comes he say ok the other manager name Sonia will get back to you and she didnt call me all this wasting my time and he tell me you can stay in the reception, I stay seating hole night in the reception because I can not book an other hotel its expensive it was public holiday in Quebec ,anyway it was bad experience ,my friend left 1 day before because he have to come back to the US,please put somebody can fix the problems in the reception fast not wasting time waiting everytime saying I will comeback to you,sorry but I have to tell that to the people to be careful. Thank you

    I really wanted to give this place a five-star rating because the rooms we had were absolutely gorgeous, clean and comfy. The only thing we did not like is that on the second day of our stay, all our stuff was moved to another room and we got a call from the manager saying we were upgraded. That's great that we got an upgrade but I was not happy nor comfortable with the idea of someone having access to our stuff. I am glad nothing was missing but that was absolutely rude. I will not stay here in the future for this reason simply. Great rooms just beware of someone having access to your stuff and moving it without your knowledge.

    We had a wonderful stay at 438 St. François Xavier. We had 2 rooms between our family - a 2 bedroom plus 2 sofas and a two bedroom plus sofa on 2 levels. The rooms were clean and well-appointed. The sheets and towels were clean and there was enough for everyone. Kitchen was more than sufficient. Fridges and stove were clean.The location could not have been better!! We were here for the F1 and were able to walk to restaurants, stores, the Old Port, Notre Dame, the Metro and ferry. The kids loved the science center - a quick walk. The service was prompt, courteous and efficient! We had free parking -one car per room. Would stay here again in a heart beat!! Thank you Bakan crew!

    DO NOT STAY HERE. There is a club next door that plays music until 3 am and you can hear it all night. Do not give this place money. It’s a scam that to call this a hotel.

    There was no problem with the room other than the bed was a little uncomfortable. The bathroom door didn't quite latch unless you fiddled with it. The glass piece covering the shower was not big enough so water spilled out into the bathroom floor when we showered. The room appeared to be close to a night club and because we were treated to dance music every night until 3AM. When we wanted to check out and store our luggage for the day there was nobody at the reception.

    Hotel is a scam! Breached my contract and refuses to fully refund me. On January 11, 2023 at 9:10pm, I made a booking through Expedia for hotel accommodations for August 4, 2023 to August 7, 2023 at the Boutique Hotel Saint François Xavier. When booking the “buy now, pay later” option was selected. In my booking details and travel itinerary it clearly states that I would not be charged until check in on August 4, 2023. The booking was for 3 nights and after taxes, was for $1,627.92. On January 12,2023 I received a text from my credit card company indicating my balance has dropped below $100 on my card. I reviewed my account and noticed the hotel had collected the entire payment in full, 9 months early than authorized. After reaching out to Expedia, I was told this is a temporary hold. Then the transaction was posted to my account and I called the hotel. They indicated they charged me in full and that Expedia indicated to take the payment. Once my statement was issued for the billing period, it was sent to Expedia to investigate. It was confirmed the hotel was not to charge me, and the charge was outside my contract and booking details. The hotel has refused a full refund and Expedia will not provide a refund either. When making my reservation, the hotel was expectedly chosen for the “pay later” option as funds were not readily available for the trip, and I had 9 months to continue saving. The fees incurred on my credit card, interest accrued, and financial hardship this has posed due to not being able to use my credit card (and resulting in declined regular bill payments) due to being overdrawn on my card for the unauthorized charge has made my life extremely challenging. I have been without a credit card for over a month as I cannot afford to pay off this unauthorized charge. I should not have to suffer physically or financially because of deceptive advertising practices. This is in breach of my rights through the Canadian Competition act. Cancel my booking and refund me they money you had no legal right to take from me.

Apparently there’s an open door policy for anyone to walk in your room. Location is great but definitely NOT worth the $$$.
