    This place is super gross. I've taken pictures over time of how gross it is here. The turnover with management is ridiculous, and the new iteration has a condescending and incredibly rude woman who is impossible to work with. They can't keep up with who should be living here and who has gotten evicted (a squatter got by with living in a vacant unit for two months before they noticed). The ROACHES are a problem, the complex is riddled with them. We've found them in our bed. The TRASH was a huge problem. Residents were piling trash outside their doors and leave it there for days until it stains the concrete. Management didn't dispose of trash fast enough, which resulted in a RAT problem. People were constantly vandalizing the gym wherein it couldn't be used. The front gate never works because people from the place next door park (illegally) on the premises and constantly break the gate. Management gave up on fixing it. The pool gets gross during the summer (the water was green once instead of blue). Management is lax on pest control and VERY slow to respond on complaints and issues. A lot of residents just gave up and left because of the roaches and trash, and we are thinking to do the same. The pics were taken at different times between last year and this year.

    Move out update! Run away, far, far away. My place of residence has been an ongoing source of stress since I moved here. December 2023. I received a renewal notice for $2100 per month which would be funny if it wasn't insulting. The office currently has no power and I'm trying to complete my move-out, so their solution is to put my keys under a planter by the office door and they'll "let me know" when I can complete my final walkthrough. The office staff will spend 15 minutes raising their voices andaking excuses instead of fixing your problem. When a resident is upset and needs help, the thing to do is not to berate them and continue to make excuses. The complex was bought by a government agency (although that didn't keep them from raising the rent to astronomical levels) so the office hours are 9-4, Monday through Friday. You have to take off work if you need to go into the office. It's ridiculous and, again, insulting. Ongoing rat problem, including while I was moving out. The solution is to put poison in the walls so I had a giant rat crawl out and die in my kitchen. The people who live here continue to act like the place is their personal dumpster. Trash everywhere, on all the walking paths, and all over parking lots and common spaces. Maintenance and office staff can do their best, but there is only so much improvement to be made if the residents continue to act like feral animals. ------ 12 months with no working HVAC (June 2020-July 2021). Finally fixed after I called the county and reported to Fair Housing. It took a full month to get a rat problem addressed and dealt with, and it's no wonder because the rats are partying in the constant garbage piles. I see them running around when I arrive home at night. Pest control just does not show up so there are severe roach infestation issues. I have paid $120 this year for pest control that hasn't been administered since I moved in in June 2021, and the fee is now going up to $15/month. There are piles of trash constantly (this is as much the residents as the management, but the fact remains). Maintenance spends fully half their time dealing with the trash issues. The maintenance staff are doing their best in a completely untenable situation, but the property management company is criminally negligent. See above paragraph about not having working air conditioning for two Georgia summers. I'm not the only one experiencing this issue either. Dozens of ac units all went out at the same time because the management failed to perform upkeep, and there are dozens of apartments without working air conditioning in 90-100 degree heat, for months on end. Speaking of the other residents, there appear to be a lot of feral people living here. The clubhouse, gym, gates, and pool area are vandalized regularly. There are apartments full of furniture and garbage dumped frequently. It's embarrassing to have people over because of the garbage. The photos depict a situation that is not uncommon here. Mailbox doors are broken and standing open for months resulting in stolen mail and packages and me having to pay $250 to rent a box at UPS so my mail can be secure. This is in addition to the $60/year I pay to this complex for "package acceptance." My rent went up 15% ($240) after all of these issues and I am still here because there is nowhere else to go. Run if you can, as fast as you can, away from this place. I can't wait to read the laughable response the management company will write to this review. Lemme get my popcorn.

    Outstanding Staff I am looking to relocate to Georgia for my retirement. I was driving around and saw this property and went in. From the front desk to the assistant manager to the property manager Ms. M. Hancock everyone was so professional and welcomed me. Ms. Hancock answered all the questions I was able to think of and she is so knowledgeable. I have looked at several properties and feel that I will be going back to this property because it felt just right for me. I am a retired Correctional Medical Technician from Jersey and I will be happy to be a tenant where Ms. Hancock and her staff are. I wish more businesses were like this staff.     Cons: I feel like everything is falling apart. Dishwasher doesn’t work, almost all the drawers are broke, shelving racks are coming out of wall, my toilet randomly flushes and wakes me up at night, there is zero water pressure in my bathroom shower and I pay 120 a month for water/sewage, floor boards are coming up, there’s a hole in the wall underneath the sink, there is always trash on the property, and we have to sweep the tennis court anytime we want to play. The pool has not been open in a year now. The gym was closed for 3 months during the winter and it is always dirty and it has no air. My heating bill was over 300 dollars a month over the winter bc they never properly fixed it. Also, there is mold growing in the wall. I’ve had a terrible experience at this apartment. Pros: location is good: ; it’s a quiet neighborhood when there are no squatters living above you/ The air works well. It’s very roomy inside the apartments.

    This apartment started off decent… I’ve lived here through 2 winters and every year roaches fill the apartments during the cold months. Not only that but the trash is absolutely disgusting. I walked over to throw out some trash just now and about 30 rats ran out from underneath piles of other trash. Truly disappointed that I have to pay a trash fee every month. My rent has also been charged to the wrong apartment 3 months in a row and they have sent an eviction notice after it was already paid..

    Save yourself some hassle and stress and go elsewhere! Wish I could give negative rating! I moved in Feb this year and everything is broken just looks nice from the outside but thats it! The water heater is broken and I have to call maintanance every 3 days to come and fix it! They fix it and 3 days later the water stops working again!!! There were instances i found chewed ramen on the kitchen floor upon further investigation I realized that there were small holes behind appliances and rats were entering the apartment! Made multiple complaints and requests to come fix it and nothing until I called code enforcement! Plumbing is horrible! The oven stops working without a warning same with the dishwasher! The dryer did not work for the initial 45 days i moved and when called i was told it is not a priority! Yeah right drying my clothes after washing isn't a priority I guess! And my goodness the attitude of lease office staff before moving in and after you have moved is totally different! And everyday it is some issue or the other! Most of the wall sockets needed to be replaced too! And so many things i can even fit in this review!

    Don’t move here if you want to have working AC/Heat (mine has been down for months despite multiple calls and service requests). Don’t move here unless you like bugs/roaches. Don’t move here if you want a leasing office that is respectful and easy to deal with. Don’t move here unless you want trash piled up in the streets. Hope this can help someone avoid the same mistake I made.

    The place is really expensive.. for what? Bugs on bugs on bugs! I ended up having to throw away a decent bit of my expensive furniture because I wouldn’t dare bring that to a new place. I’m glad to be gone

    I hope this reaches the upper management team. First, Ms. Monica is an absolute pleasure to work with. I have noticed a major difference in the appearance of the property.     DO NOT MOVE HERE!!!!!! Where do I start? I moved in last August and moved out this August. Living there was one of the worst experiences that I have ever had. When I moved in, the apartment was filthy. The floors were filled with dust and dead bugs on the ground. The kitchen was disgusting, the previous tenant must have not cleaned it and the apartment complex just didn’t care. There were cracks in the walls, in the showers, and it was just not a good place for the amount of money I was paying each month. Within a month of moving there, roaches started appearing. I have never seen that many in my life. I consider myself to be a clean person, but if others in the complex aren’t, then this happens. It got to the point where I was constantly looking around me. I was very paranoid. I ended up buying some products to get rid of them and it helped! By the end of my stay there I saw less and less. Besides the roaches. There were tons of spiders that would get in as well as other insects. I blame the sliding doors for not having enough protection. As if this wasn’t bad enough, there was an animal in my walls for months! I contacted pest control and they said there was a hole in the outer wall. Nothing was done about this. The animal would make so much noise at night and early morning that it disrupted my sleep. Now, if this isn’t enough to convince you, let me share two other horrible experiences. In January, I walked outside to the parking lot to find that my tires had been taken. The complex said they couldn’t do anything about it and that they weren’t sure if there were any cameras pointed at the parking lot. I know for sure that I am not the only one who this has happened to. The gate was never working during my time there. There is no security whatsoever. During the summer, I traveled out of state. I told the complex multiple times. When I can back in late July, I found that my lock had been changed without my knowledge. They told me there had been an inspection from the state and since I wasn’t there they had to break the lock. The only was that I was able to get in to the apartment was through a window that had been left open. Left open by who? Not me! The apartment complex has no idea who left it open or why. When I got in, I was surprised to find my apartment ransacked. Someone got into my apartment and went through everything. They left such a disgusting disaster in the kitchen and stole a few of my items. Luckily there was nothing of value stolen, but it left me feeling so vulnerable and traumatized. Please reconsider moving into this apartment complex. For your own safety and sanity. No place is worth this much stress. I will try to leave some pictures of my car, bugs, and when my apartment was broken into. One thing I will say is that the office staff are very kind ladies. They tried to comfort me during this situation and I can understand that there is only so little that they can do.

    If I could give 0 stars, I would. I would not recommend moving to The Avenues no matter how desperate you are for housing. I moved out due to financial hardship in June. It is now November and I still have not seen my security deposit and I cannot get anyone to answer the phone or return a call. It has been nothing but a headache trying to get this buttoned up and it seems like no one cares. Save yourself the hassle of fighting for the bare minimum and look somewhere else.

    Moving out here to this complex was the best thing I’ve did, when I say dealing with Mrs. Monica was the best experience ever. It has been the best. She makes sure whatever you need gets done asap. One thing for sure Monica will make sure your home is comfortable enough for you no matter what the issues are. The respect that she has alone for others is just top tier. Honestly, when I found out that she became the supervisor of the complex was the best thing ever. She does her job with no hesitation. Never once have I ever had an issue about my apt because she be on point. Out of all the property managers I dealt with she is the best. If anyone ever ask me who I recommend I will always recommend Monica. To those who think other wise should be shame because in my opinion it gets no better than her. Period. Thank you Mrs Monica for the great experience living on your property. You’re the best I’ll tell you that anytime.

    I had the greatest experience moving in to this place Three months ago it is the best place that I've lived in since moving to Georgia. It has access to everything. I don't even need a car to live here. It is very clean. The people in the office are great and the maintenance staff is tremendous. I am very happy here!!
