    DO NOT STAY HERE!! I was able to get out of my lease. If anybody needs to get out just THREATEN WOTH LITIGATION. They will immediately let you leave. Don’t stay if you don’t have to! I am currently on my 7th day without hot water. I've called and emailed multiple time trying to get an update but nothing. Do not waste your time even thinking about this place. They are only here to steal your money. In the two months that I have been here I have had at least 2 weeks without hot water. I will be breaking my lease and suing for my money back. If you want a horrible apartment experience then go ahead and waste your money here. EDIT: they pretend to respond to these comments but do absolutely Otho g about it. Do not be tricked! they are not actually fixing any problems. Any 5 stars reviews are all employees that’s work there or are being paid by MAXX properties

    All of these reviews are true when they say the leasing office is impossible to get ahold of. We struggled so hard to get our leasing agent to respond to us, and she caused us to have to rent a storage unit to store our things because we didn’t have any communication about when we could come see the unit and sign our lease. Finally, she got back to us, and we showed up at our would be apartment for the viewing and to sign the lease. Upon arriving, we were extremely disappointed. The place wasn’t clean and there were still several repairs to be done, including installing the towel rack in the bathroom, which was just laying across the toilet seat. The biggest no-go for us though was that the dishwasher was broken and had standing brown water in it, there were cockroaches crawling around under the kitchen sink, and the back wall in the kitchen sink cabinet was covered in black mold. We informed the agent of these issues, including sending her pictures, and told her that we would not be signing and wanted our holding deposit back, which she said would be refunded to us within three business days. It’s now been 19 business days. I’ve emailed her twice and called and have not received any kind of response. Just do yourself a favor and look somewhere else. Don’t move here.

    Seems like they continue to go through staff.. Every time there is an issue we are talking to someone completely different. And when i say issues here are a small list of the many problems this place has; Plumbing, Dishwasher, laundry rooms constantly closed and in maintenance, mold, ants, roaches, they can't even get people in here to line the tub to the wall correctly, carpet not fully installed. When I went to move into to my two bedroom they say they told me i could get my keys we showed up and they said it wasn't done yet. Mind you i signed the lease for it 3 weeks prior and they told me they would have it ready. 3 WEEKS. We tell them we need them, we had everything in moving trucks like??? When we finally get the keys the apartment is trashed, half done at minimum. And don't get me started on how much rent actually is after everything's said and done. I over pay for literally nothing. When my lease is up i'm out. And who ever Erin is at the office she is terrible to get any information from, she cuts you off and makes things out to be the people who live here's fault. Maybe they should focus on hiring people who actually give a damn about there job.

    This is how the pool looks. Rent increase of 400$ a month for 2023 with no warning despite nothing being fixed.. Don't rent here I will be moving soon.

    Boy people avoid this place like the plague! Moved in beginning of July. Day of move in my unit I was supposed to of moved into was full of trash and mold. No one was there and couldn't get into contact with them. I eventually find out that they moved my unit. Should of known this was just the start. They flat out lied to me when signed lease! Said garages were available and I could fill out app for one when move in. Well moved in and guess what no garages! Can't ever get ahold of anyone on property or in leasing office. While I lived there numerous issues with no hot water, dishwasher leaked when used it, plumbing didn't even work in bathroom when moved in. Decided after 7 months to get out early. They made it almost impossible to break lease and to top it all off when I finally was able to give them the keys they said they had no record of my break lease. Good thing I had a copy of it. Place is run by slum lords who don't care at all. Don't ever move here!!!! Wish Google would let me rate 0 stars. Believe the reviews ppl!!!

    living here since june. today is the 8th time my hot water and heating have just quit working. i have to leave my own home that i overpay for just to shower. the leasing office will never answer you unless it’s something that will benefit them. i have backlogged emails that were never answered for months. charged late fees when i wasn’t late, and there is what looks to be the beginning of mold on the bathroom ceiling. this place is an absolute joke. can’t wait until my lease is up.

    Live anywhere else. Not fit for humans. Poison water in the pool and everything else is just as bad. Disgusting. Where’s the housing authority with this kind of filth.

    Simply put .. how can you justify a rent increase? People are having a hard time finding places to live in this state already and you are increasing the rent on an apartment complex that is poorly maintained ,poorly managed and often times unsafe. Police are here often ( not often enough to stop the addicts spun out in the laundry room though ). Seriously , look at your online ratings , ask people that live here how they like it . Explain yourselves how you can demand more money for this !!

    This place is not worthy of a 1/16th star rating. You will find better management from a 16 year old working at Burger King just down the road. I URGE YOU TO AVOID ANY AND ALL MAXX PROPERTIES AT ALL COST. They literally have a 1.3 star rating on Google, and all the properties the own have very similar ratings. That should be all you need to know. We are currently without heat or hot water for the third day in a row. The temperatures have been in the negatives for every day the heat/hot water has been out. There has been no mention of compensation of a hotel room or anything. But don’t worry, they gave us a space heater big enough to keep a college dormitory warm at best, and “they are sorry about the inconvenience.” I wish I had the time and space to truly elaborate about how god awful this place really is, but it would turn into a short story rather quickly. Save your money, time and mental health and find a place that isn’t owned by Maxx Properties. After reading this, and you decide to move in, Godspeed.

    These apartments are worse than trash there has been mold in my bathroom wall, for almost two years and now all of building 12 has no hot water, no heat. And maintenance does not fulfill any work orders. There are children, old folks and disabled adults that have had no water no heat since Wednesday. This apartment needs new management and new maintenance or needs to be no longer in business.

    WTAF! The pool is starting to smell really bad with the green stagnant water!!!! UPDATE! I called to complain and you hung up on me. Now the pool is covered for the winter? ALL residents should demand a discount on rent because BOTH pools NEVER opened this summer.

    This has been a challenging place to live for the various following reasons: Recently we've had our plates on our vehicle stolen, someone tried to break into our vehicle as well. I realize this is well beyond the control of office management but has been a difficult situation to cope with. The muslim neighbor children above us throw their toys and also chewed up food and trash into our enclosed yard area and then come in and out of the yard to retrieve the toys like it is their yard! This happens on a daily basis mind you! We have tried to be cordial and ask them kindly not do so and I understand that this is beyond the control of the office management; other than maybe talking to them or giving them a written notice of cleanliness. This is another example of frustrating situations. There are positive notes however and they are as follows: I will say the app to use the laundry facilities is convenient and intuitive. It is very nice to live close to E.B Rains Park. Recently we had to deal with a flooded apartment and our maintenance man has been extremely helpful, providing dollys for moving, a temporary storage facility and communicating updates regularly and the apartments provided motel stays for the time we were out of the apartment. We are very grateful for this in such a trying time. For that alone I am increasing my review rating. The only complaint that I have is that they utilized the old carpet instead of replacing it. This can cause mold and bacteria build up that can be detremental to our family's health. I will continue to monitor mold detection levels on a weekly basis and work with them on this matter and update as needed. Unfortunately on a corporate level and property ownership level they don't care at all about you or any of your health concerns and will continually ghost you even when legal action has been threatened, Jessica Becker particularly. She is non existent in this entire affair even though it was put in as an emergency situation. We are very lucky to at least have a competent and caring maintenance man and for that we are blessed. If not for this individual I would rate this apartment complex a much worse rating.

    One of the worst experiences I’ve ever had in my life, so they messed up on my application and running my information then lied he said that I was the one that did it still took my $140 holding fee then told me they did mess up but I couldn’t reapply because the mistake they made. It would’ve been fine if they just use honesty and integrity to run their business. Very unprofessional.

    I'm writing this review to warn any future tenant that decides to rent an apartment in this place. PLEASE SAVE YOUR MONEY AND LOOK SOMEWHERE ELSE.... My wife and I have been here almost 9 years and we're moving in about two weeks this place will not get better... The manager will smile and be pleasant to you, but once you're moved in everything changes. The maintenance supervisor is very rude and a thief. Our neighbor across from us moved out a few months back, because the maintenance supervisor came into her apartment to do maintenance and she told us he stole jewelry and some silver coins she was saving to give to her grandchildren. She said those coins were in a specific place and when she came back from out of town they were gone she said she looked in that place cause she had another coin to add and they were all missing she didn't want to believe that it was the maintenance supervisor but he was the only one with the keys. She said she went to the manager and she said my maintenance is not a thief and I told her yes he is!!! That's not the worst part. Just try and get something fixed in your apartment it takes months actually we have been waiting over a year to get our plumbing fixed properly and now they won't even respond to a request to get it fixed. Look all I'm saying things don't always seem like they appear so if you read this review and still rent a unit there hahaha I guess it will be a lesson learned. They are terrible with their tenants. Extremely rude to the people that actually pay their salaries. Well if anything I hope this helps at least one future tenant. I believe if nothing has changed in 9 years then it's pretty much a pattern that will continue to exist. One more thing if Google reviews had negative star ratings these people and the place would be a prime candidate. Okay thanks for reading my review and good luck. There's some pictures and videos I have posted as well and Yes that's black mold!!!! They said ohh that's not black mold and if it's in this building number 2 then it's in every one of these buildings here. Last time I checked Black Mold is a Health Hazard ask any inspector but what do I know I've only worked in Construction for over 25 years. Believe folks this is building 2 and the unit number is 203. I'm sure whoever does your investing isn't very good at their job. They lie about everything so why not lie about this. What a joke well Mimi I hope you sleep good at night knowing you treat your tenants this way. One more thing folks she's NOT THE OWNER SHE'S THE CURRENT MANAGER. THE OWNERS ARE INVESTORS NOT JUST ONE PERSON. OF COURSE SHE'S GONNA TRY AND CLEAN UP ALL THESE NEGATIVE THINGS I SAID AND IF YOU STILL DECIDE TO RENT HERE THEN I'M SURE IT WILL BE A LESSON LEARNED.     This is my first time getting my own apartment and it’s been such a wonderful experience. Erin Williams the leasing manager has helped me so much and has been there to provide information and all my inquiries. Really do recommend to lease an apartment here.

    Staff have always been friendly from the office to maintenance have had to talk to them on a few occasions can't say I've really had a problem. I have lived here a while just transferred to a larger unit and can say they have been working the last few months to address issues we have had and have done a good job. I have liked it here or I wouldn't have stayed.

    Erin Williams has been fantastic. I had a problem with my unit and tried to handle it myself with no luck only to approach her and be surprised that she was immediately on the case and on my side. Within just half an hour she got results I desperately needed and I'm hoping that everything continues to go well. She was friendly, professional, supportive, clear and concise, and went into detail explaining the wording of the lease and protecting my personal information. She even pointed out the efforts being made by the apartments to beautify and improve their image and make it a nicer place to live in. Such as the new parking lots, the new trees, etc.

    Love their open door policy, Mimi and Christian did an excellent job of moving me in. I felt like part of a family, the welcoming was very warm. The apartment was clean everything work, complex itself is clean and quiet. The neighbors are respectful. Over all I enjoy it.

    Today has been the greatest experience working with Erin in the office! Working with the previous Manager was horrible because she told me she'd help with several things, then found out several months later after she got let go that she did none of it! Erin has helped me to straighten out everything that the previous manager said she did! Thank you beyond words Erin!!!
