    My friend and I moved in here just over a year ago. In the beginning we loved the apartment we were excited to see a gym and a pool. We were notified that there was construction going on the other side of us. But didn’t really have an idea of what that entailed. They gave us a notice to which was super time sensitive in starting renovations. Now just keep in mind. We moved in May 2021 we had seen that they weren’t even finished the construction of the balcony’s on the other side. Then receiving the notice in November to say that the construction will be lasting only several months also the landlord or admin had told us that the Reno’s would be starting for us in March 2022. Instead we received a noticed on our door Friday in November stating that our balcony will need to be cleared by Monday. Both of us work in healthcare and work shift work….. The admin or landlord had given us such a hard time with offering us a free or even a deal on a storage unit as we don’t have enough space. We have yet to have our balcony’s back. This is a joke. They haven’t yet finished a building but instead the construction workers have now started on all the other buildings… In the notice they stated we need to keep our blinds closed… our windows closed.. and no AC units for the summer because they won’t replace them if they get damaged by the construction. We have yet to open our windows and we still have a massive amount of disgusting dust on all of our things. The smell of fuel. The washers and dryers in this building are revolting I had to make serval work orders for them to clean them. Or even fix the dryers because we are spending almost double on our loads of laundry to just have our clothes dry. This place has been a pain in the butt this whole year and I have nothing but complaints. Even the amenities..the pool they say they have has no hours of operation because they make up their own hours.

    DO NOT EVER MOVE HERE! This is the worst place I have ever lived. If you have any issues better deal with it yourself, management does nothing to handle any problems. Most other people in the building have 0 respect for others or shared spaces. Laundry will make you broke and won't even clean your clothes properly. I've lived here 6 months and only used it twice because of how awful it is. I've never lived in a building where you pay extra for parking and they don't plow your spot. Smells like smoke constantly. I have 0 positive things to say about any of my time here and can not wait to leave and never give them another penny. Go rent literally anywhere else. At the time this was the only place available I could find on short notice and I wish I stayed renting hotels till I found a different place. DO NOT COME HERE!!!

    Site administrator tried to illegally convert my last month's rent into a security deposit. In addition, they initially refused to cancel a non-binding parking agreement (citing that they require at least 30 days notice) and return overdrawn funds. Upon moving out, the administrator refused to return miscellaneous key/fob/card deposits and falsely claimed damage to the unit's countertops (see attached images). Action was only taken after I threatened to contact the RHEU with documentation. It was a very pleasant place to live though, with timely and communicative maintenance staff. An overall good place to live, but be sure to document everything and be aware of your rights as a tenant. EDIT: It's now 6 weeks after my move-out date, and 3 weeks after CLV said they would return my deposits. I have yet to receive any funds from them.

    I have been living at this location for over 4 years now. For the most part our needs are met with this building. However for the last two year we have had almost no access to our balcony and it has greatly impacted our opinion of this building. Renovation started and have proceeded at a snails pace with often no workers showing up at all to complete the work needing to be done. Last week they gave us a notice that work was to be done on a Saturday further inconveniencing our privacy only to lay down one bead of caulking that was a total of 4 feet in length and then again this week we get the same notice not to mention they have already significantly damage my new railing that was installed. Very disappointed with the pace of construction/ the construction company itself and the reaction of management. Covid is not an excuse as this was exterior work and I have literally witnessed the construction (to completion) of a 9 story apartment building close by. If anyone in management is surprised by this it can all be traced back to your overall lack of communicating delays and expected completion of the project.

    Great on site manager and service workers overall. The recent construction has been very long. Yes it is disturbing and some kind of compensation would be good for losing balconies for the entire season. But that’s it. My worry is some(more than just one!) of the reviews here and things I hear from friends that moved out. They seem to have an unreasonable way of assessing regular wear and tear. Cheap materials deteriorate even with regular, careful use. This is not the tenant’s fault. You can not charge the tenant for regular maintenance and upkeep of the unit. I do hope that they take a second look at their policies to make sure they are fair, and legal. They are becoming famous for causing headaches after the move. Again, they are close to perfect during tenancy so I truly hope they improve on this.

    I have been living here for a year now. We initially started in the one bedroom apartment and because of the peace of mind, ease of rental application, the clean and safe amenities, response to service request. We have never had any issue with tliving here, we decided to move to the two bedroom of the same building. I didnt have any issues moving into the two bedroom apartment because it was all clean and ready to live. I love all the administrators here very friendly and willing to answer question. I am glad our friend referred us to this building here. Thank you to Clv group.

    I have been living in one of these building for 8 months now. On our moving day they were not done cleaning the apartment even they have been informed that we were moving in on that day. While we were bringing our stuff in the apartment, someone was cleaning at the same time. It was really not convenient. Second thing you have to be aware of there is no privacy in the apartment. You can hear your neighbours conversation. I know that its not that my neighbours are loud or they make a lot of noise, its just that the walls are like thin paper.Its really not sound proof. You hear every little noise and it is not pleasant on the day to day life. Other than that the buildings are really clean and well maintained. There is staff present to help you out no matter the day and time, if you are experiencing issues. I echo the other comments relating the toilets

    Just amazing place to live. It has gym, laundry, media room, storage and, etc. Also, the manager is quite professional. I enjoyed since I rented an apartment here.

    Really great place to live! Rented a unit in 2450 for a year (july 2021 to august 2022) and had a really positive experience. It was extremely clean on our move in day and organization for reserving elevator, key pick up was great. The building is well maintained, as well as the amenities (laundry room, pool, gym). We did have an issue with ants in the summer, but sharlene and gerry (building manager) were able to get it sorted. It had to be sprayed a few times but when that didn't work a professional exterminator came in. Repair requests are made online and they will be there the next day! Great communication for management. The only real downside is the construction that has been going on for a while. Access to the balcony has been restricted and working from home is difficult with loud noises. Although the side of the building that is almost complete looks great!

    My boyfriend and I lived here for about a year. Decent neighbourhood and amenities close by. Only a few complains we had. Upon moving in the elevator was not set on service and we had to wait at least 30 minutes before the employee was able to put it on service only because it was a weekday and before 4pm. When we moved out, it was on a Saturday and they had double booked the elevator, resulting in having to call at least 2 people to get the number for someone from the actual building to help us…. 1 hour and a half later we were able to use the elevator (yes we had to wait until the other family was finished.) Which made an stressful day even worse! My car was broken into and I was robbed, there are no security cameras on the top deck and for that reason I was not able to get compensation from insurance. And lastly we moved out August 31, I had to email and remind them September 30 that we have not received our deposit back. October 16 we received the cheque in the mail. Not much help when it came to questions, this was my first experience in Ottawa and I was disappointed. As long as you do not have to deal with Admin you will have a pleasant stay.

    Nathan Rehner was absolutely amazing in helping us make the transition to a new place we can now call home, literally God sent! Everything went well by the grace of God and I wanna thank Nathan for all his help, from answering all our questions and concerns to assuring us that we would indeed one day call Avalon park our place.

    It used to be a great apartment, but within the last year it has really gone downhill. The common areas are dirty, the new tenants have no respect for anyone else, the laundry area is always covered in dog hair, grass clippings or sand. Half the units are broken constantly. It seems like once every few months someone will park in my assigned parking spot. It seems most of the good tenants moved away once construction really ramped up, and now you just have disrespectful people in the building. You can never get hold of administration either. I called three lines and not once was the phone answered. This was at 2pm on a Tuesday. Anyways, glad to be out of this apartment. The units were nice, but the atmosphere has gone downhill.
