    We had a great experience here. Others reviews are unrealistic. The 2 rooms we had were clean and comfortable. The hotel is indeed renovated, just with old style carpets and decor. It adds a nostalgic feel to this New England hotel. The front desk and staff were very accommodating. The location is a bonus as they have a restaurant next door, a liquor and convenient store across the street and tractor trailer parking.

    Staff rude. Pool dirty. Also no heat in pool even though it states heated pool. Not good for money at all. Carpets wet and sloshy in hallways on bottom floor. Breakfast was old coffee and cookies. No real cream. And no utensils for sugar. Sugar container dirty. All in all horrible stay. This was my first time being here and my last.Filthy and very dated.

    We stayed for three nights for our uncle's memorial services in the area. The room was a modest size but fine for two adults. When we arrived, the toilet seat was loose but maintenance quickly came down and fixed it. One light was out and the comforter had a funky smell but housekeeping changed it at our request. The shower was great. Check-in was easy and the room was serviced daily. They accommodated our extra pillow request. It was quiet at night but in the morning, our room phone rang randomly with noone on the other end. We hope housekeeping got our tip!

    BEWARE: Expected an inn but got an overpriced motel instead. Ruined my rest while on vacation as I hated the thought of going back to sleep in a questionably clean room with the smell of years of smoking despite signs that say non-smoking rooms. I was afraid to breath in that place and thought the bathroom will be safe since they must use Clorox to clean. Well the smell in there was more urine than smoke, everything seemed "cleaned" so maybe they used urine smelling cleaners? Bathroom faucet had rust, hair dryer had tons of lint/dust (needless to say I never used it) microwave was broken, wall outlet was loose (scary) and to top it off there was a hole on the comforter. After semi inspecting it praying it would be safe to get on, and seeing no bedbugs or bites on my body the day after sleeping ON the comforter, i decided not to ask them to change it since it was "safe". I thought after housekeeping passed by they would change it since I forgot to tell them not to, but to my wonderful surprise either 1. she's not doing her job 2. I was super lucky to get 2 comforters with holes in them or 3. they don't change sheets/comforters????? To me all options are unacceptable and disgusting. I'm not the cleanest person or ask for rich people treatment, but this was a horrifying experience for the price and painful since the mattress was spring which hurt all my bones. The receptionist said something that I never understood if our room got changed for some odd reason despite having booked it weeks ago and we got one of the better rooms or to my awesome luck I got one of the worst rooms. I felt like getting my money back but decided to opt for the less stressful option because Iwould have fought someone and just wrote the review they deserve. The only people I recommend this to is homeless people, hookers, truckers and the drunks from the bar across.

    Dated motel/ hotel. With serious lack of handicapped aids like handles at doorways with step up or down. Outside seating in designated smoking areas.no elevator at all. Upcharge for handicap room. Polite and helpful staff. Auto door closers. Too strong on some doors and may be difficult for elderly and children to open or close. And get through safely. Electric heat smells like burning hair dryer. Signs of lacking maintenance everywhere.

    I was looking for an affordable place near Fall River and found this hotel. I was pleasantly surprised and how convenient the location really is. It's 10 minutes from Fall River and a half hour to the RI coast. The rooms are clean, comfortable and up to date. Yes there are 80s remnants like the carpet design but overall the remodel is really nice. Didn't check out the pool. The Lee River is literally right next to the hotel and the view is great. Also the restaurant next door is really good. The people at the desk are friendly and welcoming. Definitely would stay again

    From the moment I arrived, I loved it. The staff was great. Rooms were clean and spacious with a microwave, coffee maker, fridge, plenty of towels and pillows. The pool was beautiful and indoor with no walking outdoors to access. I stayed here for an event in Newport. It was a 45 minute drive to Newport but from talking to other people staying in Newport, I assure you this was the better deal!! They were paying at least three times more for way less. There was even a restaurant in the same parking lot. I did not go there but I think it may be only lunch and dinner. The heater / ac worked exceptionally well. I only used the heater to dry some clothes but there is a washer/dryer on premises too.

    If you can get a room with a balcony I highly recommend it. The inlet is feed by the ocean so it is constantly changing in appearance. The location of the hotel was perfect for our needs. Next door is a family friendly restaurant. The pool is only 4 feet deep so our 8 year old was in heaven being able to touch the bottom everywhere in the pool. We will definitely be back.

    We ended my sons birthday here. They have a big yard with a small playground and a basketball court that sits over a big beautiful lake. The customer service was great, they extended pool hours for us and the kids loved it. We'll be back!

    Reading the views I had mixed thoughts about booking here but decided to try it out. I was pleasantly surprised to find that the negative reviews did not describe any of my experience. I did not go to the pool which I had initially planned on so can’t speak on that and the reviews I saw. However the room was affordable and nice + desk staff is nice and personable

    It's clean enough. The bed itself is comfortable, but they need to replace the pillows because they've seen better days. This is good for short stay and that's it. There are more high quality hotels in the area at the same price so just beware of that.

    It's an older hotel, been around since I was a kid. Needs some renovating, but the room was clean, bathroom and shower was clean, linens were clean and crisp, beds were comfortable, AC worked, fridge worked. For what we needed it was the most affordable. We were there to visit family, so all we needed was a place to sleep and shower. Stayed there 3 or 4 times now and will probably stay again.

    I'm local to this hotel, stayed here for a night while there was an issue at my house. The rooms have been renovated and are really spacious, and the bed is really stiff but not uncomfortable. Pillows were super fluffy and awesome! There's definitely a constant smell of cigarette smoke, so if you're a nonsmoker beware, even in the non smoking rooms. The hotel was relatively quiet, there were a few younger adults there in the pool but they were quiet as the night went on. Definitely a great value for the price and I wouldn't hesitate to stay there again.

    Booked the 1BR King Suite with balcony and river view. Beautiful view! Two separate balconies — one off the living room, one off the bedroom. Hotel was quiet and in a great location right off the highway. Everything needed was close — grocery store, gas station, gym, Dunkin. It’s just a very old hotel with an old grandma-type of decor. However, it was very affordable, especially since MA in the summer is so expensive. Would definitely stay there again!

    The staff is exceptional. The rooms are okay. Be nice if the carpets work on and if someone does come in with pets that the comforters and everything be changed otherwise. Great view. Quiet clean again. Just got to get rid of the carpets when you allow pets. I will be back for the kindness, the patio and the views

    The staff was very friendly and location was great! Housekeeping was very attentive. Only suggestion I would make is to upgrade the rooms a bit and softer queen mattresses. The king river view was cozy and comfortable.

    I stayed here for 12 days(work related), the room was perfect, quite and relaxing. Over the course of my stay I had multiple interactions with the hotel manager Neil, and front desk attendant Melissa. Every conversation and request was met with professionalism and a genuine concern to ensure that I was happy with my visit.

    Room hadn't been vacuumed prior to our arrival, otherwise clean so not a big deal. Screen door to patio was removed and sitting on the patio when we arrived. I reinstalled the door. Many outlets in the room didn't work. Overall room was in disrepair, but bedding and furniture were satisfactory. Door lock was malfunctioning and required staff to open door for us each time. Multiple remade keycards failed to let us in the room, though would let us in the building. Heat/ac mostly unusable. Knob was broken and didn't appear to be set to what it was pointing at. Luckily, ambient temperature at night was ideal for sleeping. Staff was incredibly responsive, helpful and understanding. Despite issues, we plan on staying again.

    We stayed here for a little trip. The worker “Melissa” gets 5 stars from us! She helped us in many ways and we thank her so much for that! She was very friendly and helpful! Melissa, thank you lots!! However, the quality of the rooms were decent. Not too bad, not too good. You get what you pay for, it’s cheap so it’s not gonna be the absolute best hotel. I would recommend this hotel for people who are under 21 as this is a 18+ hotel so you don’t have to be 21. It’s only 1hour away from Boston and very easy parking here as Boston You can’t park ANYWHERE! Again, 5 stars to Melissa, I hope she grows with the company!

    Melissa was great when we arrived. The first room we were given had a few issues so I went down to let her know and she changed our room with no problems. The only main issue I had was my service dog was not allowed in the back building or on the second floor. This was due to the manager not knowing the laws about service animals.

    Our moving truck was delayed and we needed a place to stay overnight. The first room they gave us had obviously been smoked in so we let them know and they promptly moved us to another room. The place is in need of some TLC and updating some basics like towels (they were scratchy and stiff). The AC took forever to cool the room. Overall it seemed clean but definitely not worth $130/night. The staff is friendly and accommodating. Thank you.

    Only 1 star cause I can’t make it 0. Everything started off great. Staff SEEMED very nice. However we realized that one of our rooms were over charged. We were told that because we were under 21(even though the persons who’s name the room was under was 18) we couldn’t get a room. The woman told us that she would lie so we could get the room but didn’t tell us she was gonna charge us extra. We assumed that she charged us extra because she was letting us get the room. The next morning we asked a different staff member how old you had to be to get a room and she said 18. When she told us this we told her everything that happened so she brought out the woman who scammed us. From then she proceeded to continuously gaslight us and raised her voice. She also flat out lied saying there was smoke filling the hallway when we had a literal 6 year old in the room. The other woman working said that this had happened before. The boss refused to speak to us and he is clearly not doing anything about it. Overall awful experience. Would not recommend.

    I will start with the good! The mattresses are extremely comfortable, location of the motel is central, beautiful view of the river and the soda machine was only $1 for name brand drinks! Onto the bad: Upon entering room 140, we found food and sanitary products under one of the beds. The carpet was barely vacuumed, if at all. The shower head was broken and had to hold it while trying to shower. One of the outlets was open for use , but dangerously unattached from the wall. The mini fridge was missing a leg or two and was wobbling to the point of barely being able to open it. Jewelry was "misplaced" and never found. The pool reeked of urine and was not at all what the website advertised. Once Friday night hit, there was a lot of illegal activity in the parking lot. Conclusion: You get what you pay for. It was cheap and served it's purpose as we spent as little time as possible in the room. But, there is no reason for the rooms to be dirty and broken down even if they are cheap.

    Not anything as advertised except the shape of the pool outside lounge area looks abandoned. Newly advertised. Renovations are sad. Rooms appear to be as if a want to be five star but actually two star. Strange people walking in the back of Riverview at night with lots of trash seen from the balcony. Not even have do not disturb tags for doors. No breakfast. Oddly distinctive smell and just barely clean. Old refrigerators and 32-in flat screen TV is smaller than refrigerator. Very disappointing for amount of money spent

    If I could give it zero stars I would. The customer service is terrible. My card was charged too many times. Then they moved us to a “better” room. The room had blood on the curtains and burn holes in the non-smoking room comforter. When I said something about the blood on the curtains I was told it’s purple cleaner they use to clean the rooms. I said it’s not purple on the curtain it’s a reddish brown color. The manager, Andy, said he would send his housekeeper to look at the stain on the curtains to verify if it is blood or not. The housekeeper did verify that it was blood and I asked for a refund and they told me I could not have one because they never charged my card. The charging of the card was another disaster when we checked in because they charged my card multiple times and said they did not. They continue to keep trying to charge my card.

    I booked this place with a weeks notice to attend the Newport Jazz Festival, coming from NYC. At about $250 total for two nights in a double queen room is was by far the best option in terms of distance and price. On the drive up we decided to check out the reviews and were dismayed by the sheer quantity of 1 stars. I would be lying to say we weren't concerned. The room was more than acceptable for a motel of this price/category. The sheets, comforter and pillows were clean and the mattress was comfortable. I did notice while inspecting the bed that the area between the mattress and bed frame was dirty but I don't view it as a big deal. The bed also passed my bug/mite inspection. Otherwise the hotel is old so the room is not in flawless condition. The sliding door to the balcony does not open smoothly and requires force. There are some chips in the furniture and the door adjoining rooms. One thing I did not like is I could not figure out how to turn off the light on the balcony so even with the blackout curtain the room is dimly lit at night. Annoying but not a deal breaker. I suspect it's in the building code for safety. Despite other reviews my experience with the staff was that they're friendly and helpful. Check in was smooth at 12:30am and the front desk made small talk about the festival. At one point I put 2 dollars in the vending machine and then used the coin return after it was sold out of what I wanted. I only received $1.50 in quarters. The next day I told the front desk and given the other reviews expected to get a hassle about it. I was made whole no questions asked and with a smile. Overall I'm very satisfied with my stay here and I hope this is not a fluke due to the jazz festival. Note we booked through AirBnb so maybe thats related to the quality of the room we received. Hope this review helps quell fear derived from the others.

    Bathroom door looked like it had been kicked in and then patched back together. Mystery stains on the curtains and up onto the wall. The vintage microwave was plugged into a loose socket - and the ground plug had been removed from the cord. The balcony door takes a lot of muscle to open and close. We called a day in advance to make sure the pool was open, which they said it was, but it was most definitely closed up when we got there... But that was probably for the better if the pool water quality was anywhere comparable to the rest of the place. This place would make a good setting for another season of American Horror Story. Sleeping in your car might be a better option.

    Don’t be fooled by the image you get of this hotel by the pictures on the website. That was the most uncomfortable bed I’ve ever been in, even super eight has nicer beds. The pool itself is nice. However, the pool chairs are so disgusting I cannot imagine anyone sitting on them. No staff available to assist with luggage to the second floor, you have to lug it up yourself, which is pretty inconvenient. I did have a lovely view of a large pond, however, due to being right off the highway, the serenity that I was imagining I would have, didn’t exist.

    Room was FREEZING. Told the pool was closed due to safety, my kids were devastated. And then walked by to see a birthday party in there until 5pm with POOL UNSAFE signs all over the door. Extremely disappointed.

    Needs updating. Overloaded electrical circuits. Smoke detector was operational but sealed in plastic wrap! Stained bed linens so we went out and bought our own. Empty hand sanitizer units in hallway. No charging ports in rooms. Toilet tank cover didn’t fit, plumbing and outlet covers dirty. See photos.

    I finally found a place that makes the Bates Motel seem like a 5 star property. If it weren’t for the convenient location, I’d give a zero star review. In no particular order, the TV got 12 channels, 2 of them blocked due to a DirecTV contract dispute. The shower handle came off in my hand. The light on the balcony would not turn off at night, even with the wall switch. The refrigerator didn’t cool. The humidity was so bad with the air conditioner on (which did cool the room well), the sheets were constantly damp. Said humidity also kept the bathroom door from closing at all, and the room door required force to open and close. The bathroom also had hair, that wasn’t mine, caught in a cobweb. The pillows were tiny and had no cases on them. They were small for any bed, let alone the king size we were in. The pool was cruddy, despite being open late. Towels for the pool were rationed from behind the front counter. If you’re looking for a place to close your eyes that’s convenient to the 195, this fits the bill. Just don’t expect anything else.

    Very expensive for a below average room. 3 nights for 2 queen beds $545. It's not remodeled at all as stated. Everything is old. Pool looks decent I haven't been in it. It's close to Everything but there has to be something better at this price.

    The pictures were extremely deceiving!! The rooms had a really bad smell and the rugs were sticky!! I was beyond disappointed with the pool area!!! It’s heated but it’s summer so it was so uncomfortable!! I wanted to cool off the last thing I wanted to do was jump in the heated pool I was sweating it was so uncomfortable!! There were no towels and he bathroom was horribly filthy!!

    The room was very nice, quiet and clean. We had no issues at all, and it was very spacious for our one night stay. Only issue would be getting channels to work on the TV, but what would you expect from a hotel that only has satellite television. Overall, great stay.

    Room was consistent with the reviews. No problems with service, we didn’t need anything. Cleaning service was prompt and fine. Freezer was melting into fridge immediately upon entering the room. The interior and exterior could use some renovation. The blow dryer did not work.

    The reservation was completely messed up from booking confirmation to check in. We booked through Expedia and they were no help either. The room was on the second floor and they have no elevator access. The walls had mold growing all over them as shown in the pictures. The “weed” smell in the hallways was SO strong and seeing we were traveling with a toddler this was very upsetting. If I could give this place a negative 1 I would

    Went there last minute due to lose of electricity at home. For an extra fee we were allowed to bring our dog with us. The room was warm and clean. The only 2 things I fault were light switch at door not working properly and faucet handle on bathroom sink was loose. All workers were very considerate. Also unclear on how our security deposit will be returned I am assuming by credit card used. I loved the lemon scented guest soap and triple lock system on the door. Small refrigerator and microwave were a nice touch.

    can’t speak on the room quality but i can vouch for the kindness of the people employed here. I came through here just to charge my phone while i was stranded hiking through MA and they had no issues with it. They also allowed me to fill my water jug and even gave me some food for the road. It really lifted my spirits and if i were to stay anywhere in the area it would be here because compassion is very important in hospitality. Thank you for the help Alycia and Tracy!

    Not bad for the fair price. I stayed here after searching several other options in surrounding areas and couldn't find a more reasonable price. Overall the stay was okay. It's what you'd expect. The service was good. The view was decent. The pool looks really nice but I didn't go in it. The tv in room was brand new and nice. The negatives were that although there was no smoking, it smelled of cigarettes throughout the hotel. My room was on second floor and there is no elevator which can be tricky if you have heavy luggage. Overall I'd say it was a decent hotel for the price.
