I definitely, recommend this place to stay short or long period. I and my boyfriend stayed for 3 months and we could not be more happy about the apartment. Everything clean and new and very nice, friendly and helpful personnel. The place is close to BTS and many street food and shops and many other options are on the street close to the apartment. If you are coming to Bangkok you should stay at New Residence I highly recommend.

Experience : I stayed there for more than 4 months and very satisfied. Rooms are very clean, quiet and spacious. The apartment itself and public area are very well organized and clean too. Phii Saa, Khun Daw and the whole team are very kind, polite and patient. Location : - 7-11 just at the opposite side of the road, 30 second away. - Thai Talad just at the opposite side of the road. A wide variety of Thai food, you will never get bored. - Some good cafes in just 5-7 mins walk away. - True Digital Park is just in 15 mins walk away. Or take motorbike ride for just 25 Bhat. Personal Recommendation : Don't think twice and consider New Residence - if you are looking for a clean, quiet and convenient accomodations around Punnawatti - if you are digital nomad, willing to work from co-working spaces sometimes. True Digital Park is amazing place and it is very near to New Residence

Lived here for 6 months. It’s a great place to stay. Near to Punnawithi BTS. You can walk or just take a motorbike taxi. 7 Eleven just next to the building about a 30 second walk. Great street food everywhere around in minutes to walk. The apartment is very nice, clean and modernly designed. If you’re looking for a place to stay in this area and don’t need a gym or swimming pool I would go for it. Great value for money. When I left the deposit was fully payed back without any problems after checking the room. I would like to highlight the two ladies managing the building. Khun Saa and her colleague are so nice and professional. Best experience I ever had in any condominium/ apartment. Absolutely 5 stars from me!

I stayed for around 1 year at New Residence Apartment, and I couldn't be more pleased with my experience. From day one, the manager and staff have been exceptionally helpful, making my time here truly enjoyable. Beside that, there are many shops such as 7-11 and places to have lunch/dinner, It is around 10-12 mins by walking from/to Punnawithi BTS. The management team goes above and beyond to ensure resident satisfaction. They are responsive, attentive, and always ready to address any concerns or queries promptly. Whether it's a maintenance request or a general inquiry, the staff's professionalism and friendliness create a welcoming atmosphere. The apartment itself exceeded my expectations. It was well-maintained, clean, and equipped with modern amenities. The attention to detail in maintaining the property is evident, creating a comfortable living environment. I highly recommend it to anyone seeking a well-managed, comfortable, and friendly living space.

- Good location. It's nearby multiple 7-11, markets, local eateries, and laundromats. It's also just ~10 mins walk to the nearest BTS station and bus stop. If you don't feel like walking, you can order bike taxi for a very low fare. From Punnawithi BTS Station, you can walk for ~8 mins to True Digital Park. They have a shopping mall, gym, and co-working space. - The rooms are clean, well-lit, neat, and spacious. Even in the studio-type room, they have a separate room for a kitchen. So you can close it when you prepare your food to avoid the smells getting to your sleeping area. If you prefer a quieter room, you might want to pick building B as it is further from the main road. - The staff are helpful and friendly. They are also very transparent with the cost, no hidden fees. Some can speak English very well, so all communication comes easily if you can't speak Thai. They accept foreigners and locals alike. All in all, it's a very convenient place to stay, especially with the rent price. I can't recommend this place enough if you're looking for a place around Sukhumvit 101.

The apartment is new and very clean, and the manager and staff are very kind and friendly.There are 7/11, CJ mart, Night Market and Resturants in front of the apartment, which is very convenient. It was so comfortable that I ended up living there for six months. I will return to Thailand next year and live in New Residence Apartment again.

I booked this place last minute for a months stay. From the moment I contacted Saa and Dao they couldn’t of been more warm and welcoming. The apartment itself is spacious and spotlessly clean. The residents are polite and quiet. Everyone lives in harmony. There is a 711 directly opposite with some small local eateries, local market to the right and places to eat too the left going all the way to the bts station. Saa and Dao are always there to help you if needed and are both wonderfully nice people. I will definitely stay there again on my next trip. It’s a perfect place. I’m very happy I found this place. 10 out of 10.

I got to live here for 8 months. Living here has been the best apartment living experience I've had so far. P'Sa and P'Dao are such wonderful people. Whenever I've had a question, I've been able to ask them directly and they've responded quickly. The security guard in the building is also so nice, and so are the cleaners. They make this place very homely. Every time you come back home after a long day, you feel really welcome. The place is in a good location. It is about 1 km to the BTS station. You can easily travel the distance on foot, or by hopping on a red bus or motorcycle taxi. There is a 7-11 and a market opposite the building. Soi 101 is sometimes really busy, and during the rainy season the road floods, but the atmosphere in the New Residence apartment building is quiet and peaceful. The rooms are really homely, clean and spacious. I was surprised when I went to see the room for the first time, and it was much bigger compared to the pictures I had seen online. The rooms have lovely big windows and shiny floors. This place is also very good for those who live alone. As a woman living alone, this place felt very safe. I really wish I could come back to live in this same apartment building. I have to go back to my home country for work, so I couldn't live here any longer.
