[please "like" if this is helpful] Delightful hosts (Khun-Dai and Khun Mae), delicious generous breakfast, very clean modern room, good wifi. Located within walking distance of Central area attractions. Safe area. Excellent value. Family room provides two toilets and two shower and two sinks. Efficiency kitchen as well. Very convenient. They also rent bicycles and skateboards.

What an amazing beautiful place. More of a home stay / B&B. But better than many hotels. You stay in a small block in the grounds. There is a double en-suite room, a 4 person single beds room (with shared kitchen/bathroom) then a second double en-suite room which also had access to the shared bathrooms and kitchen. Which was the one we were in. The block is lovely. Everything seems fresh and new. The decor is polished concrete and brick - it looks amazing! The bed was firm (seems to be standard for Thailand) which I prefer, but was still comfortable. The bathroom was beautiful, with an very decent shower, and bespoke copper sink. The host was brilliant. Helping with anything and everything. We asked about a local laundromat, but she offered to do it for 30thb for a load. The clothes came back washed and folded smelling lovely and clean. On the second morning we wanted to hire a scooter. Again the host was brilliant and we had a scooter delivered to the place within 15 minutes! The price was cheap and the same as other local rentals. The breakfast was great. Fresh fruit, tea, coffee & juice. You pre order the cooked breakfast - Thai or American with your choice of eggs. Toast and jam is also there to help yourself. The host is always available and offers great advice on where to go and what to see. It is about 15 minutes walk to the Clock tower, which even at night feels completely safe. It is the right distance out of the main town and nightlife to be peaceful and quiet, yet close enough to walk

I travelled a month across Thailand and Huan Amphan was THE best place I stayed at for under 800 baht a night. From the location I can walk to the walking street and night bazaar. I stayed in a Queen Deluxe and it had it’s own bathroom, fridge, and a very beautiful shower. I loved the divider between the shower and toilet so that water doesn’t even get near toilet. Soap and shampoo is provided too. Also there’s a microwave and dishes you can use and wash out in the hallway area. Plus in the morning there is free breakfast that you order the day before made by “mom”! The host was so nice.

Perfect accommodation! The room is spacious and charming, clean and beautifully decorated with wood design, concrete and charming lighting. There is a large space shared with two additional guest rooms, which includes a kitchen, toilet and shower that are also clean. The owner is extremely nice, happy to help and and provides, together with the included breakfast, a great hospitality experience. warmly recommended!

My boyfriend and I loved this place. Great value for money. Our room was very stylish. Tasty breakfast with a lot of options (you have to choose the day before what you're gonna eat) It's 20 minutes walking to the city center, but we enjoyed having this walk. You can even get bicycles and have a ride. Friendly staff

The shower is hands down the best shower I've used in Thailand! Beautiful and minimalistic rooms. Very peaceful place. We were the only guests a couple nights and it was very enjoyable. Breakfast is amazing. The portions are huge and the hosts are incredibly sweet.

Perfect haven to unwind, 10min walk from the centre. Unmatched hospitality & service. A true gem. - Breakfast: every morning they make you choose it for the next day, among, Thai breakfast, American breakfast, and Vegetarian breakfast. Each include various sub-choices, plus a fruit. All the food is cooked freshly by the owner's mom and simply delicious!!! - MotorBike: they have a deal with a bike rental, availabilty among 8 different motorbikes, from 50cc to 500cc, with or without gears, we chose a 125cc Honda Click, new for just 250thb a day, delivered straight away to the guesthouse!! super kind and efficient. - Laundry: the owner, super kind offered for just 30thb the service, she delivered us the clean and dry clothes in the room

Tai and her mother are amazing hosts. Breakfast was amazing, you get a menu to choose from the night before. Other places is just toast and egg, but here you have options of local thai cuisine, american breakfast, coffee, fruits, etc. Def the best breakfast out of the 3 weeks I spent throughout Thailand. Also great location - away from the city, but close enough. She has bikes for you to borrow for free and they ride well. 5-10 minutes and you're in the thick of it all - night markets, fruit stands, clock tower, etc.. There are also tons of tour operators, she suggested one and booked it for me - I'm glad I went with her. Also recommended nearby desserts and local restaurants - not a single person at these places spoke English and that is just what I was looking for. Perfect local experience! The rooms were also clean and tidy. She also let me leave my bags with her for 7 hours. Will definitely come back. Thanks Tai!!!

A truly wonderful homestay. Hosts were very kind, and the breakfast was amazing. Extremely well designed rooms with very good hot showers, AC works well if needed, and very comfortable bed. Would come back here if I find myself back in Chiang Rai.
