This has become embarrassing. I had guests over that are working maintenance and janitorial jobs and they saw these halls ways tonight and asked what this is, if we had people working here or not. You guys are so quick to point out something on balconies that is so irrelevant but don't have anyone to clean hall ways even once a month. Our hall has not been cleaned or vacuumed for days. This floor is ridiculously dirty, filthy, and you have nerves to send us all notes about something small on our balconies. Indoor pool is closed when it's not suppose to be, if the outside pool is open inside is closed,? It was 75 F the other day and I had to take my kids out to the dirty pool that you guys didn't even attempt to clean. Bikes on the balconies are to safe some of our property. I had 3 bikes stolen from your bike room and no one bothered to help find out what happened. Suppose to be residents access only with cameras but no one had nerves to even look at cameras to try and find out what happened This is terrible and unbelievably unprofessional.

They advertise amenities that are not available, functional, or safe to use. Tennis "courts" are in desperate need of renovations. There's cracks all over that makes it extremely unsafe to use. And the other tennis court doesn't even have a net. The outdoor swimming pool is nice but it's only available during the summer for obvious reasons. The indoor pool gets closed a lot due to tenants misusing it. And now it's closed for renovations on a hot tub that hasn't been working for almost a full year. **update, no more jacuzzi** Meanwhile the sauna is in there, so the renovations on the hot tub will prevent you from using it. They increased my rent almost 30% since covid, so to pay that much and have only half the amenities available to you kind of stinks. There is a lot of theft in this complex. Security systems are not working in most places. When I had to speak to security they told me there weren't any cameras at "x spot", so I mentioned it to management. I followed up -because I had another item of mine stolen- and Security informed me that there's a camera but no way to record so they couldn't look back at the "x spot". Also, the utilities are divided by each unit and the # of ppl living (I believe), however, I realized that a lot of these residences has undocumented and unlisted ppl residing there. So while they may be paying for utilities for 3 ppl, there's actually 7 ppl living there. The washing machines are periodically problematic, where it will stop working or it will leave stains on your clothes, meanwhile the price to use them have increased (they're supposed to be newer and more user friendly because of an app) but they are not efficient. The new ppl that have been moving in have been very questionable as well, I've seen ankle monitoring devices, and ppl leaving dogs outside on their balcony, and suspicious characters approaching me or gawking at me to where I feel uncomfortable. The gym had issues with the restroom being locked up due to homeless or runaways taking residence, so it was closed for several months. Some of the equipments needed repairs and it takes a while to get it fixed. However the people that work at front desk are wonderful and the maintenance crew is great. They do the best they can and are over worked at times and I appreciate all that they do and are able to do. I moved here because the price at the time was good and the amenities were decent. But now that the prices are high, amenities not available or unsafe to use at most times, and the people moving in are suspicious... *** They do have a roach problem, especially when there's new people moving in and people moving out. Inform management and they'll get an exterminator... but it happens often. There have been rodents detected inside and outside the building, and some tenants apartment as well. (Some tenants feed birds... and that attracts the mice) Water valves or similar issues have been periodic (every few months), where they shut off water in some buildings. I've also seen an increase in more firetrucks, police, and eviction notices too. *****Update***** Previous resident and current neighbors, wanted me to add that if you're above the 6th floor, it gets pretty hot during the summer, especially the buildings that weren't as updated as others. Makes sense, because the higher you are, the more sun exposure and less shading from the trees you'll get. Chicago apparently has that rule where heat has to be provided up until a certain time. I think the Pavilion doesn't switch to the cooling unit until the end of MAY. A few of my friends ended up buying portable air conditioners as a result. Same goes for heat. Depending on which floor you are, sometimes it takes longer to get heat. So make sure you check the AC/Heat when you check the apartment. Though... I didn't get a chance to look at my actual apartment before I moved in. I was only shown, "similar" layout apartments. Also, please check the pipes! Because, my shower always has rust (as per Maintenance) coming out when I turn on the water.

I highly recommend living somewhere else. I had a terrible experience living here, and am relieved now that I have moved out. Top pain points : - Didn't tell us that our window was almost completely blocked by the entrance sign, leasing agent told us it was the same as the other apartments we saw. He lied. - That same apartment's sink started backing up. We would be minding our own business, then the sink would suddenly start overflowing, see pictures. Got everywhere, smelled terrible. - Maintenance people there are kind, but understaffed and likely underpaid for the stuff they have to deal with there. Took them three visits before they offered to move us into a new apartment. - 11th floor apartment didn't have that issue, I would recommend living above the third level if you want to live here for some reason. - It's an old building that can only have heating or cooling on. So often the heat was put on too late, and the same with the AC. They blamed city ordinance for this, that may be true. Also, the AC went out EVERY YEAR when I lived there, for atleast a few days, and often during the hottest days of the year. They just replaced it before I left, but based off the comments on the internal message board this had been going on for years. It's insane it took this long for them to replace it. - The place is overall disgusting, the common carpets are terrible and stained everywhere, the fixtures inside of the apartments are from the original construction 50ish years ago and is caked with layers of paint and everything seems to be sticky somehow, even after wiping it down. - The kitchen is tiny, atleast in my unit. Good luck cooking in it. - They will send you an eviction notice if you underpay your rent by 10 cents. - They said we ruined the floors in our apartment (we did not) and are trying to charge us 1200$ after moving out. - I reported a dead mouse in my hallway once and it took 3 days for them to remove it (see picture) - Rent is way too high for what you are getting. Look for literally anything else, do yourself a favor. Things I liked : - How close it was to the highway, easy to get downtown, to Ohare, or out to the suburbs. - The views (after we moved to the 11th floor unit) - The shop thats inside the complex. I liked the people who worked there. - The Des Plaines river trail across the street. In my view, the only thing this place has going for it is location. If that is what you like look for other options in the area.

I have so much to say about this building that where to start 1. They have a big problem with rats, in the year that I have been living here I have already found 4 of these animals in my apartment and the fumigations are not as effective as they think. 2. The online requirements service is a scam, you put in the need and it can be done in 12 days and there is no solution unless you go to the office every day and ask for help 3. They ask that pets go up and down the freight elevator that is blocked most of the time and when you use the people elevator there are calls for attention, but how are we supposed to do it? It is important to mention that I have a service dog and that does not give priority or change things at all, they are not empathetic with that 4. They are too problematic with the balconies, you cannot have absolutely anything that includes decoration, I have seen others that have garbage and there is no problem, I who had flowers and artificial grass has been a mess, just with the intention of making it visible better and more aesthetic, since the floor of my balcony is really bad 5. The pipes in the tub and the sink clog frequently and if not, the water goes down too slowly but there is always a problem there.

Amenities were outdated and or not working. I had to go up the stairs to the 16th floor several times with groceries and laundry due to elevators not working. I also got double charged for the last 3 days of my lease because although I paid in full, they said I left the apartment 3 days too soon and now I have incurred a "rent notice charge". I have asked them numerous times to justify this charge by pointing out where on the lease does it state that although I am paid in full, I cannot leave the apartment until my 60 days are passed. I would not rent here again.

Avoid renting here at all costs! There are 16 floors in the building and 1/2 elevators has been broken and out of service for almost 2 months! The management claims they are waiting on parts from overseas. As someone who works in the trades industry, there is no possible way this could be true. They are simply refusing to pay a technician to come out because they’re cheap. On top of the elevator situation, they don't make the parking rules clear, they wait until 5 or 6 in the morning to tow your car away even when the lot isn’t full. You can’t even pull up to the front of the building to offload or pick up anybody because the “top flight security” will immediately pull up and harass you. In the time that the elevator has been broken they could’ve sent one of these ego tripping security guys to an elevator service class for the last 6 weeks it’s been broken and maybe he would’ve learned enough to fix the elevator. Get it together. Charging a ridiculous amount of money to not maintain anything properly. Money hungry management.

This place is infested with black mold and other various types of mold. In moving out, I got a company to come in and test the air as well as the apartment as a whole. There was serious mold. And the report said that this building should be professionally abated for mold. If you don't want your kids to get sick or you to get sick. Do the toxic mould exposure. Then do not give these people your money. From my knowledge they haven't done anything to mitigate the issue. And they also had the balls to put a collection of three hundred and ninety dollars in my name.

I moved in on January 1st, this has been an amazing experience for me. The leasing staff Vanessa, Al and Tina have been so helpful. My move in experience has been seamless. I’m so very excited to start my living experience here. Thank you Pavilion leasing for making this sooooo awesome!!!!!!

I’d like to say that I was very happy when I moved into the property. The maintenance staff does an excellent job maintaining a very old building. Everything isn’t perfect. but neither are the residents. The staff are friendly, and hospitable. I’ve been to a lot of places and I take my hat off to the staff for consistently being polite, welcoming, and respectful.

I recently moved into Pavilion, and I got the pleasure to work with Altyn! He was very helpful, patient and incredibly nice. I love the building and area around Pavilion! Everything is so close by and convenient! If you are looking for an apartment check out Pavilion and ask for Altyn! 😊

I do not recommend this place as a place to live. Yes, there are free services there, but they will say they will refuse. For example, you ask a security guard to look at the cameras, but he will refuse you anyway, say that there are cockroaches in the house, they will not do anything. And yes, in the summer there are a lot of cockroaches here, they will crawl around the kitchen, toilet and bedrooms. And besides, very rude staff who “your problems are your problems.” And another elevator takes 3-4 months to replace and only one works, which is why you have to wait 10-13 minutes for the elevator. And swimming pools, studios, tennis courts must be booked a week or two in advance

😠 Be aware of the move-out process. I have been living in Presidential Towers for 5 years and recently moving out. I hired professional cleaners (paying $200) to clean the apartment thoroughly. The process seems ok initially. To my surprise, after one week, I got a final bill of $1100 among which $90...
