    I have never before moved hotels in the middle of the night until i booked here. Don't waste your money unless you don't want sleep. This is directly above a night club which locals say goes on to 4am... we could hear the music louder 2 floors up than in reception. The description says 'busy' area. Fine I expected trains and talking from maybe a bar, I used to live in a city but not a bassy beat vibrating the walls and furniture. DO NOT WASTE TOUR MONEY. They even charge you for every little thing.... £15 for sanitary items is a joke. Staff are normally at a hotel all evening but they state staff aren't there from 11pm... I was trying to check out at 5 to 11 pm on the same night and no one was there. No support for an incredibly stressful situation. So impersonal for the price. Absolutely mortified. Hidden costs for booking here. Your relationship £200+ for another hotel room because its last minute. £65ish for the car park as the code for their discount doesn't work. £??? Driving in circles to get to their discounted parking as their are road works everywhere. Fine,no problem with that but they didn't have a clue how to help when we got caught in the road work loop. Hearing loss guaranteed Frustration guaranteed Any money on the room might as well be thrown in the bin Rooms are very small with no storage. Im 5ft 4 and struggled with the height of the shower as we were in the roof?!... Basically not fit for purpose unless you need to sleep in the day. The bass will even keep the blind awake with the vibrations! We saw another couple who clearly did stay the night and they looked grey they clearly hadn't slept a wink. If you want to test the strength of your relationship, this is the place to go... can't even get all our money back, despite going through all that. Not fit for purpose. Save your money.

    If I could rate 0, I would! I was in room 9 and what an absolute joke! Covered in dust and the noise is just ridiculous! Spent over an hour trying to contact some staff member from another site, finally moved to room 4, slightly better but again the noise from trains and that club. What an utter joke! Do not stay here if you want any sleep never stay at this hotel! The staff are disgusting! Laughed in my face and swore at me a number of time! This company will steal your money

    Absolute rip off do not stay here. I write this on my first night and still have one to go! Where to start? Room is lovely, very different however very small and absolutely no storage space. Considering the price I'm staggered there is no tea/coffee facilities in the rooms just a poxy help yourself station at reception! Our room was room on arrival was very clean but on my first usage of the loo as I lifted the seat the dried urine and dried vomit told me different and also told me the cleaners don't clean! We went and told the lady on reception and to fair she couldn't do enough for us she was spot on and genuinely shocked for us. The noise is bad till around 4am which to be honest wasn't an issue due to the location and is to be expected. There is no staff on site after 11pm just a number if you have any "issues" and maybe it's just me or my age but it's very impersonal for the price of the place. I've stayed in better B&B's and Premier Inn like hotels than this which are generic but definitely better value for money. I certainly will not be staying again or be recommending this hotel to anyone. RIP OFF STAY AWAY

    Absolutely fabulous stay! 17 of us stayed there for a hen party weekend and it was the perfect place to stay. Welcomed us with Prosecco and some drinks at the bar across the street. The rooms were all lovely. The hotel is close To everything and walking distance to The train and coach station. The hotel is above a nightclub, so it is loud at bedtime but they do supply ear plugs and you get free entry to the clubs so can join in. The staff were all great, especially the fantastic Callum! He made sure that our stay was perfect! Will definitely be visiting again! Thanks.

    Really enjoyed our stay — perfect location and a beautiful room. Had issues with check in and am still awaiting my £50 deposit nearly two weeks later. Have been told they are going to look into this but haven’t heard anything back, it has been over two days. Other than that, amazing hotel.

    I loved this little hotel and more importantly, I can’t believe the value for money. The room I stayed in, ‘Priscilla’, was right up my street. Really quirky decor with a cosy feel to it due to the brick and wooden interior. The neon lights in the bedroom and en-suite lit the surroundings perfectly and gave me such a cosy night sleep. I’ll probably book a room again in the coming months. Even if I don’t go out in Leeds, I’d happily travel the hour it took to get there, just to stay and make use of the room for the evening and night. There was a large TV with Netflix logged in already, too. A lot of reviews on here complain about the noise surrounding the hotel given it’s on a night-club strip and close to a viaduct, but luckily I’m someone who likes background noise when falling asleep and admittedly, I didn’t mind it at all. Can’t wait to come again!

    We stayed on a random Tuesday. We are aware of the location. It's literally on top of a music bar. There is going to be noise. I was actually surprised by how well the noise was blocked. The room was quite small but the bathroom well sized. The view is outstanding and sitting on the balcony at all hours. Couple of criticisms. Some draws in the bed base would give some needed storage. 2 quid for a small bottle of water when there isn't any obvious drinking water isn't on, it's usually complementary. Especially when the drink station is out of order so no tea or coffee without or walk out to maccies. The rooms are cool, the view amazing and the location fantastic. We very much enjoyed our stay.

    Stayed in room no 1, the room was super clean, modern and was bigger than we thought after looking at the photos. The room also had smart tv which was a nice touch. When booking direct you also get benefits like free late check out which we were not aware of that kind receptionist automatically added on for us! Only negative from the stay was that the room was very hot and we were facing the main road meaning you could hear traffic and building work early in the morning, the fan in the room also did not really do anything. Would definitely stay here again but not facing the main road.

    Mixed feelings about this place. I arrived and was pleasantly surprised about the place, nice service to check into room, character of the room and decent facilities. Then I went out for an evening meal and came back around 9pm to a club opening up next door to the hotel entrance. Cue banging music until 2am, floor vibrating, shouting outside the window whilst smoking. I used the supplied ear plugs (now I know why they're left out with the towels!) But it still wasn't enough to let me get to sleep. This would be a great place if you're going to leeds for a proper night out, or hen/stag do, that's really all it feels suitable for. I stayed for work midweek and had presumed, wrongly, that despite reading the reviews about noise, that on a Wednesday it wouldn't be so loud.... obviously I was wrong! Last thing - the lighting going up the stairs is terrible!! I'm not a grumpy old person with bad eyesight, I'm only 37!! But I literally stumbled over the steps going up and down stairs, and I'd not had as much to drink as I imagine those in the club had!

    Literally the worst hotel I've stayed in. The hotel is literally on top of a club that is open till 4am, however it might as well be in the club. The music vibrates the room all night so there's no chance of any sleep. If you could sleep through the music, chances are the occupants of the next room will keep you up because of the paper thin walls. I'm not even going to mention the state of the room as it's not worth it. The only purpose of a hotel is to sleep and if you can't do that then it doesn't matter if the room is amazing, it's not going to help you sleep if it's too noisy to sleep.

    Lovely place. Easy to get into town. Close to everything. Only problem we had was the bed wasn't very comfy, but we were only staying the night so it didn't matter so much. Lovely and very welcoming

    Booked hotel, couldn't attend due to train strikes. Emailed to let them know, no reply no refund and took payment in full. Avoid. Cancellation policy is one sided and they take payment in full. You have been warned!

    It’s 2am, I’m currently in Room 10 Thu & Fri night… I know they warn you of the noise due to it being surrounded by bars but oh my! The bar directly underneath is so loud it’s vibrating the floor & bed. The earplugs do nothing to drown this out. If you’re a light sleeper like me I won’t stay again. Definitely not the hotels fault but you would think with so many negative reviews regarding noise there be more of an attempt to resolve the situation.. maybe soundproofing the rooms? On top of that the carpet & sink are damaged:( Pros: wonderful location, only 5mins from the station & in the city centre. The decor & vibe is cosy & modern. And the staff are really kind people making you feel welcome when you come in. BRING NOISE CANCELLING HEADPHONES IF U PLAN ON STAYING THO !!

    27-07-2023 My husband book this Hotel for our 6 years wedding anniversary. Bless him looks like he books without reading all the reviews 😏. If you want to sleep in a Hotel please don't pick this one because you won't sleep at all. This Hotel stays in same road as all bars in Leeds so you will feel all your room shaking. Rooms they are quite small but cute and comfy. Our room was very clean. As a cleaner my self I wipe with baby wipe the toilet floor even behind the toilet and all corners and I was surprised wen I sow the baby wipe clean. So a big well done to all the cleaners for the hard work. In this Hotel you have to give 50£ in case is something wrong with the room they won't give you the 50£ back. All bars shuts at 4am but road works start at 7am so the noise will wake you up. Also there is nothing for you to make your coffee or tea and also no storage or space for your clothes.

    Not one to complain normally , hardly ever leave reviews especially not bad ones. Not the hotels fault but don’t stay here if u want to get any amount of sleep, I think myself and parter got about 3 hours sleep due to the loads clubs and bars. I cut my food when walking barefoot into the bathroom due to tiles being loose. The bathroom door just didn’t exist, the heater on the wall looked like a blind man installed it.

    1 star an that’s being very kind!! Rooms aren’t sound proofed very loud until 4am… Whilst the rooms have lovely quirky decor, hotel a staff don’t really have a clue what’s going on. Paid prior to the stay £120 and £50 deposit to be charged against whilst already checked in an out for food so charged 2 room chargers and 2 deposits. Staff were quick to try help the situation giving drinks vouchers ect which were very much appreciated. Further looking into bank account had been charged a 3rd time!! Frustrated by this point promised refunds which eventually went in to be then taken back again the next day!! Nightmare 10 days later still no further forward with getting to the bottom of this matter now becoming frustrating and hearing nothing back from hotel. STAY CLEAR IF YOU WANT TO KEEP YOUR MONEY WILL NOT BE STAYING HERE AGAIN!

    Terrible locatiom, just on top of a night club with shows and disco music till 2 am even on monday and Tuesday. I wonder how they can keep going. I complained about the noise but they didn't discount me the firsr night and the new room proposed was actually on the top floor, less music but trains passing..... Plus my room was in the reconstruction area, so at 8 am they started to work on the room beside mine. The worst experience in my long traveller life. Forget it if you want to have some rest!!

    Fuming, not because of the Noise as I know the area and thought we would have some noise as it states this before booking, our room was still bouncing on a Tuesday night until 2 am which I was surprised, I would expect this on a weekend yes but mid week ? what I'm fuming about is we paid £50 for a holding bond for any damages, checking my bank a week later I had been reimbursed £46 ? I called the hotel to be told we had eaten 2 packets of crisps'. I beg to differ, both packets were above the bed on the shelf before we exited the room, If everyone staying had the same charge for using products not used it would turn into a nice little extra charge, I cannot get over it.

    Room was very nice but the hotel sits directly above a night club with the bass travelling through the room until early hours. Ear plugs are provided but made little difference.

    stayed for 3 nights and all staff were very polite towards me. They helped me out to find different places and nice restaurants to go and eat at. They have beautiful rooms and i 100% would come and stay again great place to go for a weekend off shopping.

    The hotel is in the perfect spot for a night in the city. It’s within walking distance to the first direct arena and is surrounded by bars and clubs, which is convenient for that late night drunken stumble to bed. I stayed in room 10 - The room is gives off a cosy, intimate vibe. The earplugs placed on the pillows were a humorous but thoughtful touch. I found that on a Tuesday night, they weren’t exactly needed though. Check in/check out was easy. I did have to call reception as I hadn’t received the access codes but this was sorted fairly quickly. Parking wasn’t too hard to find either, I used a car park located on first street which is a short 5 minute walk from the hotel. Would recommend for a short midweek stay or weekend getaway! Definitely returning again!

    Lovely classy & clean room with a great view of the colourful Bridge. Location is excellent & walking distance to everything you need with popular bars & restaurants, and although some noise from the downstairs bar from our room this didn't affect our stay or sleep whilst staying here. We didn't meet any staff due to self check in & out however I'd be happy to stay here again

    Staying at this hotel was very nice, it is a bit noisy as we stayed in room 10 which is right next to the train tracks and just above the smoking area of the Viaduct showbar so you can hear the beat but this was clearly explained to us before booking & after booking also - the free drink vouchers & ear plugs (which we didn’t even use) made up for that, and being partially deaf was pretty good for that. The only issues we had was not getting the door code until half an hour after check in and that was after being prompted, then also not getting another text when the door code had changed - luckily when we tried to get in another couple presumably checking in let us in and I had to again text the WhatsApp to get the door code as we were going back out and didn’t want to be locked out. As we didn’t actually use or open the ear plugs, it was a bit of a shock to find a single ear plug behind the top of the mattress that had possibly been used. Hopefully this can be looked in to. All in all, the room was gorgeous, huge shower that went right in to the room, the bed was incredibly comfy, good industrial room - maybe a little too dark? The side with the lamp could have used a spotlight or two on that side as the room is VERY dark, but it was great for having a nice lie in as there was no light coming in from the curtains at all.

    A lovely place. Staff is friendly and nice. The rooms are stunning with a great vibe!! Interiors are so good. Friday night vibes are great. It is located at the heart of the nightlife, so a little noise would be obvious but it was conveyed before! Overall a great place!

    A brilliant place. Such fond memories of this hotel and lovely staff. The rooms are stunning and a lot of attention to detail. It’s in a great location and there is really good vibe in the evening. Especially on a Friday night. Would highly recommend. It is located at the heart of the nightlife however, which is evidently stated elsewhere prior to booking. Do expect the odd noise from time to time.

    Excellent location to the city & transport links. We stayed in room 10 for 1 night, yes the building is above a night club/bar but we couldn't hear anything other than the occasional train & the people passing in the street due to us having our window wide open, but we never found noise an issue. The staff on arrival were, pleasant, helpful, friendly & showed us to our room. The room itself was clean & tidy, great large shower, comfortable bed with luxurious bedding. Yes coffee/tea facilities are available in reception but first thing in a morning it would have been nice to have had a coffee machine in the room as opposed to travelling all the way downstairs for one. A/C in the room would be a plus or even a fan as it was quite hot. Overall a good experience & we would stay here again.

    Me and my girlfriend recently stayed here and couldn't recommend more. Really great value for money, and a really unique lovely rustic room. It was so central to loads of bars restaurants. Right near a train track so a little noisy but that didn't bother us as we actually prefer some noise. They left us earplugs too in case. Complimentary drinks and snacks too on arrival.

    Pros... Good for a city break and right on the doorstep of bars and restaurants. Room was clean and comfortable with quirky decor. Bathroom was modern and clean. Receptionists were friendly. Cons... Noise! We stayed at the weekend and knew in advance that it might be noisy but my goodness , nothing could have prepared us for what we had to endure until it finally stopped at 4am. Never again. Only one toilet roll was in the bathroom. Not ideal if you have been out on the lash the night before and had a dodgy kebab or you are a woman on her monthly cycle. An extra toilet roll would have been appreciated. No tea or coffee making facilities and dark unlit corridors. I almost tripped on the step I didn't see because it was way too dark. Where are your hallway lights? Unfortunately the cons outweigh the pros here, so will not be staying again.

    Such a cute little hotel! The rooms are so nicely decorated, me and my partner loved it and would recommend to anyone and definitely will be returning if we come back to Leeds, it is a little noisy with a club being close by but we didn’t struggle to sleep either nights and the hotel supplied ear plugs to help block out the noise. A good little spot and worth the money. It’s in a amazing location too, close by to everything. Thankyou!

    Ideal location, was in room 5 some nice touches and the balcony is a plus. 30% off parking at q park sovereign and complementary drinks voucher at the bar over the road. Yes it's noisy however the hotel clearly warns u of this and I'm unsure what you would expect in Central Leeds above a late night bar. They provide earplus which helped.

    Will DEFINITELY be staying again! We recently stayed in the Priscilla Suite and it was fantastic, spacious shower, comfy bed and perfect for a city getaway. Staff were very friendly and helpful which made us feel very welcomed. We are already planning our next stay here!

    The hotel room is really nice, however the noise was an absolute joke. In the description it says it’s located above a pub however, it’s actually on top of a nightclub blasting music till 5am making the whole room shake. Our air con also kept making horrible loud noises all night even though we hadn’t even turned it on. Came here for my birthday but was completely ruined by all the noise - managed to have about 1 hours sleep won’t be coming back and I’ll be telling everyone I know to never come here.

    The perfect hotel for a night out in Leeds! The dark interior and lighting is very appealing, especially if you are looking for a place with a personal look. Drink vouchers were left in our room, which could be used at the bars next door and across the room. Be sure to check out the Viaduct Showbar downstairs!

    Stayed in room 4, it was really nice and comfortable. Yes the noise from the trains and bars are crazy, but the earplugs worked wonders for me. Do note: I stayed on a Monday night and the showbar was still booming at 4am 🙃 I slept like a baby, but my friend was losing the will to live. The reason it's not 5 stars is the heat in the room, you want to keep the windows closed because of fumes from the trains, really hot heavy duvets (don't think feather/down duvets should ever be used in a hotel, a summer duvet in storage would've been nice!), and deep dust/cobweb removal should be done periodically. Other than those minor issues, had a really enjoyable stay, I would recommend.

    Stayed at this hotel on a last min stay. I was a bit anxious at 1st with reading the reviews about the noise. But to ge honest it was not that bad as it was a Tuesday. But they don't hide this fact in hotel description so people can clearly see before they book. The room was modern and clean. Staff were welcoming and friendly. T

    Recently stayed here on a Tuesday night. We did read all reviews before hand and decided to go ahead thinking the noise wouldn’t be that bad for a Tuesday night. However despite this the noise was still bad for a Tuesday night. There was no tea or coffee facilitates in the room (only downstairs). We did not receive our code before check-in/ at all which meant we were stuck outside and had to call the team. However they were quick to resolve the issue. I would say the hotel is in a fantastic location although the room is smaller than expected (despite looking at the pictures). I would say the hotel could improve by providing tea/ coffee facilitates in the room and changing check out to later to compensate for the noise.
