I’d give zero starts if I could. The only thing good about this place are the maintenance people and a few select neighbors. Rude and arrogant office staff, they’ll yell at a toddler not to eat by the pool instead of politely asking the parents to move them. Ignorant and uncaring to people with disabilities, I watched them treat an older disabled neighbor of mine like absolute trash. Uncaring of people with support animals, but allow threatening of other tenants with zero Repercussion. Do not take complaints seriously, mold in apartments, tell residents it’s their problem. I’ve seen multiple fires over the years, had gun shots outside my window. Do not respond to noise complaints. They make sure the office and surrounding areas look nice because it’s what people see when they first come. Let people move into dirty apartments with the bare minimum and dirty carpets. I’ve never been able to open my windows since I’ve moved here because they’re stuck. Found multiple dead spiders in my sink upon move in. If you’re thinking of Aspen Park or any Case and Associates property RUN.

Not terrible but not great. Bugs were constantly getting in my apartment no matter how often they came and sprayed. I don’t even know what kind of bugs they were…. They weren’t centipedes but looked similar. Sometimes large beetles would also come in. I’m hoping there weren’t roaches in the kitchen but some type of creature certainly was. The apartment staff themselves were all very friendly and would respond in a timely manner to requests. I had no problems with the management of Aspen Park at all. As far as communicating goes, they are fantastic! However some of the other tenants with dogs were not good dog owners. Multiple times when I was out walking my dog would the SAME dog have gotten away from its owner and tan up in my dog. Luckily my dog is very well trained and didn’t react but it easily could’ve been an ugly situation. The owner of this dog never rushed over to get their dog and never apologized. Another time my dog was attacked by a different dog while on a walk but these owners were very apologetic. Still, not a fun situation and every time after that my dog was hesitant to walk by that apartment. If you are looking for a first time apartment this is a great option. I enjoyed my time living here , and the only complaints I had mentioned were no fault of Aspen Park, but of other residents and problems in general (pest infestation) which you will probably encounter a little bit of anywhere.

Although I respect the actual maintenance staff here. Management here, will not allow them to make any after hours repairs, even if you place the maintenance request before closing. The pictures show how the water is coming out of every faucet in my apartment. I was told “well the water is still heating, so it useable” we will deal with it tomorrow. Been a resident here, going on 4 years, rent was just raised and upkeep has fallen dramatically in the last 2 years here. Trees that were blown down over two weeks ago, still laying on the sidewalks. They have completely given up here! DO NOT RENT HERE, ITS ONLY GETTING WORSE!

I am a retired disabled Navy veteran. My application was cancelled recently because they wanted me to provide more source of income after I summited a source that covers much more than enough for rent. They didn't even bother to check my credit score which backs up my source of income. I was denied because it is "policy" that they must have more proof. I wasn't given any other options or opportunities that are clearly stated in the policy document. Now I have to wait for 1 month till I receive my deposit back minus $60 for the application plus $9 of service fees which is absolutely a scam. Stay away from this company if this is how they treat retired American disabled veterans.

Lived here for 2 years and had trouble with incredibly loud neighbors. Would call the security line to make a noise complaint. They did nothing to address the issue, the building right next to mine burnt down and they busted in my door, didn’t notify me until an hour after the event began and did not allow me to go in and get my dog (thankfully the fire department did). The laundry room hardly ever had functioning washers and tenants would leave their laundry in them overnight. Upon moving out I had cleaned the entire apartment leaving it how it was when I moved in and received a letter saying that I now owe them meanwhile the charges are incredibly high for what they are saying needs to be done. My advice to anyone would be to find other companies to rent from

If you go to Aspen Park DON'T ask for Lisa or let alone talk to her. She has a terrible customer service and a big attitude when it comes to doing her job it seems like. She also clearly doesn't know what she's doing or talking about when it comes to signing a lease lol. Prayers to anybody who had to associate with her. Also tell me why they had a plastic bag over the hole in my girlfriends bathtub and refused to fix it for over a week? People need to shower you know. They also quote on quote fixed the light in her apartment closet and it never even turned on. Brand new bulb and all. Makes me wonder what you even did? Terrible maintenance. Terrible complex. Terrible customer service over all. Also, I was reading through all the reviews and a lot of other people have similar experiences and it seems like over half the comment's get a reply back from the complex it's self basically saying sorry and they'll do better and that they appreciate the feedback. Well obviously you don't or your complex wouldn't look like trash and your staff wouldn't continue to act like self entiled arrogant people. This place strictly only cares about making money for them selves. It's clear as day. They don't care about their residents. So please to anybody who is reading this, take your stress somewhere else because all they're gonna do is add to it.

management was seriously the worst. the amount of times my water was shut off in the year that i lived there without ANY warning was honestly ridiculous. they are very rude people and honestly don’t care about their residents. it was also very difficult to get ahold of them whenever i did have a maintenance request, so i just gave up with them.

I love the experience I had with Lisa everything about her work ethic is amazing and I am looking forward to moving in but I will say that the quality of the apartments for the price is kinda crazy. Walking in I was told that the place was cleaned just the day before and while it looked like the carpet in the living room was clean but nothing else was vacuumed. There are cobwebs everywhere on the ceiling and walls and there are bugs everywhere including a giant black spider in the closet which is not a fun surprise when trying to move in.

I made Aspen Park my home for a little over 7 years. Office staff was always friendly and maintenance issues were handled in a timely manner. One of the best apartment communities I’ve ever lived in and if I hadn’t outgrown my space, I’d still be there!

Smooth moving in process! Lisa had all the documents ready to rock 'n' roll when I got there. Very pleased to start this next season of my life with them. Org rank: 5 stars EDIT AFTER MOVING OUT: 1 star Disgusted. Do not worry about cleaning your carpets, as they will still charge you $65 to have them "professionally cleaned". I rented a cleaner from ACE Hardware for $45, but apparently that is not enough for their ideal low-income apartment life. They will also charge you $65 to clean the tub, that has black marks, due to their corrupted water lines. This is a picture from the bath, that I poured for my toddler in May 2022. When I moved in with this property in August 2021, I made a maintenance request for this black residue and was told the "pipes are old and need flushed out". This property is in dire need of money being spent. It's disgusting and seeks to service the lower-middle class in west Wichita. From an original security deposit of $175, I received $25.87 back. The staff is fabulous. I can almost bet, they're severely underpaid. I had many issues, that Lisa was able to handle, with a beautiful smile. Case and Associates, are nothing more than thieves, thriving off the Wichita population.

The apartment is great! I really like what they've done with the kitchen. It is an awesome small apartment.

I've been living at Aspen Park for over a year now, and I can confidently say that this place is top-notch in every aspect. From the moment I stepped through the door, I knew I had found my ideal home. The folks running this place are seriously awesome. They're always chill, quick to help out, and they make living here a breeze. You got an issue? They got your back! My apartment is the bomb! Spacious, modern, and stylish – it's the perfect setup. I love coming home every day. Living at Aspen Park is like joining a big, friendly club. They throw cool events, and I've met some awesome neighbors and made new pals. Honestly, I can't imagine living anywhere else. This place is the real deal, and I'm stoked to call it home sweet home. Five stars all the way! 🌟🌟🌟🌟🌟

Good service. 3 stars just because they came in without permission first and when I was sleeping. I didn't wake up either so it was just a little weird

The staff (Kevin) was polite and efficient. The shutoff valve is not very good but he was able to stop the dripping that was under the sink, in a very short time.

Once again this maintenance crew comes through! Without skipping a beat they fulfilled my request for a new key and had it placed on my table for me while I was at work. They are awesome and efficient!

The maintenance staff are wonderful. I have good neighbors and the price is reasonable. The office staff are kind and helpful as well. I have lived here almost 3 years and plan on continuing to reside here.

My dish washer was broken went into the office to let the lady know the next day a brand new dish washer is sitting where the old one was. 10 out of 10 amazing job

I had a great experience staying at Aspen Park. The apartments are located in a pretty safe neighborhood and is adjacent to a lot of restaurants. Major shopping centers were also within 15 mins of driving as well. The staff at the office were very friendly and helpful, and maintenance requests are fulfilled in a timely manner.

They came and fixed the problem for about 2 hours. I had to get up and shut the air conditioning completely off for the night. And today when I got home after 10am. My air conditioning is know working right.

All of my interactions with the staff have been great, Lisa has been very helpful in anything I needed and helped me move up from a studio to a two bedroom, and after a year I can say one of the best places I've lived. I have been recommending it to friends and I look forward to another year!
