    Don't move here! If you see it listed at $925/m they will only raise your rent to$1200 the moment you go to renew the lease. They just raised everybody's rent here from $825 to $1200 with the bare minimum of notice. Heater is 100 years old and breaks every year, expect to freeze. Swamp cooler is inadequate, expect to buy your own window units or roast alive. Everybody waits months for repairs. Cockroach infested in the Summer. Deeply immoral business practices by the new ownership. I can't wait to get out of here. 0/10.

    These are the kinds of landlords who view people's lives and living situations as investment opportunities. "We do market research to remain competitive" is basically what they say to the tenants they're price gouging into leaving. Affordable rent is more competitive in reality, what the owners want is to profit as much as they can off other people's work while doing the bare minimum to maintain the properties, even when that profit is a massive increase in rent. Rest assured, there isn't a massive increase in the quality of the units, the amenities or services provided, or the response time to maintenance requests. Things stay broken, pests are everywhere, when maintenance does show up, it's usually out of nowhere, with no forewarning on the date or time, so sometimes you come home and there's just someone in your apartment which is incredibly unprofessional, and probably an illegal violation of tenant rights. Just be prepared for rats if you decide to live here.

    Update: Still in touch with my previous neighbors. Nothing has changed. It took a WEEK for them to solve a plumbing problem that caused the toilet waste to come through the kitchen sink and flood the kitchen. They literally couldn't use their own bathroom or kitchen and no one at marquee or chelsea village took enough responsibility to fix it for them in a timely manner. No one, especially not them, deserved that. They are struggling with getting heat again during the winter. I'm disgusted, nothing has changed with management yet they are so quick to take so much money from you. Lived here for a little over 2 years. Went through several management changes and never had good experiences with any of them. This place is so outdated for the price. Floor is peeling and theres hair trapped in the floor varnish. 4 washer dryers for the entire complex that often malfunctioned. There is no insulation and only one vent for the swamp cooler. You will not get below 80 F in the summer. There are weak baseboard heaters, and I was lucky enough to have a unit that I woke up to 50 F in my room with the heater set to maximum in the winter. This was a reoccurring problem that never got fixed. I had to invest in several fans and space heaters. This summer the swamp cooler was broken for 2 months, that was our last straw, only one maintenance person, a gaslighting receptionist, and not a single thing to compensate us for how hellish this summer was. I could go on, just don’t live here.

    This place is awful. If it was legal for them to charge a fee for you to breathe they would do it. I lived here from March 2023 to August 2023 and it’s the 2nd worse stay I’ve had on my own my in 47 years. They have one maintenance guy running thin to where he cannot up keep the many request and yards and we still get charged a ground fee of whatever they choose. I didn’t even know the type of fee existed until it appeared on my ledger. The fee always change from $6.50 to $34 and some change. If you don’t mind buying your own window units and love air in the heat then have at it! Drive over there you will see units in just about every occupied window and most tenants purchased those themselves. Look on top of the roof and you will see swamp coolers that don’t work. I have two animals and the inside stayed at 89 degrees “Downstairs” so you can only imagine the temperatures upstairs. Then they will make its an excuse saying if the temperatures are extreme outside it functions a little less. It was 81 degrees in my unit in April 2023 so go figure. I was able to get them to purchase me a new unit guess when I got it? The day before our court date. Also it seemed as every other week something was going on with the water so dont go to work and expect a good shower when you get in because you might have water/ you not or you might get hot water and you might not. They have roaches and cockroaches thankfully I was able to remedy my own without the pest control also with all their so call remodeling it’s even been tenants to come home with no lights. This place wants all the high dollars and fees so we as a community can fix up the place also if you fall on a temporary hard time be cautious because they don’t look at charity help as a payment you worked to get. If your rent is not paid on the 3rd they will give you a three day notice you will never get a “30” day notice and instantly take you to eviction court after you invested into the property with all the non refundable fees. Oh and let me add they will charge you $25 for placing a notice on your door. The water has gotten so bad that I started buying my animals water from the store! Been in a unit for five months and water issues pops up like every other week. Then the water is still gurgling dark brown when you turn it back on I was making $45,760 and I worked myself out of a job the only reason I mean THE ONLY REASON I had fought through to stay as long as I did was because I was waiting on my other jobs to start and need a place for my animals or I promise you I would have BEEN GONE. Don’t cry later— you have been warned. I wished I was warned but should have known because it was almost empty when I moved in and I have my personal reasons to believe that the only reason they got a few tenants after me and right as I applied is because of me! Roaches; No working water often; and you’ll need to buy your own air go to a motel even a mouse ran over my foot from all the water digging and my unit front and back presented a nice appearance to even get people to look this way they have a good presentation by drive by for oh and even more importantly because of how your living room is along the wall of another’s bathroom you sometimes will smell bathroom in your living room I would just keep telling myself pick myself back up pick myself back up and get out of there the fight was for my dogs! And NO THE SMELL WASN’T FROM MY DOGS MY DOGS GETS A BATH (boiled cool water may I add) ONCE OR TWICE A MONTH AND FLEA TREATMENTS once a month I EVEN PUT A TINY TAD BIT OF AXE ON THEM AFTER THEIR BATHs.

    Updated apartments are worse than the old ones. They didn't use the correct paint on anything, so anything that is light green is unfinished and rough to the touch. The dark green trim on the doors is sticky and for 3 months, I couldn't close a single door. There wasn't air conditioning in the summer for 80% of the time. And now that it's getting into the 30's, my pregnant wife and I don't have heat. When we originally signed, we were told we were getting an 1100 sq ft apartments for $1200 a month, and then they put us into a 600 sq ft apartment. And when we requested to be in the apartment we applied for, they upped our rent to $1550 with a non negotiable $250 utility bill. The bedrooms in the 2 bed 1100 sq ft apartment are so small, all you can fit into them is a queen bed, and almost nothing else. We are not allowed to bar our windows, and most apartments are right on the street and with the central bus stops in clear view of this complex, we become a target. When we moved in, we didn't have access to mail for 6 weeks because they don't provide mail keys and that's how long it takes the post office to make them. Parking is a nightmare. The street parking is permit only, and you can't get a permit until you have your mail keys. Plus anyone can park in the "Resident' looking parking, so you might not be able to park at the complex on some nights. In the updated apartments, things started actually falling apart within days of moving in. The faucet on the bath flew off and began spewing water everywhere the first time we tried to use it. The "granite" countertops we were promised, are actually just wallpaper on ply wood and it began peeling within 2 weeks of moving in. Anything we request to be worked on, never gets dealt with. And to top it off, I know some representative will comment on this post offering to make things better, but it's all just fake promises. We are here for 5 more months, and from day 2 in the apartment, we could not wait to leave. I HATE it here.

    After living here for a year, I will say, out of the three different apartments I lived at in Albuquerque, this one was my favorite. So, let's start with the pros of this complex. First, they're two story apartments, so they feel more like a house, I believe they're more like townhomes honestly. Second, It's in a surprisingly safe neighborhood. Don't let them not having gates scare you, because I never had a single issue while living there, crime wise. It was safe enough that I could do a morning walk and evening walk around the entire neighborhood, and never have any issues. Third, it's close to all the hospitals, so if you're someone who needs to see a medical specialist, such as my fiancé did, it's great for that. Fourth, it's a 5-8 minute walk to UNM, depends how fast your walk is. So, it's a great location for UNM students who want to live near the campus. Finally, the staff is very friendly here, especially after they changed the front office staff. Now, the cons. First, the swamp cooler was broken when I moved in and it was never fixed. Now, everywhere is starting to get rid of swamp coolers and go with Central Air. My issue with MVA is that they kept telling me by Winter 2022, it would be switched, and when I moved, I was told by a friend that they likely won't switch till Fall 2024. Now, they did give us a really powerful portable AC to use, and it kept the apartment at 75 degrees on average, so they will work with you. Second, their maintenance staff is kind of hit or miss. They were going through a lot of staff change while I was there, so that's likely the issue. However, I had two separate maintenance people come in to replace my dining room light, because it wasn't secured when we moved in and it fell out of the ceiling around three weeks of living there, and it was never replaced. Third, which is not the apartments fault, but some of the units are rented out by wannabe greek life students from UNM, and they will cuss you out, break stuff, and do illogical activities, like sit in the middle of the road or block parking. So, overall, the area of this complex is great, it's the first one I didn't deal with any bug issues and the staff was great after the changing of them. This complex is great for students and young adults. I wouldn't recommend it to families, especially with the wannabe greek life. If I ended up staying in New Mexico, I would've rented with them again.

    I have lived here for over two years and management did such a stellar job taking care of the property and any maintenance issues that have come up. I think it's great as far as location for college students as well as affordability. We were driven to this location for the wood flooring, affordability and location proximal to the university. We had a few problems with water, appliances and heating but they were solved promptly. Marissa the property manager did a great job keeping both my roommate and I in the loop about flexibility and options to solve any problems.

    Toured Marquee village today, considering renting, but whether I do rent or not I gotta give a 5 star for Charly alone. Charly is their assistant property manager. Ya'll, this woman is busting her butt over here. She was incredibly transparent that none of the vacant units "met her standards" and that they will all be getting "extensive touch ups if not entire renovations". Numerous maintence people on site doing a pretty decent amount of work on various units. You can dock Marquee village on a number of things, but as someone who's rented from a few different places, finding a property manaher/APM who actually cares is challenging. Let alone someone who cares SO MUCH! Charly, you've left an incredible impression, and definitely given me a lot of positives to consider. If I do end up renting her, she WILL be what tips the scale. AMC, Take care of this woman. She is a phenomenal brand representative!
