    When I first moved into the apartments they were wonderful and it truly felt like a wonderful place to live. However, one of the main upsides we had with this apartment which is the washer and dryer, currently don't work properly in our apartment. The new maintenance came by the same day we reported our problem and they quickly said that it would be the pipe and that they would have to order it but that they could fix it within the week. This was beginning of July. Currently, we are still unable to use our washer, not because it will not turn on, but for fear that the pipes will leak as always and flood our apartment which they have every week at least twice a week since we reported the leak. We have went to the main office multiple times, made multiple phone calls, and put in multiple requests online regarding this, all with the same answer of that they will pass it on to their supervisor or maintenance with no guarantee that they will ever be fixed. Our carpet has been soaked multiple times now because of this, we have had to find other solutions to wash our clothes, and generally we now have to be concerned potentially for mold in the carpet. These apartments had everything going for them. But its been months since we felt like we really liked living in these apartments. If our pipes could just be fixed, then I would be able to give them more stars, but as it stands, living here gives nothing but stress. Update: Maintenance has finally begun to come to our place, but they do not have enough people and coming on a Thursday and telling us they can’t do anything until Monday besides trying to tell our upstairs neighbors not to do laundry all weekend. Might I stress it’s not been almost TWO months, with potentially moldy carpet because it is always wet, the inability to do laundry and also having to constantly mop the apartment almost everyday now to get the water.

    PLEASE, PLEASE DO NOT MOVE HERE!!! Update: the pool and amenities have now been closed. So basically we are paying for amenity fees that we are unable to use. Like for example the fire pit, hot tub, or grill. These are only open in the summer from July-September. My husband and I have had the worst experience living in these apartment complexes. They constantly tow you and expect you to pay $200 or more to the tow company, making money off our backs. Either pay the tow company to get my vehicle back to drive to work or risk not having food for the week. It's a shame that I am forced to have to decide between the two. They also have hidden fees we were unaware of before signing the lease, valuing up to $100 or more. The office people are terrible; each time I have had a concern or request, I have felt belittled and treated poorly, as if they do not care or value me. I apologize for making you work and do the job you were hired for. Honestly, the new leasing office employees have made it a nightmare to live here. There is also a significant issue with needing more parking spaces. We have had to constantly park at the Smith's parking lot because of no parking spaces. If there are any left after 4 pm, the parking spaces are so small that my car has been hit 2x now, leaving horrible dents and no one leaving a note. The response that I have had to this concern is, "Well, why don't you pay for a carport?" well, what if I can't afford it?? Not all of us are that privileged to be able to add on another expense. I could honestly cry from how terrible of an experience we have had living in this place, and I know other neighbors feel the same. Just recently, one neighbor had her car towed, and both of her side doors were smashed in; now, she is unable to open either side of her doors. You have been warned.

    When we moved in, make sure to take pictures and notes cause there are some issues they might blame you for that never happened on your time. Make sure to keep an eye on your vehicle cause it can get towed for petty reasons. Expect pricing to surge up as you stay cause they will tell you thats what you legally signed up for. If you want to deal with management, the office will let "management" know (thru email) but you will never hear from "management", and when you asked about it... it was completely forgotten. Expect no empathy if you have troubled times. Parking is horrible and complex. Plus they want you to pay more to have it parked under the unit. Winters are cold due to old windows and spacing between the floors. I wish I could turn back my time here... Ending my lease 6 months early.. Reply to this comment: Ive contact the office many times and still no help or had excuses for there faults. No credibility but to blame the tenants. Make sure to look at your last statement! They like to add carpet cleanings even if you dont have carpet. Had a $200 fee that didnt have an explanation of where it came from. This place can F off

    I have lived here for going on two years now and over a year of that these parking spaces have been covered by dumpsters and now just trash. The new management has been utilizing these spots for THEIR construction projects, an email that these would no longer be in use was never given. Parking is already so limited here, they have less than half of enough spaces for all the units in this complex and the little spots we have they allow trash and dumpsters to sit in for MONTHS. The office staff don’t care at all, they are rude and condescending over the phone and in person and never communicate. I have had several issues while living here but this one is just ridiculous because it would be so easy for them to fix.

    Honestly if the recent reviews haven't turned you away yet, I hope mine does. The day I signed my lease a resident was walking out of the office and told me not to move here, I didn't listen and it's honestly been one of my worst life regrets. No one helps you around here, not maintenance and definitely not the ladies in the office. They're never attentive or quick to help, won't even answer the phone. This apartment complex honestly seems perfect, they're kind and respectful when your first moving in but the moment you sign the lease your experience will be the worst. I could go on and on about my horrible experiences but this asphalt project was my last straw. I understand they gave us notices, but even those didnt explain atleast 25 of us would be parking off the property for over a month. I work until 11 each night and luckily have a boyfriend willing to walk over and walk with me back to the apartment. I could only imagine the hassle for older residents. Im paying a full months rent to be forced to park off the property, in a dark lonely parking lot, and risk my car getting broken into or stolen which is absolutely ridiculous.I got towed the other day, along with about 7 other cars because I parked in the parking lot they said would be closed. I only parked in this lot because there had been a sign left in the other part of the lot saying we couldn't park there and it was empty so I assumed it was a last minute change, along with a lot of other residents. It's not like they haven't given us notices the day of before. They towed my car at 8am and didn't start work on our parking lot until 3pm and I even have pictures and time stamps to prove it. You can even notice the different times of day the photos were taken because of the shadows. I'm completely done and have even considered breaking my lease.

    I've lived here for about 6 months now and I've honestly been really happy with this complex. The grounds are kept clean, I absolutely love my apartment (it's a good deal for the price with all the amenities) and I feel safe living here. Management is effective and organized. Maintenance is REALLY fast and good at what they do. Jerry and Miguel are the main guys that respond to maintenance things and they're honestly one of the main reasons why my experience here has been so positive. I know I can trust them in my home when I'm away, they work quickly, and are the sweetest (funny too). They’re respectful and professional, and just all around good guys. Definitely a huge asset to this complex, and I’m sure most of the community here feels that way too! Highly recommend mountain run- as long as the rent remains reasonable !!

    Dear Potential Renters, Before you decide to make Mountain Run your new home, there are some crucial details you should be aware of. Over the past year, our property has come under new management, and unfortunately, the changes have had a noticeable impact. Maintenance of the grounds has declined. We used to have a professional landscaping company that kept everything tidy, mowed the lawns, and controlled weeds. Now, grass cutting is infrequent and not well done, with clippings left in the walkways. Weed control has been neglected, and dog waste has become a common sight, so be cautious when walking your dog. To add to the frustration, maintenance requests are not addressed promptly, and additional fees are charged on top of rent for amenities and maintenance. While they've introduced amenities like a fire pit and a nice barbecue, these features are only available during the summer when it’s 100° outside. Nobody wants to use a fire pit when it’s 100° and the pool should be kept open year-round so that we can make use of the amenities that we pay for. Furthermore, I've had unpleasant experiences when visiting the office, where I was treated rudely, yelled at, and even cursed at by a lady with very short hair. I genuinely hope that Mountain Run can improve its service, treat its renters with respect, and make the necessary changes to enhance your living experience.

    Kinda insane and done with living here. This parking and the way the office handled this asphalt project is super unprofessional. It "started" a while back but with the bad weather they stopped and started back up so suddenly giving residents no time to do anything. I'm so embarrassed to have people over and explain the parking and how they don't issue any warnings. My car didn't get towed, but my roommates did and they probably had a field day towing all the other residents cars, too. Last night I parked in the shopping center. Other than that, I'd say the apartment is fair for what you pay for and the area we're in.

    The place is nice and maintenance is typically fast. Love the area , Just don’t understand why we got letters that our rent is being raised $166 a month in April. The letter promised new pool chairs which never happened (all the ones at the pool have been thrown away or are completely ripped up) and the hot tubs haven’t been working since I moved in two years ago..

    Myself and husband have lived on this property for over a year now. Ever since Priderock Management took ownership there have been non-stop issues with most importantly maintenance. We would put in a maintenance requests the next day the portal would say "work completed" without actually fixing the issue or even reaching out. On 10\11\23 at 7:45 PM building #22 the water stopped working. I am unsure if the water was shut off without proper notice. Nonetheless I have not been able to find a emergency maintenance number on any resident portal, quick google search, or physical paper copies of such. I am still unable to find a handyman to fix the water situation. I really hope this issue is fixed.

    Ladies in the office do not help do not answer anytime they actually answer they say theyll give me a call back only to get forgotten about, this place is a joke theres many awesome complexes in this area but mountain run is definitely not one of them there scam artists that leave you with a team of people that dont want to help you at all. They tow your car. They make it difficult to get anything done. I still have a trashbag in the tree next to my apartment i still have a broken garbage disposal theres birdpoop all along the sidewalks but they definitely make sure the leaves are blown lol i just dont understand how it can be this bad and ive been only here since august never staying here ever again. I thought after the first review they were gonna help and resolve the issue and make my stay better, they still have not they made it worse.

    I lived here for a year, the management is responsive and helpful. They also gave us our security deposit back which is much better than most places in Albuquerque! It there was ever an issue they solved it and it seems like a safe area to live. It’s also close to the smiths and shopping center so it’s very convenient! Update- there are a lot of hidden fees but unfortunately that’s everywhere. Also, I rarely had to call maintenance so I can only speak for the 1-2 times I did early in 2022.

    I’ve lived in Mountain Run for the last couple years and have renewed my lease twice since. The apartment complex feels so serene once you pull in and all my neighbors have been wonderful and become good friends. The staff has always been attentive and helpful anytime I had a concern or question. My only complaint would be the safety concern of having to park very far away from my unit because often after a certain time at night there will be only a few uncovered parking spaces available since the complex itself has so many units/ tenants. However, there are covered parking spots available which you can purchase for consistent parking.

    I've lived here for 2 years and while the location is convenient, to call this a Luxury apartment is a huge oversell. The noise canceling between floors is atrocious, I know where my upstairs neighbor is in thier apartment at all times. Over the last year there have been atleast 3 water main issues that have caused water to be shut off for the entire complex for numerous days each time. The mail room was broken into over a year ago and a large number of the mailboxes are still broken, the door itself is barely secure still. When I see the Security patrol, they are parked in a spot that is blocking traffic and not even paying attention. When comparing the new owner (as of 7/22) to the old, they have poor communication when it comes to where to pay rent and the utilities. All communication claims that we are valued as a member of the community and yet a rent increase of 15.6%, when it's already overpriced for a single bedroom in this trying time for everyone, belies their true intentions of squeezing us for every dime they can.

    The ceiling fan and light were not working in the bedroom. A work order was placed and 2 young men came over to fix it right away, Miguel and Jerry. They are the nicest guys you will ever meet. After a few minutes it felt like we were all old friends. They gave me insider information on local areas and activities. The wall switch was changed quickly with no mess. Mountain Run is lucky to have these men working for them.

    I really enjoy living in this apartment complex! Also, maintenance is top notch! Jerry and Miguel are absolutely fantastic! They replaced my dishwasher and are working on getting my washing machine fixed. If I need maintenance work, I can count on these men to get it done thoroughly. Thanks again!

    Beware to all future renters, this complex and management will try to scam you in any way possible. I lived here for over 4 years and slowly watched this place get worse and worse. peoples stair cases took many months if not almost a full year to fix them and they are still all falling to pieces, if you attempt to move out BE sure to have multiple signed copies of your lease. as they change and tweak move out costs and dates every year, as well as add additional monthly costs that add up to a ridiculous amount, OH and the rent will also increase yearly by a large margin, so the longer you stay the worse off you are, they are pretty much asking for your money and slowly pushing their customers out by poor management and awful staff on top of insane pricing. Good luck to those who don't read reviews and fall for these peoples trap.

    I have lived at this complex for about a year now and I wouldn’t recommend it to anyone! Parking is hard to find and most days I have to park at the smiths next door. Addressing complaints to the ladies in the office is no use because they’re all rude and belittling. They hire outside companies to come and tow cars and when you ask them about it they act like they don’t know what you’re talking about. Maintenance will come in and out of your apartment with no warning. Seriously this place is not worth the price.

    Towed my vehicle with no warning despite all the vehicle information being on my lease. Offered no help in locating the vehicle. Just moved here from out of state with plans to get NM plates. Didn't think I needed to worry about the management company I pay rent on time to. Guess we know the new companies priorities now.

    Victoria, Evelyn, and the crew are extremely accommodating and handle concerns quickly and fully and deserve a five star review as well and the maintenance crew, they’re all really awesome and easy to talk to and get in contact with. All the reviews about squeaky floors are true though and is something to be aware of if you are living below someone. The water main has broken several times but that’s not a management issue, just be sure to clear your pipes whenever the water does come back on line.

    As much as I like it here I decided not to renew my lease. The rent is too high for the size apartment I have with small washer dryer and no hallway closet or storage. I can pay for a house at this price. New owners did a meet and greet during a week day and when people were at work so I have no idea who they are. Not only that but I will be charged a fee just to pay rent online...no thanks

    The area is nice, and mostly quiet. It's difficult to find parking spots at night, and the pool could use new chairs & tables. The apartments are updated, and I really appreciate how quickly maintenance works to fulfill work orders. Miguel & Jerry are friendly, helpful & do a great job. Kudos!

    We haven't lived here that long but we are enjoying it so far. I love the Amazon delivery box & although there have been issues securing the regular mailboxes, they are proactive in fixing the issues. Maintenance is amazing & they fix things right away. I love that there is no carpet in our unit & that its updated. Although I wish the washer/dryers in the units were front loading so that I could wash my queen & king size comforters. So far it's a nice place to live & close to a grocery store & park.

    The apartments are run horribly. The front desk people are not very helpful or customer friendly. The maintenance people are someone friendly it’s been a hit or miss depending the person. The parking here is horrible, you can never find a parking spot unless your parking at 5pm, after that there are few and far between. The pool was hardly clean most of the time I was here and was locked a lot of the time and the hot tub never was open.
