    I figured after reading all the reviews and having lived here for 3 years, I'd give my personal experience throughout my time here. I'm not from New Mexico, and was only staying here for work, so my perspective may be different than a native of the area (no pun intended). When I was first looking 3 years ago for places in New Mexico to stay, the management and staff here were incredibly personal in their help to get my needs accommodated. I actually moved in on a holiday and had one of the staff who had lived here bring me a key off clock. Things were pretty simple, and everything had the typical "New Mexico Lax" type of flow to it. Units were being upgraded and management was pretty cool about letting you kind of customize it to your feel. Shortly after, they repainted the complex and sold it off to new ownership. This second management was pretty damn bad. Most of the office and maintenance staff left immediately, and those who filtered out after that all did so with sunken faces. This second company was not prepared to carry the "Old complex that needs to stay on the upgrade path" torch, and they kind of dropped the torch on the entire complex. Car damage/burglary went up, sketchy ass people walking around all the time, cops raiding units like every other week, trash bins weren't being emptied; bringing bugs and smells, hundreds of maintenance tickets stacked up, and pretty much all the rest of the garbage you are reading in the comments. I've had my car broken into 3 times living here, but then again had a gun pulled on me down the street. Be realistic about where you live; NM as a whole has like the 5th highest crime rate in the country. Your apartment complex is not going to shelter you from living in a crime heavy area/state. So after this hellish point in living here, Peak Living has stepped in and have been in a long process of switching things up. Maintenance went on a crazy fix spree and were running around non stop trying to get stuff back up to par. As stated above, there was and still is a lot to fix, but they are making efforts, which is what this complex has been missing for a while. The new staff are more professional in business context, and a bit more quirky on the personal side, but they are trying to bring more of a community aspect to a complex of people who mostly keep to themselves. I've personally never had an issue getting anything taken care of living here, and the current staff respond well to my concerns when I express them clearly and appropriately. Try asking for help more, and telling to fix less ;) As far as the units are concerned, I have a larger one bedroom and I think it's great for the cost and area. I had actually signed my lease without ever coming to NM to see the place first, so I went off pictures and staff description alone. I have an upgraded unit and I highly suggest it as the older units have some really old stoves and such that you will definitely run into issues with. If you have even some minor skills with decorating, you can make the place look really nice. The porch is nice and private if you put a screen up, which creates a nice private outside space that I think is unique to this place. Washer/Dryer in unit is a huge win as always. One bummer on the new units is that you get less cupboard room in the upgraded kitchens, but other than that i liked the place. The biggest issue with living here, or an advantage, is the thin walls. This means you can hear EVERYTHING going on around you, everywhere. Because of the wall issue, most tenants here listen to music, and like ALL the time. This is not the place to sit quietly and read a book. During the day I either have my headphones on, or I'm blasting some music; My neighbors are usually doing the same. At night, don't place your bed against a connecting room wall or you will hear your neighbors breathe (or fill in the blank) all night. Everyone knows this, including management, so noise complaints take some effort here. If you listen to music a lot, I'd say this is your place just off that.

    I think of this as more of a warning than a review. Greystar aya apartments are a scam at the very least. Walls paper thin genuinely. Parking doesn't exist. The management is beyond unhelpful and when things go wrong instead of offering to help they send notices that they can't be held responsible. Now for my story. To keep it frank. 1400 a month and my apartment flooded five times. The first time they said it wouldn't happen again. Said the same the second time. The third the manager offered to move us. No pay. I said yes and he never got back to me even when I hounded him. Now it's Christmas eve and my entire apartment is flooded and the water won't stop. Started at nine am and it's noon and it has not stopped. The water is flooding the outdoor hallway also. My roommate and I have been sick since we moved in. We're both suspecting mold and have gotten a kit to test. Will update review about that. These apartments are not good. The upper management is not reliable and they do not care about their residents. Avoid this place. There's so many nicer and cheaper options out there

    “By popular demand” parking is the worst thing to happen to this apartment. Parking was just fine in the 50 D, E and 60 A, B buildings but now that they reserved all the spots that run all the way down the middle of the complex by the mailbox and other spaces, so now our “open parking” lot is always full right as I get here at 5 pm, when in the past this lot didn’t fill up until 7:30-8. This wasn’t happening 2 weeks ago, not even a week ago actually. But now every other surrounding apartment cars are filling up the lot instead of the people who live in these buildings. I can tell because there are a lot more cars that I don’t recognize as my neighbors cars. Terrible decision by the apartment just to get more money from people.

    DO NOT RENT HERE!!! It is the most horrible place there is, there is dirt, there is mold, humidity, thousands of cockroaches, garbage, there is no peace apart from the fact that the rent is very expensive, they want to sell you the space for your car and if you don't, the tow truck will take it away. . The manager is useless, she is more concerned about car spaces than getting rid of cockroaches. The maintenance guys don't do things right. For your own good DO NOT RENT HERE!!!

    I don’t recommend this apartment as a place to live. My car was stolen in September and they have no cameras that captured it leaving the complex. They say they care about us residents but they really don’t. I posted on the resident app and then called to let them know my car was stolen and all they said was “oh yeah we saw that”.

    We didn’t renew our lease due to the thin walls in this place. You hear everything and everyone. So If you’re looking for a good nights rest this isn’t the place for you unless you live on the 3rd level. We had to buy earplugs. We’ve also called to complain about the noise on several different occasions. But security does come out when called. Beware of all the flies hovering around. It may be due to valet trash and people leaving their trash outside all the time, and the plumbing that runs right outside your doors. This place could be better if it was a non smoking property, and if people were considerate enough to throw their trash in the dumpster and not on the ground, and pick up after their dogs. On the positive side the community of people are nice, maintenance is always helpful and come to fix things pretty quickly, lots of people walking their dogs or just walking, and the office staff is kind.

    Rent costs too much to have the air conditioner barely work. The maintenance doesn’t even do much to fix it when I put work orders in several times. There is also homeless people in the fitness center all the time because the door is unlocked.

    I would never recommend this apartment or management company, not even to my worst enemy. They are shady and cheap to say the least. I’m not going to list the myriad of maintenance issues, but there are many. When they come to “fix” the problem, it’s redneck engineering at its finest. The thing that pushed me over the edge to write this review is that the management company recently changed payment apps, but did not adequately notify tenants that autopay would not transfer automatically. I came home to a 3-day notice on late rent as well as a late fee because my autopay info did not carry over. They claim that I was adequately informed of the change, but nowhere in their emails does it say that autopay will need to be set up again. This place is a total rip off and the management company is crooked. DO NOT RENT HERE!!
