    This hotel is in a great location on Hua Hin beach. A smaller and vintage hotel with its own charm - dont come expecting a Mariott or similar. Although the hotel seemed to be full for the long weekend, there were still available tables at breakfast, and the swimming pools were never overcrowded. The beach is beautiful and also very spacious and uncrowded. There is a very nice shopping centre Hua Hin Village Market within walking distance, with a Tesco and all the usual chain restaurants. Breakfast at the hotel was good, with more choice than I expected. As our room was near to the breakfast restaurant we did get woken each day by the clatter of plates, not an issue for us but it might be for others who prefer a lie in! The staff we encountered were all very pleasant and helpful. Will definitely stay again for another break in Hua Hin in the future.

    Enjoyed our 5 days at this hotel. Nice pool although not very deep. The rooms are a bit dated but in keeping with the age of the hote. Comfy bed. Breakfasts were okay with varied menu. Straight on to the beach with sunbeds and umbrellas.

    Old estate turned into a beautiful 21 room beach hotel. Seems popular with European visitors for some reason. Our group rented out 5 rooms. Comes with a nice breakfast πŸ₯ž (7-10am) that changes everyday. The hotel appeared dead to me most days but it was 100% filled. There are many hotels next to this that might seem more modern and flashy but this place had history, charm and good value. It's extremely close to the beach which is fantastic.

    Stayed here for 5 nights in November. The hotel sits back from the road and has gardens facing the beach & the sea. There are lots of places to sit & relax, some out in the open, others with canopies to protect from the sun. There are two small pools that are maintained well. We had a standard room that was large & comfortable with a balcony overlooking a garden. The hotel could maybe do with some upgrades, but the staff are lovely & very helpful. There is a restaurant that serves nice food. There is a small bar and it was nice sitting by the pool with a refreshing cocktail. The views out to sea are wonderful. Highly recommended.

    If you like an authentic and vintage style stay, this hotel is for you! If you look more modern high tech stays I would look at the intercontinental which is next to the hotel. I personally really liked this hotel so much because of the vintage environment, the staff was so nice. They can tell you more about the main building which is over 100 years old. We had a room with courtyard view for three people. They room had the traditional teakwood floor and two types of air conditioning and two two person beds. Although the mattress' we a bit dented but I managed to get a good sleep. And after we woke up we had breakfast with a sea view. The breakfast was a good mix of western and Thai food. Also the hotel in very central with a shopping mall just 2 min away. Amazing hotel we will definitely comeback here

    Unfortunately, the beach outside Baan Bayan is dirty and polluted now. Ants were crawling on the table, plates and all over our feet while we ate breakfast. Construction next door. Service was good as always, but we missed meeting the uncle that usually brings the bags to our room. Hopefully things will be great again like they use to be because it is a quaint beachfront resort.

    It’s nice to have a hotel with a bit of character and not the standard concrete block. It’s showing it’s age a bit such as a bath and a hand held shower. Very large quiet rooms with excellent air conditioning, a large fridge and kettle. Everything you’d expect from a high class hotel. Far nicer and more attractive than the alternatives in this area. I’m pleased we chose to stay here. Two comfortable medium sized pools overlooking the beach and sea. There’s quite a few loungers and palapas. Beach is clean and a nice walk to either side. Sea is very good for swimming. Large shopping centre just across the road and a 711 shop by the entrance. Very good, helpful staff. Many thanks. Gave us a late checkout and a taxi to the BKK airport bus.

    Quite a quirky hotel and a place you'll either instantly warm to, or decide it's not your cup of tea. If you're after tight fitting uPVC windows and modern furnishings then this place is probably not for you. But therein lies it's charm for me, everything is wood, from the furnishings to the ancient sun loungers and window/door frames. The Tiles are unique and match on the stairs and along the terraces. The wonderful Pagoda on the Seafront Terrace was my favourite place to spend a tranquil afternoon in a dreamy state with the breeze blowing up from the beach and countless Kite Surfers skimming the surface of the sea. Not many people staying when I was there. But I try to give as fair a view as possible of any place, Pros and Cons. Regarding the latter, there was some construction noise from the neighbouring house, however this was intermittent and only really disturbed me in several occasions, not enough to stop me extending my stay by an additional week to three weeks. The thing is the swimming pool which isn't really big enough for swimming, more for just taking a cooling dip. I think the lack of a good size pool could be the decisive factor when I come back to Hua Hin. However all in all a wonderful and memorable stay and the manager "Mr Good" couldn't be more helpful. The rest of the staff there are also great and a bit like a family in terms of their commitment to this Heritage Hotel

    Stylish historic vintage colonial hotel on the beachfront at Hua Hin. We loved our stay here! Enjoyed the beach views and breezy cool open areas/pool for relaxing. Staff all so friendly and helpful. Yummy breakfast. Room was clean and spacious. A/C worked well. The seaview rooms with big balcony looked amazing if you can splash out for that. Our room (family garden view) was very comfortable and easily big enough for four adults. Easy 5-7min walk to market village which has a great foodcourt on lower ground floor. Quick Grab or walk up beach or road(20+mins) to Hua Hin town area for night market and many bars/restaurants. Head west (15-20 min walk or easy Grab)over railway line for more local night food market+ bars and live music. Thank you Baan Bayan!!

    Excellent boutique hotel with a friendly family feeling. Beautiful rooms with free Cokes, water and tea and coffee in the room fridge each day. 2 beach towels each day for use around the pool and beach loungers. A plentiful buffet breakfast included. The location is right on the beach front with lovely gardens and pools, restaurant and massage room. The shopping mall is 5 minutes walk that has restaurants, coffee, bakeries, eateries, supermarket and food hall open until 9.30pm. Highly recommend a stay here.

    Easily the best boutique hotel in Hua Hin. The staff was great ❀️ The included breakfast was delicious 🀀 The rooms were amazing πŸ›οΈ The property was beautiful 🌴 I can’t say enough good things about this place. Minutes walk to Market Village. Less than fifteen minutes walk to: Baan Khun Por market, ChatChai market, Hua Hin Night Market, the Hua Hin Train station and many other places.

    This place, the owner and the staff stole my heart many years ago, it is a gorgeous and friendly place. I never go back to the same hotel, but have been here several times and will go again and again.

    Stayed at this hotel before the pandemic about 3 yrs ago. Returned to see that it has deteriorated quite a bit. Rooms looks very tired n old. Front desk service really sucks big time. Nobody was there to help with your luggages from car park to the reception area which is some distance for a 65 year old guy. Upon checking in, nobody can be bothered with your luggages too and mind you, there's no lift. The only lady at the front desk was super unhelpful. Will not go back again anytime soon.

    We stayed at a beach front suite of two bedrooms. It turned out that the two bedrooms interconnected through a common bathroom and that the living area was open with no privacy. This means that each time one of us used the bathroom, we had to lock twice and then unlock twice. The pool was a bit small. The design and decoration overall were impressive. The breakfast was merely better than nothing.

    A small hotel directly at the beach. It has a historic touch, which was very nice for us. Our family room was quite big and very tidy. All the electrical equipment was working perfectly. The bathroom was a little bit older, but absolutely okay. Very friendly employees, especially to our children. It is possible to book Thai massage directly in the hotel for a reasonable price. Breakfast offering is standard and good quality. We took lunch at the pool bar all days, our kids loved spaghetti and lasagne. But you can have Thai food and other western food of course, too. Thus, we also had dinner here, twice. The prices for food and beverage are absolutely reasonable.

    Situated at the best spot on Hua Hin beach, Baan Bayan has such a relaxing atmosphere with lounge area on courtyard facing the ocean. However breakfast needs to be improved.

    The hotel is a heritage hotel. Its right on the beach, making its location best. Village market mall is just outside hotel. The rooms are absolutely clean and beautiful. The owner has taken care of small details like putting practical and cute things inside room and all around hotel. The food served in sets, but the food was delicious. The only con is there is no lift in hotel, but thats not an issue. The grestest thing is the staff is so polite and couteous. Really enjoyed the stay. Highly recommended. πŸ‘πŸ‘
