    I am sorry to say that my experience with Flamingo Point Residence apartment in Miami Beach has been extremely unsatisfactory and frustrating. As a resident, I have faced numerous issues that have not been resolved by the management. From the first day, I moved in, the flash in the toilet did not work, and it took them three days to fix it, despite the management's assurance that the apartment was completely renovated and everything was new. However, the problem continued to persist, and it was just the beginning of a series of frustrating experiences. On one occasion, someone brought trash in front of my door and left it there, which happened twice. When I reported the incident to the management, they ignored my complaint and did not even let me see the camera records to catch the person who harassed me. The issue was never resolved, and I felt extremely unsafe in the complex. Another significant problem arose when I lost my expensive package because the management was not able to provide a safe place for deliveries. Despite my complaints, they never even tried to help me find my package, which was a huge disappointment. The management team at Flamingo Point is extremely rude and unprofessional, and it doesn't matter how many times you request to talk to the general manager or someone in a higher position. They will never be in contact with you and will completely ignore your complaints, putting all responsibilities on the maintenance team. The leasing office may be polite until you sign the lease, but after that, they become rude, disrespectful, and very unprofessional. Recently, my AC has not been working properly, and it has been two weeks since I first reported the issue. The maintenance team has tried to fix it several times, but it still does not work. Instead, they put an old, noisy, temporary AC in my apartment, which doesn't work properly at all, and the temperature inside the apartment is 78 degrees Fahrenheit. When I asked them to change it, they completely ignored me, and I have been living in horrible, health-threatening conditions for the last two weeks. They informed me that the AC company representatives would come once on Monday, which means I have to survive in 78-80 F temperature for another two days. Also I emailed several times and never got response from officials of Flamingo Point. Despite my repeated requests to talk to managers, they have never called me back or emailed me with an official response or apology. When I talked to the maintenance guy, he said he could not do anything to fix the AC. This kind of service is unacceptable, especially considering the high rent I pay of $4000 for a one-bedroom apartment. I highly do not recommend anyone to live here at all. Flamingo Point has the worst management I have ever seen in my life. Despite the management saying the property is secured you can see a lot of strangers inside the complex, especially in the pool area, which is very concerning. The nice and polite management representatives are all fake, and they literally do not care about you after you sign the lease. I urge everyone to read the reviews on Yelp and Google, which are true and with evidence. I did not read the reviews and it was my mistake. Flamingo Point is a terrible place to live only cause of horrible management , with a 2.5 rating that speaks for itself. In conclusion, if you are considering signing a lease with Flamingo Point, please read the reviews carefully before deciding. For the price they charge, the management must provide excellent luxury service, as they represent themselves on their site. Unfortunately, it is all lies. Flamingo Point has terrible management and service, and it is not worth the money you will spend. I hoped to find peace and new home when I moved here but instead of I found rudeness and disrespect and unprofessional approach from the management. So disappointing

    If you like living in a construction site, this place is for you! Like others have said, this building is always under construction. Just don’t forget your hard hat and ear plugs if you move here. Don’t expect to work from home or take any phone calls, the construction noise is off the charts. And as if tenants aren’t already putting up with enough, the management will terminate your lease whenever they feel like raising your rent. And to be doing all this to people during a pandemic is really low. Never lived in a building where the management treated their tenants with such disrespect. The renovations are so sloppy too, no attention to detail, and things are already breaking.

    ROACH INFESTED!!!!!!! It’s not every apartment, but they leased me my apartment knowing it had an infestation and failed to fix the problem. Having moved from out of town, I couldn’t see it until move-in day and now here we are. The exterminator comes every other day but the problem is too big so nothing helps. Fingers crossed they’ll transfer me to another unit as soon as possible. It’s disgusting and unsanitary!!

    I cannot find my last review, I will leave it here again: - Deena. The way she emailed us at the early beginning made us feel disrespected. We authorized to her a payment of $350 and she charged us $1230+ that was non authorized. Did not gave us the tour for the building and did not reserved the right day the elevator for the moving day. - We were NOT notified beside of all our questions about payment of "extra charges" that are $300+ each month, if you are on a budget please think twice. - The cabinetry felt down the first day of moving because it was attached to the wall with glue, and it happened to another friend either you or you belongings will be affected. - THE PACKAGES: I LOST ALMOST ALL MY PACKAGES THEY GET "LOST" EVEN WITH THE CONFIRMATION OF THE TRACKING AND PICTURES OF THE PACKAGES INSIDE OF THE LOCKERS. ONE OF THE GUYS THAT WORKS THERE IS SO RUDE THAT HE YELLED AT ME SEVERAL TIMES WHEN I WAS NOT EVEN TALKING TO HIM, AND TRHOW TO THE FLOOR ANOTHER RESIDENT PACKAGES AND KICKED THROUGH THE HALLWAY. - My apartment always have insects. - My bathroom is always with something broken. - Oh they fooled me with the Gym, they out a seal on top of my contract to get the gym payments waived because all of the bad situations that I was facing and I still facing. - The administration wont do anything and is very hard for them to email you back with of course no solutions. Please do not get fooled like I did in this building.

    Don’t live here. There are a ton of other great places in the area to live and I learned that very quickly once I moved in. The walls are paper thin in the units...it is insane how you can hear EVERYTHING because of the walls. If you enjoy hearing loud music at all hours of the night in your unit when you're trying to sleep, this place is perfect for you. There’s roaches throughout the building and the fire alarms love to go off at random times. You have to pay separately for parking when you rent there and also have to pay separately for the small gym if you want to have access to a gym on the property. Their deposit is $1,000 and they will take out hundreds of dollars for unnecessary paint charges of the entire apartment, even though only small parts need to be repainted. They can’t even provide proof of their work, when requested since I took pictures of the unit when I moved out. Won’t work with you on refunding you any of the money either. We were excited when our lease was ending needless to say, and the security deposit situation was the icing on the cake to our awful experience living here.

    Lived there for over 5 years ,dealt with two different management teams. Very disorganized and dishonest about all of their hidden fees. South tower had mold issues ,I complained many times all they would do is paint over it. I left the apt immaculate ,yet still have the courage to charge me for re painting the apt after I left it ,the way it was given to me 5 plus years ago. Now management won’t answer my calls or emails. Do no move here! Leasing office is only nice until you sign that lease ,then they throw you to the curb. Roaches all over !! Inspect your apt thoroughly

    This place is honestly pretty gross. The entire property smells like urine, all towers (even the new one) are infested with cockroaches, and the creepy staff makes my girlfriend feel unsafe. Management is checked out and completely useless. The leasing company will reach into your pocket at every turn - charging you for frivolous things like reserving an elevator to move in. This place is a lawsuit waiting to happen; STAY FAR FAR AWAY.

    The management is the most insulting, rude group of humans you will ever encounter. None of them know what they are doing and they make you feel unsafe, and like there is no one in the building who can truly help you. They are constantly lying / making up rules / using scare tactics on residents who are truly good residents. It's disgusting. Not to mention that my rent is going up $2,000 in 1 year.

    Very poorly managed building with tons of hidden fees that you don't find out about until after moving in. There is a $400 "processing fee" just to sign the lease, there are "common utility bills" of $100+ that are added to your monthly rent for trash, electricity, AC, etc as well as a fees to use the gym and the mailroom facilities. The mailroom is also a complete disaster with packages frequently lost and staff that are unable to help locate lost items nonetheless speak english. The management also could not care less about anyone in the building. Complaints are either ignored or not resolved in a timely manner. I had MOLD which ruined all my clothes and took 2 months to address and get proper cleaning. New neighbors have a blasting subwoofer which I filed 4+ complaints about and nothing done. Rent increases are also 25%+ for renewal with no reasonable negotiation. This management team doesn't care about the tenants and does nothing to retain.

    First, the building signed a lease with me for one move in date, but 5 days before the move in date, they said the building wasn’t ready and we couldn’t move in for another month. They only realized it wasn’t ready because I went by the unit and brought it to their attention!!!! Otherwise, they wouldn’t have known and it would have been move in day and we couldn’t move in! Appalling! Next, we move in, and cigarette smoke is dumping into my apartment, presumably through an air vent straight into the bedroom. It is so strong it is causing me asthma and my infant had to be hospitalized for wheezing. The management acknowledged the issue and said they would look into it and then stopped responding to any emails. Truly negligent and harmful.

    Now that the renovations are done it has become the best place to live in South Beach. However, there are still room for improvement: - The paths leading into the buildings entrance are inconvenient and some people are making their own going through the bushes. - The new gym is underwhelming compared to the old gym. Although it looks great, the free weight and machine area is too small compared to the number of users. The room for spinning is sitting unused 99% of the time. The priority of space should be better when you decide to downgrade the gym and at least focus on what will be the best for most people. - There needs to be more sunchairs available by the North Tower pool and the area feels smaller than the old one - it should be expanded. - No one is going to rent the indoor spaces next to the pool when they are not connected to the pool area. The fence should be moved out to the edges of the building to make one big open space. - Why has the Barbecue grills not returned? - What happened to the Beach Volleyball court - it was a great place to meet new people and have fun - The Basketball court was closed to make space for more parking which is obviously not needed. - Make it easier for tenants to access and enjoy the Bay - there is no easy way to get into the water. - Some of the pathways in the garden are too narrow and/or the plants needs to be trimmed by the gardener. - Instead or removing amenities that brings people together, there should be more - like a game room for example.

    Overall amazing place. Fantastic amenties, brand new apartments, wonderful views and a great leasing experience with Sarah. Don't be swayed by the 2.9 star overall score - that was way before the completion of North Tower. Best place to live on the Beach.

    Reasonable management. I believe once all the trivial issues are resolved, this will be a great place to live. Until then, a work in progress Update: They tried to raise my rent from $3019 to $4400. Mind you this is a one bedroom on the first floor. So I decided to end my lease. Then I found out they put my apartment back on the market at $3600. Why didn't they just offer me that in the first place? Very shady business. On top of that, had the audacity to ask for a video of my apartment layout to help them rent the unit out

    I've moved to Flamingo Mid-raise tower 1 week ago from NYC and the living in the building is great so far! The apartment was sparkling clean and common areas such as hallways, lobby, elevators are as well. First service call I made for a damaged exterior door was completed in less than 2 days, and management looks responsive and helpful. No partying or noise at my floor, no traffic in common areas. Doormen are friendly. On the other hand, the gym - that is huge and overall well-equipped - looks neglected and disorganized; not enough cleaning stations and constantly out of wipes; people improperly wearing masks and not cleaning any equipments after use.

    If there would be an option to leave -1 that’s what I’d pick. We came here a year ago and our fault to do not pay attention to the previous reviews. If any given place has less than 4 stars apparently that’s for the reason. They rip you off. Management is horrible. On the top of the rent you pay $400-600 for all the random stuff that they don’t tell you about. Gym is not included, you gotta pay a 100 dollar for a dog… INSANE… and this is them being “dog friendly” In short, do yourself a favor: go and spend your money somewhere else, Flamingo is all about ROI I never give bad reviews BUT I had to do it on this property

    I've been here for a week. The most terrible experience so far. I can't go anywhere without my boyfriend because they haven't been able to add me to the lease for over a week now. Although my boyfriend was added in a couple of hours and the next day he made a fingerprint and keys. They told me that they added it to the lease yesterday. That evening I went down to the office and it turned out that it was closed from 4 to 6 pm for unknown reasons. Today I went down again and was told we don’t see you in the system. What is happening in this complex is not clear to me. I’m already tired of asking the workers to open the doors for me and saying that I’m a guest here. Regarding parcels, this is a different story; delivery workers sometimes simply do not find this complex and do not deliver the parcels. The gym, residents say, is paid. Only one pool is working, as the second one has been cleaned of dirt for a week. There are no words, honestly.

    I just moved in to the North Tower, new apartment, spectacular view. The Condo is maintained perfectly clean, great facilities and the best location if you want to live close to the beach.

    I have lived here since September 2022 or a little over nine months. Love my unit and the views. Maintenance is always prompt if an issue pops up. Staff is great. The Parcel Pending package room isn’t perfect but my issues have always been because of the delivery company and not because of the lockers themselves or the staff. No complaints and I hope to enjoy another year here when renewal time comes around. 😀

    I recently moved into a large studio with my husband and we LOVE it! The space is beautiful and we have a huge balcony facing the ocean. The staff is friendly and attentive. The landscaping is well done and there are tons of outdoor places to hangout/relax. Definitely would recommend Flamingo!

    This is the best place I've ever lived in, and I'm so in love with my new apartment. The building is beautiful, and the amenities and the pool are luxurious. I love that I'm so close to the beach and I get in the ocean every day. It's so close to the delicious restaurants in Miami Beach. I'm so blessed to get to call this place home!

    Wow! What a beautiful place to live. The grounds are gorgeous and feel like walking through a lush jungle, the views are unbelievable, and the pools are lovely. Manuel in the leasing office was incredibly helpful and responsive. He made sure we had all information necessary to have a great beginning at Flamingo Point, I highly recommend him. Teresita manages packages, and always has a smile on her face which makes picking up packages fun and less of a chore! She works exceptionally hard to ensure everything is orderly and organized. I look forward to meeting the rest of the Flamingo Point family, and hope to live here for years to come!

    The move in process was very easy. The leasing office was very attentive and make our moving so much easier. We also had the same great experience with any maintenance requested to the unit. They solved all the issues right away. We totally recommend to live in Flamingo Towers. The property is well kept and clean. The landscaping, outdoor and pool area is beautiful.

    Pros: The property is beautiful and the view is amazing. They have good deals right now bc of the construction going on which includes a free month. Nice gym on site (extra monthly charge $60) Great location on the bay Cons: Cockroach infestation in units Security does a good job keeping the trouble makers out but is way to strict with the tenants that live there. They try to boss you around at times. There are many hidden charges that you have to pay when signing the lease. Expect to pay around $550 in fees/background checks. Parking can be a problem. You can not get a residential parking sticker from the town that allows you to park in the street when you live here. One last big con is they try to take $395 from your deposit when you move out for repainting and cleaning. It doesn't matter how clean the apartment is and the walls.

    From the moment stepped foot on the property (and into the studio apt that is now my favorite home ever) I was totally in love. So glad I trusted my instincts. The property is amazing, multiple pools, restaurants and cafes. A late night bodega. I call it our “campus” because most days I don’t need or want to leave. Management and maintenance have been amazing to me. Upgraded my blinds, toilet and A/C with zero wait or push back. The best part about Flamingo Point though.. is all the new friends. I’m thrilled to be here and can’t give a higher recommendation! 🦩

    Cool place, lots of beautiful outdoor spaces and views. On the 15th floor there’s a couple that keeps fighting and calling the cops, but the rest is ok.
