    Good location, fairly clean, the only staff member I met seemed nice, my only problem was that I was in Niagara for the 420 expo and had to leave the property to smoke. I understand not being allowed in the rooms (for obvious reasons), even the balcony beaause it is kind of closed in, but it was annoying that I couldn't even spark up a joint in the parking lot.

    This is a budget friendly place. If you are looking for lavishness then this place is not for you. Having said that this is an a great location in terms of walking it’s almost in between Clifton Hill and the actual horseshoe falls. It’s right beside an LCBO as well and a Tim Hortons is right around the corner.

    location is good, but no microwaves in the entire building complex. Not even in the front office. currently there is heavy construction in front of the hotel so it is really noisy in the morning. Otherwise not a bad deal if you can get a cheap price. Guy at the front desk was friendly. I did find some hair in the bed and towels.

    Quaint little motel, just perfect for our Niagara Falls Adventure. Walking distance to many restaurants, and the Falls. Could have used a couple of hand towels (Got only baths and washcloths), And we didn't like the encouragement to smoke outdoors, as it made entering and exiting smokey sometimes (I wonder if this is a Canadian thing?), but it wasn't enough to fault them a star.

    Checked in with Front Desk Richard on a Saturday night. Bio hazard smell immediately upon entering the room and filthy and dirty linens. Seems like linens were bought 60's and haven't been changed since. I reckon they don't get washed regularly as well Dead bugs around the walls and especially by the window We checked out immediately and Richard said refund will come from our original booking platform expedia in next 2 days. When expedia reached out to them they denied refund. I would not stay for free, FILTHY LIARS

    One man was extremely friendly. The other wasn't a fan. Attitude right off the hop. Location was ten minutes from Clifton Hill. However room smelt awful. We left window open the entire time because of it. Extremely outdated. Carpets look like they're from the 80s. (Probably what is giving the awful smell) Old tv, fridge, pictures etc. Couldn't even brush teeth in sink cause it took forever to drain. Tolite leaked. One bed didn't even have a fitted sheet over the mattress. No pillow cover on two pillows. Holes in the other sheets on the other bed. Highly recommend staying somewhere else.

    Clean rooms and a lovely pool but the service was standout. Richard, who works front desk, went above and beyond in helping us all feel comfortable and oriented for our first trip to Canada. Not as close to the falls as some of the other hotels, but that ended up being a blessing. The Kings Inn is tucked back from a lot of the noise and crowd, and the walk was only 15 minutes.

    I don't understand all other reviews, booking that motel was something... Huge smell and marks of mold in the bedroom, plus I'm pretty sure the bed sheets on one of the beds were not changed from the previous guest (Fresh tomato sauces spots everywhere on bed + lot of human hairs all over..)

    This is a place you can be rest assured you will feel welcomed. The staff has been employed by the owner for a long time. Reason being they are treated with respect and they give you respect as customer. The Kings Inn is always clean and continuously up keeping their world class image. The owner Julian and his staff will make you feel welcome and like family. The pool is amazing and location is the best! This has been my choice for many years and many years to come. Thank you for your hospitality and making me and my family feel valued. Cheers 🍻

    This Motel is very near from cliffton hill. I like this Motel. I stayed their twice as if date. Value for money all the time. Enough parking available. No microwave or cooking inside. Heater, ac , coffe machine, tv. clean bathroom.clean bed sheets.very good service. office manager is always ready to help you.I stayed with my 2 year old and before that 1 year old. I didn't face any issue. I expect good and clean motel when I book one. and this one is as per my expectations service is really good. worthy of its price. not toopricey. It has lots of restaurant near by and a gas station in walki g distance. Loved the motel. Will visit again if I stay in Niagara. Only concern I have is with its mattresses. I have back pain problem so remain worried all the time as they use spring mattresses. Other than that I didn't find any glitch as if date. Hope no glitches for future years as well. Thank you for your service.

    It was okay , it would have been nice to have a microwave in the room also the carpet should be replaced with vinyl laminate it would look and smell a lot better.

    Terrific, centrally located motel with very clean rooms and immaculate housekeeping. Summertime use of the pool is an added bonus for cooling off and sunning on the deck. It's only a short walk to the most popular amenities and the GO bus drop-off! The property manager is gregarious, professional and highly efficient. Check in and check out was a breeze. Amazing place to stay and definitely a property to return to for future visits! ... "Groovey Girl" approves ;-)

    My experience staying at the Kings Inn was awesome. For the service I give them 6 stars the room and pool was clean, the location was fine 15 mins walk to the falls. I highly recommend this hotel.

    My 2 friends and I stayed here for 2 nights. We all found the room to be very clean and comfortable and the price was great.. Management bent over backwards to make our stay more enjoyable...even getting us a power strip to plug in our various machines. I would definitely recommend this motel.

    We couldn't have been happier with Kings Inn. The staff, by far, were the kindest and most helpful. Gave us great suggestions and made accommodations for our young family. The price was affordable and the rooms were clean! The pool was well maintained and a great respite from the summer heat.

    Stayed here for one night while visiting Niagara Falls, overall a pretty decent place. Couple of minor quirks with the room though. Our heater didn't work so the room was freezing most of the time. Also when we activated the hot tub jets, it smelled like sewage water so we decided to just leave the jets off. Otherwise it was a very nice stay with a pool on the property and only about a 15 minute walk to the Falls themselves. Plenty of great places to eat nearby including a breakfast and dinner buffet right across the street. Would recommend!

    Very nice place to stay! Within walking distance of most attractions, including the falls themselves. The owner, and the rest of the staff are very friendly and helpful! Slightly dated, but my room has been well cleaned and comfortable throughout my stay! Would definitely book here again!

    Very close to the center and the Niagara Falls, clean Motel. The service was amazing. The staff were very nice and helpful. The man from the office gave us a map, and advised us on were to go and how to pay in Canadian dollars. Even in our last day he let us keep our car in the motel’s lot for two hours free even after we checked out. I strongly recommend this Motel when you arrive to Ontario.

    Horrible service. I booked online a room with two beds (two couples) I'm from Montreal and drove nearly 10 hours to get there....the guy at the counter tried charging 500$ what the hell? It's a motel not a hotel and when I spoke to the other couple we all agreed to get separate rooms which would be cheaper. So when I told him he reimbursed me the money and said now have a good night please leave. I suggest that tourists from hours away DO NOT GO THERE. I was panicking and had to rush to find a last minute motel at 11 pm at night for two nights just to enjoy my first time in Niagara Falls. Worst place ever. Never am I gonna stay there. Definitely will be spreading the word. Man with mask was rude and definitely racist

    I chose this hotel based on the great reviews. It would be a good place, it was walk distance from the Falls and good restaurants. To me is very important to be in a clean hotel, and this hotel on the surface was clean, but looking closely it was not - the AIR CONDITIONING was growing MOLD. Another thing that really bother me was that the table outside of my room had a cigarette tray that was dirty with old cigarette ( I don't smoke and I hate cigarette). The parking lot situation is not great, it seems to not have enough space for all guest and it is very small spots, so if you have a big car it would be very difficult. I would not stay there again.

    Wonderful stay. Everything was excellent. We were able to check in slightly early with no extra cost. Parking is free and right outfront. We were on the 2nd floor and it was easy to get too even for the kids. Once the kids were on bed, we sat on the sundeck and it was nice and quite. We ordered some food and watched the fireworks. Do note: smoking is allowed outside of the property so do expect neighbors to smoke right next door to you often...for us it wasn't a bother and the smell did not come into our room Even with construction surrounding us in many directions, we didn't hear a peep! The curtains aren't completely fitted to the window so they do allow sun in which again wasn't an issue for us since we're early risers. The AC was excellent. Made noise but what AC unit is quite...... Rooms are super clean, bathroom was clean, fresh towels, coffee machine and mini fridge on the room. TV with regular cable. The hotel has a games room and a beautiful pool - sadly we didn't get to enjoy either one due to a short stay. I will definitely be back again and next time I visit I will 100% stay in his little Inn. Everyone from the management to front desk to the housekeeping team....thank you for all your hard work!

    Hello. We just came back from overnight stay in Niagara at Kings Inn. One of top notch motel with great staff and reasonable price. We had queen bedroom s and the bedsheet and pillows were clean. The room was clean and comfortable. The front end manager name David and Richard are so friendly and caring. Richard reached out to me for getting my booking confirmed since the week I had plan earlier was booked already but Richard ensure to get me this last weekend. Kudos to Richard. I am always going to stay in this motel when I plan to visit Niagara. Thank you

    What a great motel to stay at!! The rooms, grounds and pool were all super clean. Owner and staff were so friendly and accommodating. Great location for walking to Clifton hill, casinos and tones of bars and restaurants. And they did not charge for parking! Huge plus in Niagara falls. I highly recommend!!

    Awesome service! Rooms are not up to date as much but they are completely clean and if anything is not working, the staff is super friendly!!! Its a good distance from the Clifton Hill so it was wonderful to be able to walk there and back. I really recommend it if you are looking for an Inn a good price but near the falls.

    For the value, with parking it’s tough to go wrong here. The staff are great. The other guests are interesting and friendly. I would feel better giving it 4.5 stars but I can’t give it a full 5 only due to the lack of microwave and not so comfy mattresses. If you like to sleep in I’d recommend the second floor for a bit more quiet. It’s not the ritz, but it’s a really quaint, clean, cheap and cozy Motor inn. Will stay here again.

    Niagara Falls on a budget. This is a great spot for the money. Prompt service and decent rooms. Location is pretty central and made our trip that much better. The pool is a great touch, would definitely recommend this place to anyone visiting the falls.

    This place was excellent and especially for the price. Clean and comfortable. Within walking distance of everything. The host was great. Only thing I can say is the rooms were kind of out dated. But I still give it 5 stars

    Unfortunately didn't even stay the night. Drove for 3 hours and pulled up to the front office where we were in the middle of checking the reviews here when an older man came out asking what we are doing? I told him we pulled over and we're trying to gather our barrings, that we needed a room. I then asked how much a room was when he told me the price and stated I needed a credit card which I have multiple I told him. He then said, " you're parked in front of where I do business and I'm closing. I asked, " what time do you close and he said, "11". I responded, great I have 20 minutes". Guy stood outside in the parking lot 3 feet from my car while I was digging through my wallet. Decided he was rude and didn't want to stay there. Got a room down the road and am leaving them a 5* review. Don't go here when the old goof wearing a mask is here. He is very rude and made me and my spouse uncomfortable to the point where we left

    My partner and I always stay at the Kings Inn when visiting Niagara Falls. It's clean, affordable and the staff are very helpful and friendly. We have stayed at the big name chain hotels before but we much prefer the comfort and "home-like" style of the Kings Inn. (Plus they offer free parking - a huge bonus!). The furnishings are very sweet too (we love the fireplace that a lot of the rooms have). Looking forward to our next stay! :-)
