Service was excellent, but the “luxury” element is certainly missing. The rooms are a bit shabby and cleaning isn’t up to four star standards. Breakfast is just okay with very limited warm food options. For the price and four stars this hotel overall is definitely not what we expected.

We came on the 1st of august to the 4th. Service on the reseption was great, location, the view was good and breakfast was fast and good too. BUT, very dirty for this reason I'm giving 3 stars. Hygiene is very important. We stayed in room 10, bath was dirty with hair in it. Also, I found dirty wet towel in one of the cabinets when I opened it, was smelling horrible as it was there for a few days probably! Cleaners clearly don't do deep clean or even average clean. We were in this hotel for a few days and when cleaners would come they wouldn't even hoover! We were in the room while they would come. its a very big room with jacuzzi bath, big balcony and changing room - cleaners would take 10 minutes to clean it all, which obviously not enough. There was make up or what ever dirt on bed tables and make up marks on the bed head itself. Also when I asked for the iron it looked like no one ever cleaned it, when I tried to iron my dress it left some marks on it as well.. Over all stay was okay, but cleaners need better training or the hotel should consider changing them.

We had a one week stay at Boban Luxury Suites. Overall the place is very nice, the shared spaces are well maintained and nicely designed. The garden and dining space are super cool, green and designed in a truly Mediterranean way. The reception and pool are very nice. Staff is exceptional: helpful, smiling and professional. When you come down on a breakfast they already know what coffee to brew for you! Location is very good, close to the beaches, seaside and lots of restaurants. There is even a parking space for your car (they have two of these). The only thing which doesn’t make it 5/5 are the rooms at least the once we staid in. The room looked like it was designed in 2000s. Everything was there but you would expect a bit more out of the room in a hotel which has “luxury” in the name and also looks overall very nice. To sum up, we strongly recommend staying at this place :) thanks you staff for a nice stay! See you!

The hotel needs a refurbish, the room was shabby, power outlets that didn't work the jacuzzi was leaking so it was a mouldy smell, tha staff just said they didn't smel annything and we just felt like they didn't care. The cleaning could be better. May have been a luxury hotel one time but now it's not worth the price they charge.

Avoid this place! It is nowhere near as refined as the manipulated photos on their website or booking sites make it look. Broken toilet seat, wires sticking out of the wall and lazy housekeeping. Also, the tours they advertise on their website are misleading. We booked and paid for what should have been a small group tour of max 10 people and instead we are put on a 3 bus coach tour- 80+ people! When I raised this issue the manager became quite defensive and combative. Breakfast is a mishmash of things, so you should find something you like and the breakfast staff friendly and attentive. Hotel decor is dated and bizarre, air con units quite old and noisy, and the advertised satellite TV is non existent. Location wise be aware that during the less hot months of the year, the 25 min walk to and from the old town is pretty and picturesque, along the coast, but when it is +35c it becomes arduous after a few repeats, so will be paying 50+ kuna per taxi ride. All in all, not an experience to repeat, but will return to stunning Split and stay at a better quality property

Not a 4 star hotel at all. We complained about our air conditioning several times as it just didn’t work properly. It was during a heatwave where it was 32 degrees out most days. The woman who was working there just didn’t really know what to do about the situation and just said “it must be the trees blocking it” then did absolutely nothing. The breakfast was absolutely terrible, stale bread and boiled eggs..?? It was so bad we left and got another hotel after being there for 5 days. So after being disappointed I wrote an email explaining how disappointed we were (£135 a night is a lot for what you get) to then be completely ignored twice without a single response. Avoid this place as all costs, choose another hotel in the area for the same price, if not a little cheaper.

breakfast was great, the rest was so so. We booked 2 room apartment but receptionist kept persuading us that we were wrong. After she figured it was her fault she claimed her boss put the wrong room on the booking. Eventually she gave us the room, but it left a bitter taste. Rooms are nothing special, decor is a bit tacky.

Works for one night, 135 € per night is a bit overpriced but it has what you need :) + Helpful staff Clean room (except the smell from the bathroom) The breakfast didn't look that good but tasted really nice! Pool area was okey but squeezed in between a lot of other houses The outside area was nice The black out curtains and blinds worked really well The beds was super and I liked that it was different pillows so you could chose what suits you :) - Smelled awful from the drain in our room Couldn't close the bathroom door at all (it was a sliding door) Payed extra for ocean view but it's discussable however this is something to pay for since we barley could see the water The air conditioning was very noisy The surroundings are a bit boring

Staff were super nice and the location was handy with a Spar nearby and the old town a 20 minute walk away. The facilities are in need of a refresh. The room was clean and spacious but the overhead shower was split open, and so the water went everywhere. Some wall sockets were dangling from the wall and the underside of the bathroom door showed very clear signs of water damage. The mirror in the bathroom had lost its shine in lots of places and the sink was pretty worn too. The bed was very large but the mattress sagged in the middle a bit. Breakfast was included but limited, specially for Vegetarians. There was no toaster for the bread just an underpowered sandwich maker. For the price we paid we had expected a higher standard in the room and at breakfast.

We stayed in one of the two penthouse suits for two nights. The room was fantastic. It had two bed rooms with full beds and one bathroom. The bathroom was nothing to write about and it didn’t have any counter space in it. But the patio made it all worth it. We had half the roof of the place in patio. There was an older wicker table in the one corner that looked a little forlorn. But there was a huge pristine bath tub on the patio. There were great views of the ocean far off in the distance from the patio too! So view wise with that room it was great. Otherwise the hotel is a bit far from the ocean and it was about a 15 minute walk to the ocean. It was about 30 minutes to walk to the city centre from the hotel which was quite far after a long day of walking around seeing and doing things. We had to Uber back quite often after dinner. But the walk was doable and seemed safe even at night. The staff was super friendly and helpful. They were very cheerful and nice. Breakfast was included which was nice. It was 8-11am. Which I thought was a good timeframe. It is the same breakfast everyday but there were many options so I thought that was fine. They had cheese, ham, croissants, coffee, juice, yogurt, fruit, eggs, and bread and spreads. It was not the most convenient location. But it was clean, quiet, and comfortable.

The staff at Boban Luxury Suites were lovely. The breakfast absolutely exceeded expectations! You will not go hungry. The latte was a work of art. After a very long day of travel we enjoyed a refreshing swim in the pool. There are excellent restaurant offerings, including restaurants with an ocean view just steps from the hotel. The garden is bright with color and a enjoyable place to relax after walking Old Town Split and the coastline. The hotel is on the right side of Old Town Split to avoid sitting in bumper to bumper traffic of the bustling city.

Everything about this stay has been wonderful. Our room is amazing and has its own entrance right off the pool and parking pad, the complimentary breakfast is great, and the staff are friendly and very helpful.

The room and amenities served all my needs, except that there was no tray or place to put bath soap and shampoo in the shower. Was greatly inconvenienced by that and had to bend over and put them on the floor. The breakfast here was great though (loved the scrambled eggs with vegetables).

Located close to the shore in a narrow street, yet charmingly decorated and maintained. Room is very clean, comfortable and cozy. High quality breakfast was provided in a garden setting, gave guests a home like atmosphere. Highly recommended.

We choose the Boban Luxury Suites because it is close to the beach (5 minutes by foot) and to the old city (20 minutes by foot). The pictures and reviews were good. Also the receptionist was really nice and supportive, also in advance. But to sum it up: for the price not what we expected Pros: + very nice, kind and supportive service (receptionist and cleaning) + good breakfast, but small and repeating selection + good location for our needs Contras: - the pictures are either old or made to let everything look nice and new (everything is a bit old and used, also the room the has stains on the carpet) - one main reason we book the hotel was the airport transfer mentioned on the website. Later we found out it is only a pick-up no departure (misleading on the website, but mentioned in the notes) - we had to book one day in advance to have a place to storage our luggage and change in the morning of arrival

Good place to stay in Split. Not in the city center (2km) but in walking distance (or Bolt/Uber). Beaches close by, lots of restaurants near by. Not expensive but eg. laundry was included. I would stay there again but I hope they will do some upgrading work to the rooms in upcoming years.

Hotel was ok. The room we stayed in was alright, bed was nice, we had a balcony and everything was clean. However it was dark due to a small window positioned in the corner, and the bathroom wasn't the best, but still fine. Location wasn't too bad, about a 20-30 minute walk from the Riva, which we didn't mind for the price. The best thing about the hotel was the Service and Breakfast. Staff were extremely nice, very friendly and always had a smile on their face, especially one of the girls in the mornings. Breakfast was great too, not the biggest selection but it was delicious, everything from the scrambled eggs, bacon, Nutella pancakes, and especially the pastries. I'd go back to the hotel just for the breakfast and the nice staff.

Very clean property. Staff are helpful and friendly. This accomodation is nearby the beach. Great to have evening walk alongside the beach. Walk all the way along the beach and you'll eventually reached the center of Split.

First of all the hospitality and the staff ....the ladies here are so welcoming and helpful that am sure your stay wont be better than this. You ask for something and you get it!!! Like I just told them that I am a vegan so can you make something for us for breakfast...tadaaa they made hashbrowns...like seriously, I had been to so many hotels all around in Europe but never ever any cooked something extra just because we cannot eat non veg food. We had booked the five island tour from the hotel itself and guess what we got a discount as well as pick up and drop service since they have tie-up with the TOTO travel service which is excellent as well. Guys try this hotel am sure you will love it.ohh ya forgot to write about the rooms, well its amazing and spacious . We booked the superior room which has a beautiful interior with a balcony.

We booked the Junior Suite a few weeks before our stay. As I was travelling with a female friend, I specifically messaged the property requesting for a twin bed at the time of booking as I told them we were not a couple. They acknowledged and said that the Junior Suite with the twin beds would be reserved for us, and not the one with the double bed. On arrival, we found that we had been given the Junior Suite with the double bed and an extra roll-away bed, which was tiny and comfortable only for a child. We were advised by Antonette (receptionist) that the other twin bed Junior Suite had been given to another traveller who arrived the day before. I asked how they could do this given my specific request and their acknowledgement of the twin bed room being reserved for me at the time of booking - their response was that this is how the reservations work at their hotel... this was the last thing I expected to hear from a hotel which had high ratings hence my reason to book them. I asked them to speak to their manager/owner Mr. Boban - she spoke to him, and his response was that if we didn't like the room, we can look for accommodation somewhere else. Talk about being professional! The owner and Antonette both had condescending attitude and this was very unwelcome - I have stayed at many hotels and this is the first time I have seen unprofessional staff at a highly rated hotel. I am beginning to wonder if the reviews are fake. They said that normally they charge 35 euros for the roll-away bed but in this case they weren't charging anything. How is this a freebie for us when we booked the twin bed room to start off with - I don't see the logic! These guys are not at all professional and don't understand the hospitality industry. If only they had offered a token of goodwill gesture (even a small thing like a free dessert or a small discount) and acknowledged their mistake instead of being arrogant, we would have been OK to adjust for 1 night without a bitter feeling.

Because of the way were treated on the last day of our holiday by the hotel. We were asked to vacate our room due to hotel carrying out construction work. We reluctantly agreed as we were on our way to a boat trip . Staff assured us they would pack everything and apologised profusely . We believed them . When we returned later in the day it was clear that our apartment which we had been in for 6 days was occupied by other people. When questioned the receptionist seemed confused. We spent our last night in one of their hotel rooms. It was fine but the bed was far too small fore our 21 year old son. The hotel said we wouldn’t have to pay. Hardly the point when we had booked the apartment for 7 days not 6 . We booked through the hotel in January . Not impressed. Wouldn’t recommend .

Located in peaceful part of Split, near Bačvice beach, Boban hotel is number one for family. Breakfast is good, not too much, just enough. Rooms are clean, bathroom is clean. Employees are nice, polite and communicative. I hope that we will come again there. All best

😠 DO NOT STAY HERE. As soon as I walked into my hotel room I got on my phone and tried to find an alternate hotel. This was by far the worst hotel I have ever seen.
