    After living at 3 of their communities, I can say with absolute confidence, you would be making a huge mistake to sign a lease with this company! They do not care or value their tenets, they only want your money. Management team is entirely unresponsive and if you have any issues at all or upkeep with in your apartment that needs to be handled by the maintenance team - don’t count on it ever happening.

    It's a nightmare here. Do not rent from them, you will regret it, for sure. They are beyond unprofessional and rude, nothing gets fixed, it's a giant waste of money. Seriously, run away.

    Maybe hire competent subcontractors so they’re not working outside of city of Tampa hours and blocking the only form of ingress for your neighbors. This is the 4th time this week I haven’t been able to get to my townhouse because of YOUR contractors.

    This is the WORST place to lease!! The maintenance guys are awesome but getting someone to schedule of maintenance is another issue. I had a rat in my apartment, it took a week for pest control to come out and another week for them to treat the unit. My dishwasher and toilet was broken for 5 days, and now after living here for over a year they give an "effective immediately" notice for towing and tow my Mercedes. They don't care about their building, tenants and don't have any integrity at all. I'm submitting my 60 day notice. I should have left long ago.

    The most morally corrupt, unethical apartment complex I’ve ever lived in! They absolutely do not care about their residents. One example, they won’t hesitate to mark a maintenance request as completed when it’s not even addressed - complete liars. Living here has caused an unbelievable amount of unnecessary stress.

    I live in San Pedro Flats, but since that’s grouped with Esperanza, I’m having to post here. This has hands down been the worst renting experience I’ve ever had, including living in college apartments. The amount of issues we’ve had living here over the past year has been insane. The windows/side door have leaked ever since we’ve moved in. I have sent countless emails to inform them the rain must be leaking down through the walls from the roof, and from cracks in the side of the building, and they have been to literally just caulk over the cracks and act like that would be a fix. I once complained enough that they rebuilt the inside wall of just our kitchen, which obviously did not address the leak since IT LEAKS DOWN THROUGH THE WALL FROM THE ROOF/OUTSIDE WALL. The ONLY way you can get ahold of management is by sending a nasty email, otherwise they don’t call you back or respond. Our laundry shed has had countless electrical issues and at one point was shocking tenants, and before management had gotten an electrician to fix the issue, they posted in our portal that the shed was “safe to continue to use” and it clearly was not. When maintenance comes to fix issues, they make comments such as “Well, it’s a 100 year old building, what do you expect?” And gas light you for expecting to have actual resolutions to the building maintenance rather than their “band-aid” repairs. It’s cheap rent, and it’s clear why. Just know what you’re getting into before renting here. It’s extremely frustrating dealing with management in any capacity with the issues here.

    I’ve lived here for about 2 years now. The McKinley locations are great for the price. It’s in the perfect area. Close to SoHo, Bayshore, and all the restaurants, bars, etc. But there are definitely more cons than pros to living here. The walls are paper thin, and you can hear just about EVERYTHING. Every type of sound throughout the building and even people, dogs, you name it within their units. Unfortunately, the biggest problem is that it has become extremely poorly managed within the past year, and they’ve become extremely unresponsive to tenant needs. Good luck trying to get any of type of maintenance work order taken care of because it won’t get done. I’ve submitted an outstanding number of work orders for the same issues MULTIPLE TIMES by phone and through the resident portal in the 2 years I’ve been here, and hardly any of them have been taken care of. My calls have not been returned by any of the McKinley team or even the property manager either. The very few times the maintenance team has responded, they show up to look at the issue, usually make an excuse like they “need the right supplies or tools” ?? to complete the repairs, and then they leave. And they never come back. This has happened to me more than once. And they’ve even changed the status of our work orders in the resident portal to “completed” even when they were never addressed to begin with. I’m only giving it 3 stars only because it hasn’t been completely unlivable, and I would still recommend it to younger people looking for affordable living in the Hyde Park area. However, you really do get what you pay for.
