    Kristy is amazing! Beautiful property. Love the pool. Very well managed. Leana and Taylor have great customer service. Sara was super helpful. Amazing 1 bedroom unit. Very clean and modern decorated space.

    UPDATE: first I want to ask anyone that is reading this, would you stay at a hotel that says they have found bed bugs in three different rooms? Then I go on to ask if the leasing agent tell you “I’m not going to answer that” when you ask them if they would feel safe living in a place with bed bugs? How would that make you feel about the apartments. When you go on to read the rest of my reviews you will see all that I am talking about now. You pay monthly for pest control but have yet to see them. The leasing office only maintains the areas that they have to occupy. The back side of the building is covered in dog poop and smells of urine but not the front of the building where leasing agents have to walk through/ be in everyday. The bar for customer service is in hell that’s how low it is. When I asked what floors they are on because as everyone knows bed bags travel very easily and the hallways are carpeted I was told that’s none of my business (I’m a tenant anything that goes on here is my businesses). The agent said they would not be investigating the issue further because “we need to report them first” if I see bed bugs clearly it’s already too late. But she then continued to say the pest control has already investigated the building now how is that possible when they haven’t gone floor to floor? And If this doesn’t tell you anymore you need to know they are now renting out empty units like it’s airbnb (hmm wonder why that is can’t get anyone to occupy this place) long story short I don’t even think I’d want my dead grandfather living here. Don’t listen to the reviews stating how wonderful it is living here we get little incentives through a community app if we leave good reviews. Prior to moving in I was unaware this property had already went through two different property management teams we are now on our third new team and this place has only been open for a year and some change so if that’s any sign to you take it and run. Every month my bill is a completely different number yet they give you a welcome letter that outlines your base rent and all the extra charges that you’d be paying it what it comes out to each month. I have yet to actually pay that amount. The gym is missing equipment, the stairwells are disgustingly dirty. The apartments themselves are so cheaply done things are falling apart by the day. You pay for a lot of things that you just never see or doesn’t stay kept up with. Examples being pest control the last place I lived in where they had us paying monthly pest control fees pest control actually came to the apartments I have yet to see pest control here. The valet garbage is picked up when they feel like it yet we pay $35 a month unless you’re me who somehow has been paying $60! Don’t let the nice pictures fool you for the price of these apartments there are way nicer ones to move in for these prices if not lower I wish I had known about the other apartments sooner

    Went by the property today with a client and as a Realtor, I appreciated the well maintained property. This is credit to a property having a great maintenance team. Property Manager Cassandra was a pleasure to speak with. She greeted us with a smile and was full of knowledge regarding her property. My client was happy with her visit.

    The Jade has the best staff! It’s a beautiful clean safe community. We love it here! Location is perfect. Maintenance team is very helpful and quick to respond. They all go over and above to take care of their Jade family.

    Jan 10th I reported washing machine not working. Jan 11th maintenance came to home pulled machine out and stated it is going to take 3-4 hours to repair. Advised they would come back Jan 12th. No one came not contacted me. Look elsewhere they play games here. This is the second time I've had a maintenance issue and they say they will return then you have to look for them to complete the job.

    I moved in shortly after Jade opened its doors last year, and I've had a fantastic living experience ever since. The location is convenient to Downtown, yet pleasantly quiet at night. The management team is truly exceptional as well!

    I love living at Jade! The leasing office staff have been so nice and helpful if I need anything :) the units are brand new & in the perfect location. There are so many things walking distance including the river walk. Definitely recommend living here !!

I am compelled to share my horrendous experience at Jade at North Hyde Park, and I want to make it abundantly clear that this review is not intended to sugarcoat the nightmare I endured while living there. It is my hope that this review serves as a cautionary tale for potential renters, as well as a wake-up call for the management of Jade. Take the positive reviews you read with a grain of salt, Jade incentivizes their residents for posting positive reviews. If I could give this place 0 stars I would. I would never let a friend move into this place. My ordeal began when bed bugs infiltrated my living space through the ceiling sprinkler heads. This pest problem, which initially seemed manageable, quickly spiraled into an insurmountable nightmare due to the inadequacy of the treatments provided by the Massey exterminator. It was apparent that cheaper options were chosen at the expense of residents' well-being. However, what truly sets Jade apart as a living hell is the utterly unprofessional conduct of the management, particularly Cassandra and Leanna. Throughout this harrowing ordeal, I was met with negligence, indifference, and a complete disregard for my concerns. My emails went unanswered, and my requests for written documentation of their assurances were met with empty promises and deceit. As a college student, I expected to be treated with a modicum of respect and professionalism. Instead, I was consistently belittled, spoken down to, and subjected to blatant lies. The management's refusal to provide any alternative accommodation during the two to three months my unit was uninhabitable was both heartless and unjust. To add insult to injury, they continued to demand full monthly rent payments despite assurances of possible rent abatement. Attempts to contact higher-level management were equally futile, as calls went unanswered while the higher-ups engaged in social media self-promotion. This blatant disregard for residents' concerns is unacceptable. To make matters worse, Leanna's visit to my workplace, where she exhibited rude and immature behavior, is nothing short of a disgrace. Grow up and treat people with respect. I complied with every request made by Jade, demonstrating my cooperation throughout this stressful ordeal, yet my efforts were met with disdain. The incompetence of the exterminator reached astonishing levels when maintenance staff and I observed live bed bugs crawling out of my ceiling into my living space, only for the exterminator to later claim there was no live activity. It defies logic that individuals without pest control training could spot the issue while their hired "professional" couldn't. Jade's negligence extends beyond bed bugs, as evidenced by trash accumulating for weeks in common areas, infestations of various pests, and improperly installed balcony doors. The management's blatant disregard for resident well-being was further demonstrated when they allowed a new tenant to move in while the bed bug problem persisted. Their response to the bed bug issue was to spread false information, claiming that affected residents had been in each other's rooms, an outright lie. This deceitful approach extends to other residents as well, as I overheard a conversation in which Leanna admitted to ignoring countless voicemails from concerned tenants. In conclusion, I implore anyone considering Jade at North Hyde Park as their place of residence to look elsewhere. This apartment building epitomizes unprofessionalism, incompetence, and a complete lack of concern for the well-being of its tenants. Spare yourself the stress, anxiety, and financial burden by avoiding this abysmal establishment at all costs. Also, Jade management, I don’t need your boilerplate response, if you truly cared you would have handled the situation completely differently when it was all taking place.

    We had high hopes for this complex. The best thing I can say about it is that it's close to UT so very convenient for students commuting to and from campus but I wouldn't recommend it. Unfortunately, in a year's time the management team has changed a few times and the current team is unprofessional. They ignore in person and written requests as well as calls. This includes the regional VP of parent company, Lincoln Property, as well. My daughter's 2nd floor unit was infested with bed bugs which were visibly coming from the sprinkler heads in June 2023 (photo attached) and the situation progressively worsened ultimately affecting every room of the unit. Despite extermination treatment, live activity continued. The unit was uninhabitable yet they demanded full month's rent be paid July 1st when they knew my daughter wasn't able to live there. Multiple requests for rent abatement/reduction were flat out ignored and no offer of a temporary unit to stay in was offered despite that being part of the lease agreement. After my daughter moved out, she learned of at least two other units (on 4th and 5th floors) that also have bed bugs. In July, when a resident called to ask about the issue, a Jade representative stated that the bed bugs were just a "rumor" which was a flat out lie. Management's mishandling of the issue made a bad situation worse. Jade finally sent a letter to residents in August (2+ months after first bed bug report) confirming there is a bed bug problem, but stated that the residents of the 3 affected units were friends and visited each other's units. I can't speak for the 4th and 5th floor unit residents, but I know that my daughter on the 2nd floor didn't know the residents in those other units at the time and certainly never visited them and their units are no where near my daughter's. I'm not an exterminator, but bed bugs coming through sprinkler heads indicates the source is outside of the affected units' walls. If only those units are treated, it will continue to be an issue in the building. The stairwells are filthy and pest ridden (I'd share videos but this only allows photos to be attached) and the hallway carpets are heavily stained. Needless to say, we did not renew at Jade and are happy to be done with the very costly nightmare it was. It's a shame as this is a new complex with so much potential but it will definitely need a team that cares for its residents and property to turn things around in a positive way. I would not recommend anyone lease here until that happens. A formal complaint was submitted to Florida's Dept. of Agriculture & Consumer Services in July but Jade and its management have chosen not to respond to it. Complaints are a matter of public record for consumers though and their lack of response speaks volumes.

    Jade is the best apartment complex I’ve ever lived in and it keeps getting better! The new management hosts cookouts, free breakfasts, food trucks, contests, and parties a couple times every month. This weekend is a Back-to-School BBQ as well as a Pool “Pawty” (everyone is allowed to bring their dogs down to the awesome pool lol). Highly recommended if you want to live in an awesome location with fun cool people
