I’ve been living here for about 5 years everything was great up until Cortland took over. Everything when paying rent is an inconvenience. 1 the application was for 3 days of grace period it use to be 5 which help seeing that most people get payed once a week or bi-weekly. Now if you don’t write a check at the office which closes at 6 and most people like me have to drive over an hour due to traffic can’t make it on time, so if I rely on paying online they charge you 85.00 hours extra just to pay online. Also if you are late they don’t accept checks after the fact, you will have to go and get a money order to pay or pay online which now it would be the late fee plus the convenience fee of 85.00 dollars. It’s sad that I will not be renewing my lease there due to this new company rules and regulations on paying the rent. The staff is always been courteous old or new. Everything else is great but I do say that this company is definitely not making it easy to pay the bill. Also the fact that when they took over the rent went up by 700.00 dollars in one shot. It is sad that I will have to move all due to a company that doesn’t care to make it a convenient way of paying the rent.

I am going into my 3rd year living here. I don't have any complaints or anything negative to say about this place. It's quiet and no one bothers me here. The office sends out emails & texts letting me know about what's going on around the complex (general repairs, etc). Front office: Although I have interacted more with Jazz than Joseph in the rental office, I find them both to be very pleasant to deal with. Jazz has been very understanding and accommodating. They both certainly do not act as though you are bothering them when you enter the office. Unlike some other places I've lived at. Maintenance: Every maintenance call has been responded to in a timeline fashion and my issue has always been resolved. Grounds/facilities: The grounds are always well kept, and you can't beat the trash valet service! I don't use the pools so I can't comment on that. From what I've seen, they appear to be well kept. The fitness center is exactly what it is, a fitness center. In other words, do not expect an actual full-sized gym. However, it works good enough for what I need.

I have lived here around 2 months… First off, maintenance doesn’t come when needed, you can put in 1,000 requests and they still won’t come unless you walk into the office yourself and tell the staff that you need maintenance and even then they STILL might not come, even for emergencies. I had a leak coming from my ceiling and it didn’t get fixed for 2 days and it was only because I went into the office myself to tell them this needs to be fixed and they pretended not to have a clue and blamed maintenance for being terrible. Even though I had called the office probably upwards of 5 times each day with no answer or response if I left a message. They finally came to fix it and now it’s been over 3 weeks and the job still isn’t finished. The ceiling is still a different color than the rest of it and there’s mold because it’s not covered and they did it while it was wet. The worst part is that they’ll answer every call prior to move in and be so responsive, but the second you move in they don’t care about you. It’s been the worst experience I’ve had with apartment living. Do yourself a favor, don’t move here. Update: after writing this review, maintenance was able to come and fix the issues. It still took over a week for everything to be fixed, but now everything is in working order.

Moved in a unit without touring it, but toured something similar to it because they were still working in it. When I finally moved in, it wasn’t really the same. I took pictures of the place before furnishing it and there were minor issues that had to get fixed which did. Maintenance from the beginning was fast and took care issues, after a while it will take them forever to get certain jobs done. Valet garbage which was a waste of my money because it wasn’t getting picked up on schedule days and times. I will come from work or my outing and still see the trash there. The gates was another security issue; at one point it was working, then all of a sudden, when I realized the gates were causing long lines to the street just to get in, it became an issue. So the gates stopped working only to get out. The ceiling that was in my children bathroom was leaking. The wall started changing colors because of the water that was traveling and sitting in the walls, until a piece of the ceiling fell in the tub. However, the maintenance guys were very nice and friendly. I loved the area; everything was right there and it was quiet until I had neighbors above me always fighting, my children use to be scared. I chose not to renew my lease because the rent became outrageous. When I asked why the rent went up so high, I was told due to Covid. I loved that they always have activities for the community. But one thing I didn’t like, was when it was time for me to get my deposit, I was short. When I called to ask why, I was told because we messed up the carpets. Which was a lie. When I sent them my letter that I wasn’t renewing my lease, I requested to tour the place before I left because I know we left it in good condition. However, they failed to schedule per request. When I called again, I was told management was going to reach out to me about the situation but never did. Thank God I ended my stay with them.

If I get give this place 0 stars I would. All the reviews are FAKE. Don’t let the name change fool you. I have lived here for two years and my fridge has been broken since day 1! I can’t get any help. Every appliance is broken and they refuse to replace anything. The front gate is NEVER closed so anybody can enter. And not to mention there is mold growing EVERYWHERE in my apartment because every thing leaks. I have talked to the new manager and she has yet to resolve anything. She doesn’t return any of my calls. I absolutely HATE IT HERE!

Do not feel safe here when I am by myself at night. Only been here for a month from moving out of state. Group of youths banging on doors all hours of the night. No security here at all. Reported to management once and never heard anything. Had to buy a ring camera as they were trying to kick and bang the door down. This is continous over the last month I have been here. Maintenance staff is very nice and efficient, so far they do great! Two pools here but the one in the back of the complex has been closed since I have been here. Talked to another resident, they said they moved here in January and it was closed then as well and they can't get any answers as to why. Wasn't even open for memorial weekend. Its not taken care of like the one by the office. Seen a bunch of youths during the day while out walking, in the pool area, being obnoxious, even though the pool is closed to residents. Also, a new playground for the children that was just built, very nice if I might add, the slide has been vandalized with vulger language all over it. Apparantly this is the type of community this is and I did not find out about it until I moved here. Its a nice complex with the lake views, the upgraded apartment is great and all but I feel like I made the wrong decision to move here and should of kept looking. Will report to management again about the problems but don't know if it will do any good. Look elsewhere.

I was looking at a 1 bedroom that I liked so I drove to the Leasing office. I met Jo and he was very friendly and knowledgeable about the community. Hearing about his loyalty to the company as well as the community made me feel like I could trust living here. He emphasized a lot of attractive areas of the community like the dog play area and apartment amenities. The way Jo related and understood my needs made me feel like this community was the perfect choice for me. I am very grateful to his attention and patience. Jo and Team Cortland, thank you for assisting me with my move-in process and keeping things smooth.

I've been living here for awhile and have never considered writing a review till now which is funny since I've moved out. Probably because of how Mavis treated me upon my departure, if I didn't move on I would've probably stayed longer. Every staff member I've dealt with since I had moved here before the new management has always been good to me. From the new members such as Mavis to the old ones such as Joseph. This is really a good place to live in if you ever plan to move with a small family and are looking for a quiet and safe neighborhood where you won't encounter any troubles or loud noises amongst those that live around you. There's hardly ever any issue all in all for the years I've been here and hopefully it remains like that since I'm gone. People truly do love to take pictures by the pool since it's always clean and the gym is fairly decent to use if you know what you're doing as a whole and need to get a quick workout out the way when other locations are closed. Can't forget about the tennis court if you don't mind trying to turn into Serena Williams mentally on it. I've loved everything here, especially how secure the building have been during past hurricanes and despite all that I never lost power in my apartment. Some apartments have mirror all through the dining room wall, some neighbors I've met were the lucky few with those. So hopefully you get one too as a future resident and the washer and dryers are lovely, plus the nice tubs they have. So with my departure, I wish future residents to enjoy moving in.

This complex is not only a home but it’s an actually community in its self where the residence are friendly and the staff are quick to help. I moved here thinking it was short term but not only have I enjoyed the amenities but I’ve enjoyed the peace and the cleanliness. My kids go to school near by and there great A schools and there’s always something to do here in the community they have 2 large pools at opposite ends and a great gym area and a new playground for the kids as well and for a quick date night they have local food trucks who come out my apartment is huge and with silver appliances and a large bathroom walk in closet any girls dream to stay here and it just clean affordable and just an awesome place to stay and when you come speak to joe he will help you with everything you need until your happy with what your looking for !

Move in day was a breeze! The apartment looked even better than I excepted and the new renovations are absolutely gorgeous. Our leasing consultant Jo was extremely helpful throughout our whole process. Love being a part of this community and it’s only my first day!

Cortland office staff and maintenance is amazing Joseph and Jazz are great. They're understanding down to earth and get things you need done. Same with Mr.Shad, he is quite but as long as you ask he will get it down. Great team all around!

Can I just say that the customer service here is unmatched. I have moved quite a few times in the past few years due to work, and I can say that this leasing office team is superb. Maggie and Jazz really knocked it out of the park with their level of service. I look forward to renting a renovated apartment in the near future!

A++ experience. We lived in the condominium next door to Cortland Pembroke Pines. It was deteriorating, due to negligence. We loved the location, though. Everything we needed was nearby. So, we decided to look into Cortland Pembroke Pines. I'm so grateful we did. Joseph B., was awesome! When I called the office, on a Saturday, for rental information, no one answered. He called me back within 10 minutes! He listened. We scheduled a meeting for that same day. Then, he helped me determine if we would be a good fit. We value stability and want to STAY where we end up. I was very impressed with the property and its maintenance. I was decisive and ready to move on the application process. Joseph moved faster and got it done. Overall, we are highly pleased.

I have been living in this community for almost 4 years. The community is nice and safe I never had any issues with safety. I have never been scared when coming home late or when I have to leave super early. The website for paying rent and putting in Maintenance tickets is easy to navigate and convenient. Maintenance issues get handle pretty quickly. The biggest complaint I have is the wild life because i am not a nature person but it's expected when living around water. The location is good close to Pembroke mall and the turnpike. The building I stay in is mostly quiet and my neighbors are friendly.

Cortland Pembroke Pines is a great family place, the apartment is very nice and quiet, located in a great neighborhood, close to convenience, school and amenities. The office staff are very welcoming and helpful and make the rental experience super easy. Joe is definitely a go to person anytime any day and the maintenance team are always available to help. I recently moved into a one bedroom at Cortland Pembroke Pines. Bianca Greene assisted me on my transition. She was very helpful, courteous and professional. The unit I moved into was being remodeled. She made sure every detail of work that was going on was done perfect and to my satisfaction. Because of Bianca paying attention to detail and my needs, I am grateful for the comfort that she made me feel on moving into Cortland Pembroke Pines.

What a delightful place!!! Bianca is a wonderful leader who helped us transition smoothly into our new home and we can’t thank her enough!!! Victor Shdrack is our maintenance man who is fast efficient and does his job VERY well. There was an issue with our microwave Bianca was on top of it and Victor was there the next day! He left the place as clean as he found it and swept the floor! I feel spoiled honestly. I enjoy living here I feel I made the right choice moving to this location! Shadrock Victor is amazing, very helpful, professional and just the best. Without him I'd be living in a sauna. He did everything he could to help me feel comfortable when the AC went out in my apartment. He worked around my job schedule and even checked in afterwards to make sure I was satisfied.

Management and maintenance don't care about you. Not only do they mark your services completed without actually fixing anything, but the managers harass you about reviews as well. Water still sitting in washer after multiple work requests. Pic taken after "rinse cycle" -- aka still not draining. My ceiling also leaks in heavy rain. Edit: the washer was replaced 2 days later. The office managers were also pleasant and understanding. Edit 2: Hands down the most inconvenient place I have lived. Implementing policies that don't work, for example, the use of key fobs to get into the front gate that don't work. I and at least 15 other cars waiting to get inside the complex by either going in after another car on the guest side or calling ourselves to get in. This is obviously only what I witnessed personally.

Cortland Pembroke Pines is a sweet place to be and live. The community amenities, customer service you name it. Its amazing. Our home is peaceful. Community is peaceful kids family a place where is safe and just home. :):):) THanks Cortland. THank you to the staff and management all do a great job. Cortland is one the best apartments in Pembroke Pines to live in, you will have no regret living here. Cortland is a very nice, clean and quiet place to stay, they make you feel so welcome, especially jazz she is always there to help, she goes out her way to make everything better.. The staff is friendly and very accommodating !! Jazz is super sweet and has been amazing since I’ve moved here a year ago ! Highly recommend living here. Haven’t had any issues. Everything is convenient and nearby. And you can’t beat the price.

The staff here is the greatest amenity offered. The maintenance crew as a whole respond quickly to any request and the leasing office is always helpful. Jazz in particular is phenomenal. She's amazing and has the patience to deal with whatever problem arises. It's always a pleasure interacting with her!

The Cortland Pines has the best office staff!! Me and my family were looking to find an apartment quickly. Stephanie was amazing and made sure we got approved and was such a pleasure to work with she is truly amazing. Mind you my husband called a week later and she still remembered us and took the time to make sure everything was going as planned for our move. Joseph is another staff e member who goes above and beyond when showing us the complex he answered all my questions and my kids questions made sure to give us all options. Both Stefanie and Joseph show a lot of care and not just trying to rent an apartment but are there to make you feel heard and like the Cortland is the best place. Now for the actual complex we toured twice and both times it’s very quiet, clean, and feels like a tucked away oasis from the busy life of pines. Cant wait for the fishing and tennis games!!

I have been here for over a month and I am already In love. The leasing consultants in the office are beyond great. The maintenance crew are fast and very attentive. The property is well kept. This is one of the very few apartments where you actually get what you pay for. I would strongly recommend to come live here.

My husband and I been living here for 3 years. I loved all the amenities available. Joseph and Jazz were wonderful to work with. Made our time here very special. Anything we needed, they were on top of it. The maintenance team were wonderful and efficient. Very welcoming. Couldn't be happier in choosing to be here with them.

Living here is a good thing, minor complaints is just the gate not operating at times or people blocking it since they don’t have stickers and there’s no possible way for them to make a U-Turn. Aside from that I love the interior of the household, the tennis court & there’s a nice Jamaican instructor that comes from time to time to train anybody that wants to join his classes. The pool is wonderful as well & the office has a pool table if you want to play against someone and take their rent money or lose yours. I recently moved here and can say it’s always full and there’s hardly any apartments available but the community is quiet and clean to the point you’ll think you’re the only one living there. The office has some good workers honestly, so if there’s ever a problem it’ll just be the gate & that’ll be blamed on the negligent drivers but they always get it fixed. Maintenance workers are also good, they assisted me several times with getting things fixed around the apartment. So I’ll recommend this being a good place to stay overall.

Being here lately has made me appreciate living in the East Side of Pembroke Pines, most properties I've visited tend to be overpriced with all the new construction going on. The city seems to be getting heavily populated lately but at least I'm currently in a gated neighborhood currently. I like the front office and how they've tried to assist me throughout the whole process, from teaching me about how to pay using online payments so I don't have to go inside 24/7 or wait on times I might miss a payment since I don't have the luxury to go to locations and acquire money orders. The young lady Mavis has been a lot of help as well to name a few, she was helpful even when she let me vent about my car issues to her. I love how there's a police station about 2 lights away going West as well so I feel safe here. Living in a location safety comes first but it's always wonderful to know that the staff that manages the location cares about you as well.

I’ve been a resident here for about 4 months and I can tell you this is one of the best apartments I’ve lived in. The move in process was so quick and easy thanks to joe. Any issues I’ve had maintenance is so quick to respond and fix. Mavis in the office has been such a big help. She worked with me on a situation I had and really helped me get everything together. Overall the people at Cortland care and I feel extremely comfortable living here with people I know have the tenants best interest at heart. 10/10

I’ve lived here for some years now since 2017. Before the complex was repainted to what it is before. I can truly say I love the new color of the complex as well as the management. I truly dislike changes when they come out the blue. I was accustomed to those I normally dealt with in the office but meeting Mavis & Phil was truly delightful. I normally don’t go to the office since everything can be paid for online as long as needing maintenance but I didn’t feel like dealing with that recently and wanted to see anything that was changed inside. Mavis truly helped me get things in order in a professional manner, almost felt like I knew her for some time. I appreciated her assisting me with reactivating my card since I couldn’t enter the gym anymore since it randomly started acting up. Phil is also a nice individual, he assisted me when I need to put in a work order for the apartment when I was dealing with issues with my cellphone and couldn’t do it online. I’m glad we have 2 understanding individuals here now and that it continues to be a good place to live in. I can understand why some people have lived here for over a decade, I might end up being one of them if they remain here.

I’ve been a resident for a year, and I must say that it’s so pleasant to live in this community! the staff at the leasing office are great, especially Priscilla she’s always there for you whenever you need her. She always make me feel at ease whenever I have a question or an issue in regards to my apartment. The community is quiet, it stays clean, and the maintenance are always available when you need them.
