    AVOID THIS NIGHTMARE AT ALL COSTS -- PLEASE READ BEFORE MAKING A BOOKING! I found Residence 26 on booking.com. It was advertised as a "great deal." This distinction turned out to be entirely misleading. I suspect that Residence 26 promotes itself at a discount rate in a fraudlent attempt to hook in customers looking for reasonably priced but decent accomodations. To be very brief, my experience at this hotel was terrible. First, the location is bad; the streets and general surroundings are ugly and dirty. The area also does not seem very safe. You are also far from the beach and the more interesting neighborhoods. READ: when I first arrived at the hotel I noticed the building was ugly and somewhat decrepit. The front, ground floor was covered in ugly bars. I went into the lobby and it was filthy; there were chips lying on the floor, the coffee area looked like it had been hit by a small tornado, and there were stacks of paper lying around. The cafe, which is portrayed by the pictures as nice and quaint, was not only closed, it looked like it was not open at any time whatsoever. The receptionist spoke on the phone, apparently chatting with his wife, for 15 minutes before he addressed me. I was already getting bad vibes but I wasn't prepared to leave, as I should have done. I was given a room key. I noticed the stairways were dirty and the elevator was dirty as well. When I went into my room my first impressions were that it was NOTHING like the photos on booking.com, it looked shabby and ugly. I went to my bed and found HAIRS ALL OVER THE BED SHEETS. I immediately went downstairs to the reception. The same receptionist saw that I needed to speak with him but continued speaking on his cell phone for ten minutes. When he got off I told him that the room was dirty and that there was hair in the bed. He made up a strange excuse and told me he would give me a new room. I went up to the room and the same thing occurred: dirty, shabby room (filthy sink, spotty furniture, poorly painted walls, and a view of nothing but the dirty building sitting right next to us.) ONCE AGAIN I INSPECTED THE BED AND FOUND HAIR ALL OVER THE SHEETS. This time I went down and told him that the conditions of the hotel were unacceptable and that I was canceling my reservation. The same slimy, rude receptionist told me that I was lying and that he would not honor a refund whatsoever. I left immediately and reported the hotel to my bank for fraud. After an investigation they told me that the hotel had had the issue before and they refunded me the price I paid for the reservation. I usually don't write reviews but I really hope people read this because this place is a gross scam. They are much better hotels and even hostels (Abraham Hostel, Florentine House Hostel, etc.) that are MUCH better than Residence 26-- at least they are not filthy like Residence 26. Reader beware and please do yourself a favor and avoid this place. Othewise Tel Aviv is an amazing city and there are many places you can stay that you can enjoy and don't have to spend too much.

    Please avoid this place. Terrible customer service. Due to unforseen circumstances I tried to cancel my booking which was for one day. I informed them well in advance (2 weeks) but they first ignored me and when they finally decided to reply they were of no help. Please for your own good there are so many better places to book i.e. Abraham Hostels, just save yourself the hassle and disappointment of having to deal with this company. Truly disgraceful.

    The owner is very friendly and helpful. However the room is very poorly isolated. I can everything from outside, including planes. I also had a lot of problems with the WIFI. The strength and therefore speed was tragic. Also in my there was humidity. I mean, it's okay but maybe for the money you could get something better.

    Weird place! First thing to know is that your on the edge of the red light district and there will be junkies doing drugs within 100M of the hotel. It doesn't feel safe. That being said, if you walk to the right and then the first left, you are on a main street. So you can work around the neighborhood without too much difficulty. The rooms themselves are very nice - marble floors, nice showers an toilets, very nice beds and pillows. And the service is good - albeit sometimes there is a language gap. The Wifi is not very good - at least it wasn't in my room. Off and on the whole time I was there. All in all, you're getting a great quality room and a very low quality neighborhood.

    The worst service you can get! Do not go there! They are stealing money. My parents made a reservation by mistake via booking.com and the owner refused to refund even though booking.com agreed to cancel the reservation without any charges from the owner.

    Service and facilities were really good, only down side was the location didn’t really feel safe especially at night. Also there was a mysterious red stain on the wall of my room but otherwise it was pretty alright. If visiting probably recommend as a group rather than as a solo traveller.

    We've been staying in this hotel for a night. So maybe there are more accurate valuations. First of all I want to say that we were told the hotel just opened recently and I think it has potential. The poor neighborhood is not family-friendly. We've been seeing drug trafficking and consumption as well as tripping addicts. You're not very far from the center and the main bus station. The hotel itself still has some site work going on. The elevator is still missing but to be build in soon. The interior is modern even though the furniture in entrance seems quite used already which only caught my eye because we had to wait until we could enter our room (were not early). You could eat some oranges and bananas for free (also free tea and city maps). The rooms are also modern, clean and comfy. The bathroom was great and had a comfy shower. Something very positive to mention about the hotel was the friendly staff. They were really helpfull

    Dirty roof top, cigarette stubs everywhere, some towels have a yellowish tint and so do the sheets sometimes. Pillows are also lumpy. Showers are moldy and need a good scrubbing.

    It's mainly the local that sucks. This part of town smells terrible. The guys that work here are very nice. No TV remote batteries and I can't get any channels. Resorted to getting a Chromecast and streaming.

    Good place, convenient with really friendly people! Room was nice, with a/c and enough room to move! Location is close to everything and if you move with scooters you can park just outside. 👌🏻

    Basic needs. Good location 10mins walk to the train station. We stayed there for a transit linking us well to Ben Gurion Airport. Total travel time 25 mins from hotel to Ben Gurion.

    The location is a bit out of the way but still only about a 10-15 min walk to the action on Rothschild. The rooms are comfortable and clean, but what this hotel great is the staff. Salem and Rami are both super nice and helpful. Definitely recommend!

    It was a very good experience to stay here and it feels like my own home. The staff is very kind and very helpful and most importantly very friendly. It is a value for money hotel. But there is a parking lot problem. Though it is the problem of entire Israel. Love from India ❤️ ❤️

    Really friendly staff. Great room, super comfortable bed. Little kitchenette was handy. Clean convenient. 10 outta 10 for value. Cable tv and great A/C just to top it all off. Highly recommended.

    This hotel is located near the central bus station and train station detraction to Ben Gurion airport. Manager of the hotel Residence 26 was very helpful and check-in us earlier and gave lots of recommendations , also healp to order taxy to the airport during shabbat The rooms were big and well equipped kitchen . The beds were comfortable. The hotel has a big rooftop patio with the tables, as well a garden patio at the ground floor. It's the chipperst hotel in this part of Tel Aviv.

    Small, but clean rooms. Its a big building, so you have to take the elevator up to your room. Its not a far walk from the train station, though it can be a dark walk at night.
